Le marché immobilier a subi une année très dure! Le Printemps est arrivé et je trouve que la Normandie reste toujours très belle que ce soit l’automne, l’hiver, le printemps ou l’été La Normandie est toujours passionante. J’ai choisi ma maison un jour moche de février mais je n’étais pas du tout déçu le mois de mai quand on a signé l’acte de vente. La Normandie éblouissait! Ici dans la Manche on a de la chance d’être “mer et terre”. On est jamais loin de la mer avec ces plages sableuses et les bouchots à moules.
Alors, revenons à nos moutons! Oui le marché a été dur .... on a eu des baisses de prix. Ce n’est pas facile pour les vendeurs ...... mais c’est excellent pour les acquéreurs. Dans notre secteur BR0068 350 000 Euros on a vu des baisses de prix entre 20% et 40%. À la page 2 on vous donne quelques exemples de Longère, 5 chambres - idéale pour chambres très bonnes affaires. Il y a de bonnes affaires à d’hôte / tourisme. Terrain d'environ 5600m² avoir! Chez IBS on a deux pistes différentes: le Country house, 5 bedrooms - layout ideal for B neuf et l’immobilier traditionnel. & B / gites. Approximately 5,600 sqm of land Quoi de neuf? On travaille en partenariat avec SARL La Graineterie pour la vente de 63 appartements de haute gamme, La Pommeraie à Bréhal. On a déjà vendu plus de 60%. Ces appartements en 3 immeubles se situent au coeur de Bréhal, à proximité des magasins, la médiathèque, l’arrêt du bus et à moins de 50 mètres. St Martin de Bréhal et la mer sont à moins de 4 km des appartements - avec un littoral très recherché. Chaque immeuble a un ascenseur, et est sécurisé. There’s no denying it, it’s been a hard winter. But now Spring is in the air and there’s no finer place to be than Normandy. I bought my house in February in the pouring rain and the cold and by the time we signed the paperwork it was May - and our new property looked just magnificent. We have never regretted buying in Normandy, and certainly here in La Manche where we have the benefit of the sea and land - the French call this “mer et terre”. Combine this with the excellent routes into Normandy, the ferries, flights and motorways, it’s easy to see that even in a time of recession there’s a market for property. Le Salon Immobilier de la Normandie a eu lieu à l’aéroport de Shoreham près de Brighton dans le Sussex. Plus 300 personnes ont assisté au salon en mars 2009 - plus ou moins la même chiffre que l’année dernière, et 19 stands. L’avis des exposants est favourable. IBS recently attended the Normandy Property Show at Shoreham Airport. The turnout was excellent, around 300 customers over the 2 days, and 19 trade stands. Martin Gardener the Director of AngloINFO Normandy comments “A great show all round! We thoroughly enjoyed it! Well done!”. The aim of the show is obviously to get customers in the south of the UK interested and well informed about what is available here in Normandy. We laid on a series of workshops on important themes - all of which are also covered in the new book, Find your Feet in Normandy. At IBS our aim is to help you to do just that and with success.

New Business Start up Scheme in France “l’auto-entrepreneur”
The new “auto-entrepreneur” scheme in France for business start-ups is proving very popular. The great advantage is that it is open to most groups of professionals and you only pay tax and social charges on what you earn - more or less in line with the British system. It’s designed for both part time basis (along side a regular job), and for a full time business. It could be ideal for you if you are thinking of running a gite business ..... but as they always say in the disclaimer - please go and get full professional advice before signing up to anything!
Interest rates have come down on both sides of the channels - we have excellent bi-lingual contacts to help you get the right mortgage for you - there is probably no better time for getting and fixing your interest rate. Prices of traditional property have dropped by 20 - 40% with national averages showing January 2008 2 656 euros / sqm January 2009 2 448 euros / sqm (-3,2%) You may be able to negotiate even further, usually around 10% - it’s always worth a try!
