This is a rare opportunity to acquire a successful, well known, turn-key, destination
resort that is located in the USDA Forest Service’s Tahoe National Forest in the
northern portion of California’s Sierra Mountains. The lodge is 9.5 miles from
Sierra City and is situated at an elevation of 6,218 feet. The leased property totals 12
acres and it abuts Packer Lake, a crystal clear, mountain lake that is
approximately 6 acres in size and supports a population of Brook and Rainbow
Trout, plus swimming and boating activities.

The lodge was established under a Special Use Permit from the Forest Service in 1927. It has always
been operated seasonally – lately from Memorial Day weekend to Columbus Day weekend. It could
be developed to operate on a year round basis.

The property consists of the main log cabin lodge building with its’ fire place/seating area, nine table
restaurant, four bar stool bar, limited merchandise area and an office; 8 cabins with bath and kitchen;
6 “original” log cabins without bath and kitchen but with three nearby communal bathroom facilities; a
laundry room; owner and chef cabins; two tool and/ or storage sheds; a walk-in refrigerator/freezer; a
water purification system; a boat dock; 20 row boats and a canoe; and the seasonal liquor license.

Location:

Packer Lake Lodge, in beautiful Tahoe National Forest, is an informal resort "at the end of the road"
where the number of guests is limited. It is located in a remote corner of the Sierra Nevada
Mountains at an elevation of 6218 feet nine miles northwest of Sierra City, California. It is a place of
peace, natural beauty, outdoor recreation, fishing, boating, swimming, hiking, hunting, comfort and
wonderful food. Golf, tennis, and horseback riding are nearby. The lodge is open only between the
snows - usually from Memorial Day weekend thru Columbus Day weekend. Fifteen fishing lakes lie in
the mountains within four miles of the lodge, plus there is Packer Creek, Salmon Creek, and North
Fork Yuba River. Brook, Rainbow, and Brown Trout abound!!! You will feel at home in your outdoor
clothing and you'll be surrounded by winding trails, wildflowers, birds, deer and other wildlife - all
situated at the base of the majestic Sierra Buttes.
