Blue Mountain Resort Condos Rental Advisory Board Terms of Reference 1. Purpose: 1.1 To act as the voice of all Homeowners in the Blue Mountain Resort Rental Program and as advisors to the Rental Manager on matters of policy regarding the operation of the Rental Program and Management Agreement.
2. Objectives: 2.1 2.2 To build a relationship of trust and respect between the rental home owner and Blue Mountain Resorts through open and honest communications. BMR will consult with the Advisory Board in order to: a) Identify customer and industry related issues and potential solutions for consideration by BMR. b) Provide feedback on any matters related to the Homeowner experience put forward by BMR to the group for consideration. c) Consider other related matters. To serve as a communications mechanism to the ownership of the member’s particular constituency on the work and plans of Blue Mountain Resort and its impact on the ownership. Blue Mountain Resort is under no obligation invite any other party to scheduled meetings of the RAB but may choose to do so from time to time. Matters of the Condominium Corporation are exclusive of the purpose and intent of the Rental Advisory Board and should be addressed through the appropriate manner. Discussions involving matters of the Condominium Corporation will be communicated to the appropriate parties following the meeting. The RAB may establish task forces, as agreed to or requested by BMR, to investigate and address specific issues and to report to the RAB. The representatives shall perform a consultative role only and shall not have the authority to bind the Homeowners or the Rental Manager. The Advisory Group exists to provide advice based on the specific industry and consumer related expertise of its members.

3. Membership: 3.1 The Rental Advisory Board shall consist of the following representatives: • • • • 3.2 3.3 3.4 2 representatives from Cachet Crossing 2 representatives from Chateau Ridge 2 representatives from Mountainwalk 2 representatives from Wintergreen
Membership will be based on a 2-year term. Membership will be granted on a volunteer basis with requests for new members sent to all Homeowners currently in the Rental Program when required. Responses will be considered on a first come first serve basis. ** Individual membership will be cancelled should a Homeowner decide to opt out of the Rental Program.
** - This membership process supersedes the voting process outlined in the Blue Mountain Resort Rental Management Agreement. This has been done to ensure Membership is made easily available to all Homeowners and that vacancies can be filled quickly when required.

4. Requirements: 4.1 Rental Advisory Board Members must: 4.1.1 4.1.2 4.1.3 Attend a minimum of two meetings per year. Meetings will not exceed four per year. Have their names and contact information available via the Rental Manager to all Homeowners in the Rental Program. Commit to be accessible to all Homeowners in the Rental Program so that concerns and suggestions about the Rental Program may be conveyed to the Rental Manager at Rental Advisory Board Meetings.
5. Quorum 5.1 Meetings will take place with a minimum of 50% confirmed attendance only. Attendance will be confirmed one (1) week from set meeting date.
6. Process 6.1 Meetings of the RAB shall be at minimum of three times per year. An agenda for each meeting shall be sent two weeks prior to the meeting. The Manager of Homeowner Services at Blue Mountain Resort will prepare the final agenda in consultation with and the RAB. Members of the RAB will be encouraged to contribute to the agenda. Minutes will be kept by a representative of Homeowner Services and submitted for approval prior to the following meeting. All Rental Advisory Board Meetings will be announced to all Homeowners with one (1) months advanced notice. This is to allow for comments and suggestions to be sent to Rental Advisory Board Members.
