This 14 Day Notice to Quit is used by a landlord to terminate a tenancy for non-payment of rent by a tenant. The notice provides that the tenant has 14 days from receipt of the notice to deliver vacant possession of the rental premises to the landlord. This notice provides an option for a tenant who is under lease to cure the non-payment within a prescribed time frame to avoid eviction.       THIS NOTICE is to inform you that rent in the total amount of ______________ dollars

amount was due and payable by you on ______________ [Instruction: insert past-due rent

       YOU ARE HEREBY NOTIFIED to quit, deliver, and vacate possession of the rental
property/unit located at _________________ [Instruction: insert the rental property’s
address] within fourteen (14) days from receipt of this Notice.

        IN THE EVENT you are a Tenant under an unexpired written lease agreement, you have
until the day the ____ day of __________, 201__, [Instruction: insert due date to pay past-due
rent] in any action by your Landlord to recover possession of the rental property/unit and to pay
to the Landlord the total rent due and outstanding, with all accrued interest at the rate of _______

       IN THE EVENT you have not received from the Landlord a Notice to Quit in the
previous twelve (12) month period, you have the option of paying and delivering to the Landlord

Notice, the amount of the outstanding rent due and payable including all accrued interest to the

necessary steps under applicable law to vacate you from the rental property/unit.
