COMMENTS/HUMAN RIGHTS ISSUES/RECOMMENDATION:
Consent is sought for a number of works to the rear of a mid terraced property which is in use as a
florists within Clitheroe Town Centre. Presently there is an attached single storey, mono pitch
extension as preparation/cold storage room and a detached structure. This scheme seeks to erect a
single storey pitched roof structure in place of the detached one which would fill the entire area
between the existing extension and neighbouring single storey flat roof building. Approximate
dimensions of the newly formed shop area are 4.4m x 11.7m x 5.5m to the apex of its pitch. There
is enough headroom to provide a storage area above the shop area. In terms of the visual impact of
the works, they are well screened by existing built form and would not, I consider, be detrimental
to visual amenity but an actual improvement on the existing situation. I am mindful that
neighbouring properties have windows at first floor but, given the sympathetic design of this
scheme, I do not consider they will be significantly affected by its implementation.
I thus recommend accordingly.
SUMMARY OF REASONS FOR APPROVAL:
The proposal has no significant detrimental impact on nearby residential amenity nor would it have
an adverse visual impact.
RECOMMENDATION: That conditional planning permission be granted.
