July 2009 | Best Ever You 17 F itness to consider your lifestyle before setting up a diet/ exercise program that will work for you. ” As a former Certified Personal Trainer and in my current position of model/talent agency owner (and still a part-time model myself), I feel it is a job requirement to set an example for and coach the models and actors in regard to nutrition, exercise and healthy lifestyle practices in general, since this occupation depends upon being in optimal shape and looking and feeling top notch. Of course there are many additional skills and personality trait requirements in becoming a part of the exciting world of modeling, but for now I will focus on the diet/nutrition end of it. Let me first make clear that I do not advocate models starving themselves to become a size zero. They do need to be fit and toned and meet the height and size industry standards for the type of modeling in which they are involved (editorial, commercial print, runway, swimsuit catalog, etc.) Generally nobody is in perfect shape year-round. When we have a high school class reunion or other important event to attend or models have an important runway show or lingerie catalog shoot, fitness regimens are kicked into high gear, diets are improved and bodies are whipped into shape for the important occasion. This can be accomplished, with goal setting, self-discipline and increased effort, however most people are striving to get into shape for the long term and get to a weight they can maintain and at which they will feel and look their best and unfortunately, short term diet programs often do not work for the long term. You do need to consider your lifestyle before setting up a diet/exercise program that will work for you. Exercising in the morning is ideal to jumpstart your metabolism and to get your workout accomplished for the day (to eliminate excuses when you are tired later in the day). I, on the other hand, am a very late night person, so I have always exercised some time between 5 p.m. and 10 p.m. at night and that has worked for me. I have more energy as the day progresses. It is better to fit exercise into your day somewhere, rather than not at all. When wanting to lose a few pounds, I first determine a realistic height/weight ratio for my body build and set a goal of losing the 5-to-10 pounds in a specific time frame that usually breaks down to one or two pounds per week. It does help me to have an event or goal in mind as an incentive. I carry a calorie guidebook in my purse (any small notebook will suffice) and keep a food diary for a few weeks, where I record food portions eaten, caloric content and time of day eaten. I eat small portions every three-to-four hours about six times a day to prevent cravings) to keep my metabolism moving along steadily and eat an average of 1,200-to-1,400 calories per day. I eat primarily clean, non-processed boxed foods, such as oatmeal and fruit, egg whites, tuna fish, grilled chicken breast, frozen vegetables or fresh vegetables in salads and whole wheat bread. I drink plenty of water and take vitamins, but also don’t deprive myself of chocolate or a craving for the occasional dessert. If I over-eat one day, I eat slightly less the next. Maintaining your ideal weight has a great deal to do with cutting down portion sizes, yet still enjoying the foods you love, but eliminating excess unhealthy fats, sugar, salts, salad dressings, processed foods, etc. I have been in the modeling business since I was 16 and my weight does not fluctuate too much, however, it is a lifestyle decision and determined choice that I make a restaurant, I order a small entree portion – or an appetizer – as my meal or I eat half of the meal and take the other half home for later. I take a three-to-four mile power walk for cardio three times week. It is also recommended to do some weight bearing exercise a couple of times a week, which can be done at home with weights, therabands or a fitness ball. I stay on track by weighing myself and daily, as I do feel that I need to look and feel the best I can, based on the industry in which I work, along with the fact that I run a demanding business and need the energy to be at the top of my game. Given the way car dealers have treated people through the years can you blame them? Since Ransom Eli Olds sold his first 600 Oldsmobiles in 1901, the American car industry was off and running. Since then, local car dealers were born in every town across America. I am not sure if we had a bad reputation in the beginning, but I am guessing that back then people went from dealing with shady horse traders to dealing with shady car dealers. For the first 60 years, cars and trucks were sold across America with no window stickers telling you the price, with no formal odometer disclosures, (at least not ones you could trust) and with dubious quality. Not only wouldn’t you know the starting price of the car, you would not know how many real miles were on it and then you had to negotiate on top of that! It is no wonder we have such a bad reputation. I grew up in the car business. My father is a retired car dealer, my grandfather was a car dealer, and I am a car dealer. My son plans to be a guitar picking, baseball playing car dealer. When I was young it was still possible H Automotive With Adam Lee for a good salesman to save enough money to start a used car dealership, and once in a while buy into a new car dealership. This left the field wide open for all sorts of people to be car dealers. Today it takes an enormous investment in land, buildings, equipment, huge lines of credit, and many, many skilled employees to run even a modest car dealership. In the last 30 years, car dealers have gone from being your local, small family business to being big business. AutoNation is the nation’s largest automotive chain with roughly 240 car dealerships in 15 states. I think it is safe to say that car dealers have too much at stake to operate the way they used to. If you are buying a car, do your home- work first. Go to a dealer’s web site or go to the manufacturer’s web site and find a couple of dealers to check with. Use the Internet, it is quick, easy and painless. So this begs the question, “Why do you still feel like you are getting ripped off when you buy or service a car?” Well, sometimes you are. But, most of the time I think it may be a lack of information that leads you to feel this way. If you are really concerned that you are getting cheated when servicing your car; do what you would do if you were faced with expensive dental surgery. Get a second opinion. Believe it or not, I do not know that much about the mechanical end of cars. Recently, I was told that I needed new tires on my own car after only 11,000 miles. I reacted that same way you would, “New tires! I can’t need new tires, it only has 11,000 miles on it.” And the service advisor reacted the way you would expect, (even to me) “Adam, you need new tires, just look at them.” I did and he was right. I didn’t think I was being ripped off, but I wasn’t happy. Under different circumstances I might have thought I was being taken advantage of. The fact is the tires on my car are “soft” so they grip better. The downside is that they wear out quickly. Sometimes a lack of information leads us to feel taken advantage of. If you are servicing your car and are given an estimate that is much higher than you were expecting, ask them to explain it thoroughly. If it still doesn’t seem right ask them to explain it again. We won’t think you are dumb, or don’t understand, we will think that we did a poor job of explaining the repair. Ridge has over 15 years in the business and is at the cutting edge of home marketing. Question 1: My house hasn’t sold for 6 months plus. What strategies can I employ to get it sold? First – Look at your house and the other houses in your price range. You may be being unrealistic. This market is not the same as a few years ago. Second, consider the condition of your property, both inside and out. Take an objective look at the curb appeal. Is there clutter around the house? Are the kitchen counters overflowing with appliances? Get rid of all the clutter for a clean appealing look. You may be fond of the orange carpet and lime green walls, but such extremes in color and design turn off the vast majority of buyers. Next, take a look at your location. No, you can’t change your location, but taking an objective look can help you price accordingly. In this market, proper staging and de-cluttering can be time and money well spent. Hire a professional if you need assistance. You want that “wow factor” the moment a buyer walks in the front door. Remember, you only have one opportunity to make a first impression. Then ask yourself whether your home is being marketed properly. Is your real estate sales agent using all the tools available to them? Do you have multiple T Buying? Selling? Three Questions You Need Answered Real Estate Question 3: How do I pick a real estate sales agent? I find that some people spend more time researching a new TV than choosing an agent. You need to pick based on comfort, but also experience and knowledge of the area. So many people got into real estate sales during the boom years of 2001 to 2006. Even inexperienced agents could sell a home during those years. This is a different market and those agents have never had to sell a home in a down market and in turn many of them have left the business altogether. It really does take more than just sticking a sign on the front lawn and waiting for the phone to ring in tough economic times. Sellers will sometimes hire an agent based on the projected price that person says they can sell the house for. If you really needed to sell your house would you use Agent “A” who wants to put your home on the market for $350,000? Agent “B” who wants to list it for $325,000? Or hire agent “C” who says $310,000? Everyone has a tendency to use agent “A.” That agent is telling you what you want to hear - he’s not helping you if the house sits for six to nine months. Then you’ll have to do an endless string of price reductions until you get to the appropriate price for your house. Agent “C” was too low and you left money on the table. She got a low list price for the market and a quick sale. In this particular instance, agent “B” had it correct. He got you top dollar for you home and sold it in a reasonable time. Agent “A” was just telling the homeowner what they wanted to hear, and agent “C” was inexperienced and didn’t factor in that wonderful family room in the finished basement compared to the competition without the amenity. A listing agent represents the seller! You need someone representing you. The buyer needs an experienced person with a fiduciary duty (a duty to put someone else’s needs ahead of their own) to you! An experienced buyer agent can help you find a reputable lender, title company, and home inspector. He or she can help you avoid pitfalls such as letting your emotions dictate your decisions. On first glance you may think you are looking at a great home and a great deal.
