                                             PRE-INSPECTION AGREEMENT

BURGESS HOME INSPECTIONS, INC. agrees to conduct an inspection of the above property in exchange for a
fee of $_________ for the purpose of informing the CUSTOMER of major deficiencies in the condition of the
property, subject to the UNCONDITIONAL RELEASE AND LIMITATIONS OF LIABILITY below. The inspection
and report are performed and prepared for the sole, confidential and exclusive use and possession of the
CUSTOMER. The reproduction or any use by others of the inspection report described below is prohibited without
express written consent of the CUSTOMER, except as required by real estate regulation. Neither the report, the
contents of the report, nor any representation made therein are assignable or transferable without the express
written permission of BURGESS INSPECTIONS, INC.
    The written report will include the following only:

*        structural condition and basement
*        electrical, plumbing, hot water, heating and air conditioning
*        quality, condition and life expectancy of major systems
*        kitchen appliances
*        general interior, including ceilings, walls, floors, windows, insulation and ventilation
*        general exterior, including roof, gutter, chimney (when able to properly view), drainage, grading

It is understood and agreed that this inspection will be of readily accessible areas of the building and is limited to
visual observations of apparent conditions existing at the time of the inspection only. The inspection shall not
include any other structures on the property other than the main dwelling house. Latent and concealed defects and
deficiencies are excluded from this inspection. Equipment, items and systems will not be dismantled.

Maintenance and other items may be discussed, but they are not part of our inspection. Always disconnect the
power to any item you are maintaining! The report is not a compliance inspection or certification for past or present
governmental codes or regulations of any kind. The inspector is not required to move personal property, goods,
debris, furniture, equipment, floor coverings, insulation, or like materials which may impede access or limit
visibility. The inspector shall not be required to examine the roof by going directly onto the roof if he determines, in
his sole discretion, that such an inspection may endanger his safety.

The inspection and report do not address and are not intended to address shrink swell soil or any other site
condition that may affect the structure. The inspection will not include any soil work up and tests. The report does
not make any representations as to the condition of the soil or site whatsoever.

The inspection and report do not address and are not intended to address the possible presence of or danger from
any potentially harmful substances and environmental hazards including but not limited to radon gas, lead paint,
mold, asbestos, urea formaldehyde, toxic or flammable chemicals and water and airborne hazards. Also excluded
are inspections of and report on swimming pools, wells, septic systems, underground storage tanks, solar systems,
exterior lighting, security systems, central vacuum systems, water softeners, sprinkler systems, humidifiers, fire and
safety equipment and the presence or absence of rodents, insects, termites, other wood boring insects and damage
from such.

                           UNCONDITIONAL RELEASE AND LIMITATIONS OF LIABILITY
It is understood and agreed that BURGESS INSPECTIONS, INC. is not an insurer and that the inspection and
report are not intended or to be construed as a guarantee or warranty of the adequacy, performance or condition of
any structure, item or system at the property address. THE CUSTOMER HEREBY RELEASES AND EXEMPTS
BURGESS INSPECTIONS, INC. AND ITS AGENTS AND EMPLOYEES OF AND FROM ALL LIABILITY AND
RESPONSIBILITY FOR THE COST OF REPAIRING OR REPLACING ANY UNREPORTED DEFECT OR
DEFICIENCY AND FOR ANY CONSEQUENTIAL DAMAGE, PROPERTY DAMAGE, OR PERSONAL INJURY OF
ANY NATURE.
In the event that BURGESS INSPECTIONS, INC. and/or its agents or employees are found liable due to breach of
contract, breach of warranty, negligence, negligent misrepresentation, negligent hiring or any other theory of
liability, then the liability of BURGESS INSPECTIONS, INC. shall be limited to a sum equal to the amount of the fee
paid by the CUSTOMER for the inspection and report. The CUSTOMER shall be responsible for providing written
notice prior to asserting any claim against BURGESS INSPECTIONS, INC. or engaging any contractor to perform
services for which the CUSTOMER intends to seek reimbursement from BURGESS INSPECTIONS, INC. Failure
to provide such written notice shall prohibit CUSTOMER from any remedies set forth in this agreement. These
issues are valid for a period of six months from the date of inspection. Any remedies to the inspection report and or
its findings must be presented to Burgess Inspection, Inc. in writing within a period of six months from the date of
inspection in order to be binding under the terms of this agreement.

This is our report of a visual inspection of the readily accessible areas of this building, in accordance with the terms
and conditions contained in the PRE-INSPECTION AGREEMENT, which is part of this report and incorporated
herein. Please read the REMARKS printed on each page and call us for an explanation of any aspect of this
Report, written or printed, which you do not fully understand.
The inspection and report is not intended to reflect the value of the premises, or to make any recommendations as
to the advisability or inadvisability of purchase. Summary pages and price estimates are to be used as guidelines
only. The CUSTOMER shall be solely responsible for deciding which items he/she would like repaired or improved.
Actual prices should always be obtained from a qualified person or persons.

Burgess Inspections, Inc. will not be responsible for any recall items that have been identified either before or after
this inspection.

Burgess Inspections, Inc. will issue a 100% money back guarantee if the client is not satisfied with the inspection.
This is only good at the time of the inspection and the agent of Burgess Inspection must be made aware of this
before the client or agent is issued the report. If not satisfied the report either printed or verbal will not be given.
The client must be at the entire inspection to receive this.

If the CUSTOMER is not present at the time of inspection, or for any reason is unable to sign this agreement prior
to the inspection, this agreement shall become part of the inspection report, and acceptance of the inspection report
by CUSTOMER OR payment of the inspection fees shall constitute acceptance of the terms herein. This
agreement may not be modified except in writing signed by all parties. Any oral representations are hereby merged
into the terms of this written agreement, and shall have no further force and effect. If any portion of this agreement
is found invalid or unenforceable by any court of qualified jurisdiction, the remaining portions shall remain in full
force and effect.

All reports will be done to ASHI, American Society of Home Inspections, standards.
