             CONDO RULES REGARDING SALE OF YOUR UNIT

    RULES OF GOLDEN HILL ESTATES CONDOMINIUM ASSOCIATION

17.A      Any owner planning to sell, lease or rent their unit must at least 10 days
prior to any such sale, lease or rental notify the Board in writing of such action in-
cluding the name and address of the person or persons to whom such unit will be
sold, leased or rented. Failure to comply with this rule will result in such Lease or
Rental Agreement not being recognized by the Association.

 It is the responsibility of the seller to advise any buyer that a Condo Fee Reserve
Deposit equal to four months condominium fees to be held in escrow, shall be paid
to the Association at the time of closing on the Unit.
 All 6-D Certificates will reflect this amount as due, unless paid prior to issuance.




                                       PETS
  Golden Hill is a dog permit association. Dogs under 35 pounds at maturity are
 usually granted a permit as are service dogs with certification from a doctor.
 If you do not clean up after your dog you could lose your permit and your dog.
 If you love your dog please do not risk his /her eviction.
               Dog ownership is a privilege not a right.
         Just like your drivers license you could lose it.
                Responsible dog owners are always welcome.

1.   What is the current condo fee?...............$270.00 per month.
2.   Are there any special assessments?..........No.
3.   Are pets welcome?.....Small dogs only with a dog permit. Indoor cats OK
4.   What about parking?.....1 car garage and 2 spaces under your deck
5.   Guests may park in the street in front of the buildings, except in winter
     from Nov. to Apr. no overnight parking on streets.
6.   Do I need to buy insurance ? .....Yes for your furniture and liability.
7.   How are units heated ?............... Hot air furnace with city gas as fuel.
8.   Never buy a condo without reading the condo rules yourself.
     Get a copy from the seller or from the Association.

                 What does the condo fee include?
1. All Landscaping including mowing, edging, trimming, planting.
2. Snow removal including plowing, sanding, shoveling of steps etc.
2. Unlimited deep well water tested monthly by Pennachuck water systems.
3. Weekly trash removal including recycling.
4. Master Insurance policy covering your unit except for inside finishing.
5. All septic services, maintenance of leach fields and septic system.
6. Building Maintenance: roofs, siding, decks, porches, walkways, walls
7. Street Lighting front and rear.
8. Street Maintenance.
9. Repair and maintenance of all retaining walls.
10. 24 hour emergency response numbers.
                    All this for $9.00 per day

                        NOTICE
Only the Board may authorize work to be done on the outside
of any building at Golden Hill Estates. Unit owners may employ
workmen of their choosing to perform work on the inside of their
unit.




                         NOTICE
Some owners have asked about flying the American flag on
Holidays. If you wish to display an American Flag on Holidays,
the Association will provide and install a non rusting flag holder
bracket next to your front door at no cost to you, from which you
may display an American Flag not to exceed 5x3 in size on those
occasions.

                                    NOTI CE
   PLEASE USE TRASH BAGS FOR THE TRASH DO NOT JUST PLACE
    TRASH IN THE BARREL WITHOUT PLACING IT IN A BAG. Because
  when it is wendy the stuff blows all over the place. Also all trash must be in a
 Barrel otherwise the skunks and racoons tear it apart if we have to hire someone
to pick it up it will cost money and we need to keep the condo fee from going up.
