									                    Miami Lakes Cypress Villas Homeowner’s
                         Association (CVHOA)
                         Board Policy Amendments Effective April 1st 2007


(A)    Amendments
Amendments to these regulations have been approved by the Board of Directors
The following rules and regulations have been adopted to promote the well-being of the Cypress Villas
homeowners and residents and their property values.

(B)    Property Maintenance
        Weeds in need of clearing, front and or sides of unit
        Trees and or shrubs need to be trimmed front and or sides of unit
        Dead Plants or Trees need replacement with like foliage front or sides of unit
        Fallen Palm Fronds need to be removed. Take to official dump site or cut in four (4) foot
           lengths and bag for regular Tuesday or Friday trash pick up


(C)  Other
    Garbage pick up is scheduled on Tuesday and Friday
    Recyclables pick up is scheduled on Friday
    Garbage,        trash, refuse, rubbish and recyclables may be placed in the collection area in front of
       the villa no earlier than 6:00 p.m. the night prior to the designated collection day. All containers for
       garbage, trash, refuse, rubbish and recyclables must be removed from the collection area by no later
       than 7:00 p.m. on the collection day. Such containers shall not be visible from any point on the front
       or side of the villa on any other day.
    Only a maximum of 4 PEOPLE shall live and occupy a villa.
    Only two (2) CARS shall be parked at each end unit. Only Three (3) CARS in the middle units.
       Parking shall be restricted to the front of each villa. No double parking.Parking in the public
       easement areas are for fire, Rescue, Police, Sanitation, Park Maintenance & other public service
       personnel only. Improperly parked vehicles will be towed away.
    Automotive no major mechanics or automotive work allowed.
    Pets may not run loose anywhere in Cypress Villas community
    Dogs only 2 allowed per villa. Dogs must relieve themselves outside the community or the park
       area.
    Nuisances from 11:00 p.m. to 7:00 a.m. no loud party, music or noxious or offensive activity shall
       be carried on upon any lot nor shall anything be done thereon which may be or may become an
       annoyance or nuisance to the neighbors.
    Exterior Property any modification to the exterior of the property must have prior approval
       from Cypress Villas Homeowner’s Association (CVHOA) and the Town of Miami Lakes.
(D) Procedure concerning New Owners and New Renters Renewal Denial

     1. Every Cypress Villas NEW homeowner and NEW Renter must be pre-approved by the CVHOA
        board. The following must be provided:
        a) Completed rental application from for each renter over the age of 18.
        b) Copies of driver’s licenses from each renter.
        c) These Rules, Regulations and Policies must be signed below by both the RENTER(S) and the
          OWNER(S), indicating the information has been read, understood and accepted.

         The Association will provide Homeowner and Tenant with written notice to correct a specifically
     described problem, within a reasonable time frame to incorporate desired changes. The Board shall
     certify whether or not the desired change(s) have been timely done. If they have not, owner shall be
     notified that the subject lessee may not be renewed. If the Board deems the violation is severe enough to
     warrant eviction, the matter shall be turned over to the Board Attorney.

If the home is rented after purchase, an application must be submitted by renters and a copy
of the lease sent to the association. Renters must be interviewed before taking occupancy.
