Rental Procedure Steps
First review All the Terms & Conditions for Rental. Call or email us to confirm the availability & request reservations. We will hold your reservation for up to 3 business days. Once the refundable security deposit ($400) has been received by us, you will be provided with a Private User ID & Password to download the On-line Contract. Note: All binding contracts must include signed & dated forms. Incomplete Contracts will not be processed. Reservations are to be made preferably 4 weeks in advance. Once full payment has been made, 2-4 days prior your rental date we will forward you: the Chalet key, directions, receipt etc. The Owners will rent the upper fully furnished 3 bedroom of Miller Lake Chalet
(lower half is storage only – it is locked & off limits).

Payment & Security Deposit
A refundable security deposit of $400.00 is required 4 weeks in advance upon booking. All payments are to be made in Canadian funds to the Owner. Cash, cheques or money orders are accepted. No post-dated cheques. A valid credit card imprint will be required for potential damage exceeding $400.00 NSF cheques will be subjected to a $50.00 charge. Final rental payment is due 2 weeks prior to your rental date. Security deposit will be returned to you 45 days after rental.

Occupancy
Any person regarding age is considered an occupant. Renters who allow people at the Chalet either daytime or overnight in excess of the Pre-authorized maximum number of people will be Evicted & or a $400 charge will be applied immediately at the discretion of the Owners. Sub-letting is not permitted. Tents, trailers, or camping are not allowed on the property.

Check-In/ Check –out/ Keys
Check – in after 5 pm Saturday of the Rental date. Check – out will be before 12 noon on the last day of rental. Late Check-outs will be subjected to a $50 charge. KEYS: Renters must leave Chalet key hanging on the key rack by the front door, making sure all windows & doors are locked behind them. Failure to return the key the day of departure will result in a $25.00 charge deducted from the security deposit. ACCESS: The Owner shall be allowed access on the Property at any reasonable time during occupancy to assess.

Fundamentals
Fundamental Elements are: Water system, electrical, plumbing, stove & fridge. Fundamental Elements do not refer to: boat, satellite dish, TV, DVD, or Stereo. These elements have been provided at the discretion of the Owners as an added feature for Renters use. The Owner will Not accept responsibility for weather conditions or water levels.

Renters Responsibility / Cleaning
Renters are to adhere to the “Cottage Rules” provided for them at the Chalet. “A must Read Upon Arrival” 6.2 The Renter shall keep the Miller Lake Chalet property & area in the same clean state & condition as found. 6.3 It is the Renters responsibility to clean & tidy the Chalet thoroughly & the property area such as the: Beach, bonfire area, dock etc.

Failure to do so will result in a cleaning/damage charge starting at $75 being deducted from the Security Deposit. 6.5 Renters shall take their garbage with him upon departure (instruction for garbage disposal is located in the Cottage Rules). 6.6 Cleaning supplies are provided at the Chalet. 6.7 Renters will be held financially responsible for any loss or damage to the property & it’s contents caused by their acts or family. The Renter shall replace anything that becomes damaged during their stay, before their departure. 6.8 Renters will use the premises for quiet residential purposes only.

Pets / Smoking
Pets are not permitted on the property (non negotiable). If not adhered to a $400 charge will apply & eviction will result. Smoking is not allowed in the Chalet – This is in accordance to the Smoke - Free Ontario Provincial Law. Smoking inside the Chalet will result in possible eviction & loss of entire security deposit.

Cancellation Policy
Any cancellation must be forwarded in writing to the Owners of Miller Lake Chalet 30 days in advance of rental date. A $150 cancellation & administration fee will apply. If Owners are unable to re-book the Chalet for any part of the original reservation period, then all the monies paid by the Renter will be forfeited to the Owners. There will be No refunds during the week of occupancy.

Waiver & Release
The Owner shall Not be responsible for any personal injury or loss of the Renters property or the Renters family/guests, however caused or consequential damage suffered by the Renter or their family/guests within or about the premises or adjacent property area of Miller Lake Chalet, Bruce Peninsula Ontario.
IT IS AGREED UPON AND UNDERSTOOD THIS IS A BINDING CONTRACT UPON ALL PARTIES HEREIN.

The rent is $1250.00 per week, payable 2 weeks in advance prior to rental dated plus a refundable security deposit of $400 against negligence, payable upon reservation booking. Cancellation within 30 days of the rental date will result in a cancellation & administration fee of $150.00. The refundable deposit will be cashed & held for 45 days after rental departure and upon inspection of the Chalet. There will be no refunds during occupancy. If the Chalet is Not left thoroughly clean & tidy at the end of your rental period, a cleaning charge starting at $75.00 (minimum) will be deducted from your security deposit. The Owner shall Not be liable for personal injury or loss of your property or your guests, however caused or consequential damage suffered by the Renter or renters family/guests within or about the premises or adjacent property area of Miller Lake Chalet, Bruce Peninsula Ontario.
