A good contract is one that accurately and completely expresses the understandings and agreements of the parties. Try to write contracts that ADDRESS THE ISSUES. Make people commit to the hard choices before they sign. Deal with all possibilities. A good example is the pre or post-occupancy agreement. If you think you will need one, it should be part of the original contract, not an afterthought negotiated later.
