                           Guideline for Research Degrees (MSc/PhD)
                                    Department of Real Estate
                                 School of Design and Environment
                                  National University of Singapore

Graduate research program objectives:


     To equip students with analytical skills and specialized knowledge for research in a broad area
      pertaining to city development and real estate markets.
     To train students to identify research issues, undertake independent research and communicate
      their research content to various types of audience.
     To prepare students for challenging academic and industrial careers.


General graduation requirements for MSc by research:


     Two years’ study for MSc with maximum candidacy of 3 years.
     A candidate can apply for upgrading to PhD after he/she has satisfied the coursework
      requirements and the English qualification requirement.
     Coursework and CAP requirements for MSc:
          • Minimum 4 modules (2@L6000 level); CAP ≥ 3.0
                  1. Min 4 modules (L5000 level & above)
                  2. 2 to 4 modules per semester
                  3. Completing coursework requirements within two consecutive semesters
                  4. Academic warning if CAP below 3.0 for the first time
                  5. Probation if CAP below 3.0 again
                  6. Termination if CAP below 2.5 for two consecutive semesters or CAP below 3.0 for
                     three consecutive semesters
     Grade C or better in English (advanced level) if language training is required.
     Satisfactory grade in RE 5770 (Graduate Seminar Module):
          • Candidates must attend at least 70% of the seminars organized by the department over two
              consecutive semesters
          • Candidates are required to make a formal seminar presentation in a research forum.
     Pass thesis examination (40,000 words limit), evaluated by 2 examiners (at least one external).


General graduation requirements for PhD:


     Four years’ scholarship for PhD; renewable every year subject to performance evaluation.
     Maximum candidacy: 5 years.

     Coursework and CAP requirements for PhD:
          • Minimum 6 modules (4@L6000 level); CAP ≥ 3.5:
                 1. Min 6 modules (L5000 level and above)
                 2. 2 to 4 modules per semester
                 3. Completing coursework requirements within three consecutive semesters
                 4. Academic warning if CAP below 3.5
                 5. Probation if CAP below 3.5 again
                 6. Termination if CAP below 3.0 for two consecutive semesters or CAP below 3.5 for
                     three consecutive semesters
     Grade C or better in English (advanced level) if language training is required.
     Satisfactory grade in RE 6770 Doctoral Seminar Module:
          • Candidates must attend at least 70% of the seminars organized by the department over two
              consecutive semesters
          • Candidates are required to make a formal seminar presentation in a research forum
     Pass Qualifying Examination (QE):
          • PhD Qualifying Examination is to be taken after successful completion of the coursework
              requirements. It should be completed between 12 – 24 months of a candidature.

                       1. A comprehensive written exam includes two papers: a general paper set by faculty
                          members, and a specific paper set by the respective supervisors. It can be a
                          classroom based exam or a take-home exam

                       2. An Oral Examination of PhD thesis proposal:
                             • the submission of a 6000- 10,000 words research proposal
                             • an oral defense of your research proposal before a 6-member panel
                                (including the respective supervisors).

                       3. A maximum of two attempts for either QE written or Oral are allowed. Students
                          who fail their Qualifying Examination will be recommended to the Board of
                          Graduate Studies to have their candidature terminated

                            1st Attempt:   in the following semester after completion of the
                                           coursework requirements for a PhD candidature
                            2nd Attempt:   within 3 months after the first Qualifying Examination

     Pass thesis examination (40,000 words limit):
         • Evaluation by 3 examiners (at least one external).
         • Oral Examination upon satisfactory evaluation.
         • Oral Examination process: the candidate will give a 45-minute presentation, followed by a
             time of Q&A and subsequently, where necessary, a closed-door session involving only the
             exam panel will take place. For the open session, please note the following guidelines:
                  • The exam panel members can ask specific questions on the thesis as well as
                     general questions to test the fundamentals and knowledge relevant to the subject
                  • The candidate's supervisor(s) can be present as observer(s) without Q&A right
                  • All other participants can ask questions pertaining to the candidate's presentation
                     during the Q&A session

                       •    Besides time control and moderating the exam process, the Chair of the exam
                            panel has the right to intervene or overrule if, in his/her judgment, a question
                            raised is inappropriate, irrelevant or inconsequential to the examination

Before the submission of thesis for examination for both MSc and PhD candidates:

     Candidates whose English is not their first language should send their dissertation for professional
      academic editing at their own cost if they are advised to do so by their supervisor.
     It is compulsory for a candidate to give a research presentation in the department two months
      before the submission. Candidates should inform the Graduate Research Program Director about
      their submission plan three months before the submission.
     The dissertation submission seminar aims at providing a RS an opportunity to present the whole
      thesis (not part of the thesis). This is an opportunity for the juniors to learn from their seniors on
      thesis writing, and the seniors can have an opportunity to practice (especially for PhD candidates).

Modules for graduate research coursework:

     L6000 modules offered by Department of Real Estate :
          • RE6004 Research Methodology in Real Estate (offered in Semester 1)
          • RE6005 Real Estate Economics Seminar (offered in Semester 2)
          • RE6006 Real Estate Finance Seminar (offered in Semester 1)
          • RE6007 Research Topics in Real Estate (offered in Semester 1)
          • RE6008 Urban Planning and Development Seminar (offered in Semester 2)
          • Research seminar module (RE5770/RE6770)
     Pre-requisite for RE6005 and RE6006:
          • RE6005: knowledge of basic econometrics and intermediate microeconomics are required
          • RE6006: knowledge of real estate investment analysis is preferred
          • Other cross-faculty modules (L5000+)
          • Modules in business, economics, finance, statistics, sociology, geography, etc. pertinent to
             students’ specialized area of research.
     Students are advised to discuss with Graduate Research program Director or their supervisors on
      which modules they may need to take first before registering for any of the modules.
     Registering of modules is done within the first two weeks for a new semester.

Module selection requirements:

For MSc candidates:

     It is compulsory for MSc candidates to take RE 6004, RE 6007 and either RE 6005, RE 6006 or
      RE 6008. If only one of RE6005, RE6006 or RE 6008 is taken for credit, the candidate should try
      to audit the others.
     Register for RE 5770 for two continuous semesters (2nd semester onwards).

For PhD candidates:

     Three L6000 modules offered by the Department of Real Estate (RE 6004, RE6005, RE6007) are
      compulsory. Students should also choose one of RE 6006 and RE 6008 depending on students’
      research field.

     Candidates are to register for RE 6007 upon completion of RE6004, RE6005, and RE6006 or RE
      6008 (or concurrently if necessary):
         • RE 6007 is a guided self-study module. The candidates are expected to produce a research
             proposal at the end of the module and to present literature critique and research ideas
             during the semester
     Register for RE 6770 for two continuous semesters (2nd or 3rd semester onwards).

Guideline for research progress:


For MSc Candidates:

     Year 1:
         • focus on coursework
         • participate in research seminars (always)
         • conceptualize research ideas and develop literature review
         • build up institutional and industrial background knowledge
         • talk to potential supervisors and identify a supervisor (by end of 2nd semester)
     Year 2:
         • undertake research and complete dissertation
         • conference paper, submission to journals, etc

         Submit a research plan, endorsed by the research supervisor, to Director of Graduate Research
         Program by the end of 2nd semester.

For PhD candidates:

     Year 1:
         • focus on coursework
         • participate in research seminars (always)
         • conceptualize research ideas and develop literature review
         • build up institutional and industrial background knowledge
         • talk to potential supervisors and identify a supervisor (preferably by the end of the 2nd
              semester or no later than the end of the 3rd semester)
     Year 2:
         • complete required coursework
         • prepare for QE
         • develop a substantial research proposal
         • oral defense of dissertation proposal
     Year 3-4:
         • complete dissertation
         • conference paper, submission to journals, etc

         Submit a research plan, endorsed by the main supervisor (chair of the thesis supervisory
         committee), to Director of Graduate Research Program by the end of 3rd semester.

Guideline for research supervisors:

     MSc: the supervisor must be an Assistant Professor or above.
     PhD: the main supervisor, who chairs the thesis committee, must be an Associate or a Full
           Professor. The thesis committee has three members, including the chair.

    The main supervisor should be a faculty member of the Department of Real Estate. The thesis
    committee members can be from other faculties.

Supervision allocation procedures:

     Students are expected to write up a research proposal after firming up the research ideas
      preferably at the end of year 1, no later than the end of the 3rd semester.
          • The proposal should not be more than 25 pages, double line spacing, incl. a one-page long
             abstract.
          • The proposal includes: research problems, questions, literature review, proposed theory or
             methodology, full reference list.
     Staff member and student are expected to reach a mutual agreement on supervision over the
      proposed topic.
     Final supervisors’ allocations will seek the Department Management Committee’s approval and
      opinions.

Academic review:

     Scholarship funding is subject to annual review of student performance (and QE for PhD
      candidates).
     Review is based on:
         • CAP
         • Progress in research
         • Academic and work attitude
     Students may be asked to attend review discussions.
     Unsatisfactory performance will be given warning and probation.

Work duties for research students (MSc and PhD):

     Research scholarship students may be required to assist the department in teaching, research or
      administration related work up to 6 hours per week without additional pay.
     Assignment will be determined by the department on half year-basis (work assignment is
      unrelated to supervisor assignment).

Leave Applications

Students are required to come to NUS to conduct their research work every working day. In case of being
unable to come to school, students should provide proper documents and inform Zainab by e-mail
immediately. Students who are planning to go on leave (away from NUS locally or overseas) are to apply
for leave, at least, 2 weeks before the starting date with immediate effect.

     Research Scholars

              • Please seek approval through email to your supervisors and copied the email to Zainab
                (rstzag@nus.edu.sg)
              • Once      approved,     please     proceed     to   apply     online    through   the
                http://www.nus.edu.sg/registrar/edu/RSLeave.html
              • Once you have returned from your leave, please report to the department in person to
                Zainab (where you are required to sign).
              • If you are on MC, please submit a copy of your MC to the department as well.

     Self-Finance & CSC Scholars
          • Please seek approval through email to your supervisors and copied the email to Zainab
             (rstzag@nus.edu.sg))
          • Once approved, please proceed to fill up the leave of absence form:
             https://share.nus.edu.sg/registrar/student/forms/Leave-Application-Form-(for-GDR-
             Students).pdf and submit it to the department.
          • Once you have returned from your leave, please report to the department in person to
             either Zainab (where you are required to sign).
          • If you are on MC, please submit a copy of your MC to us as well.


Assuming Full-Time Employment

     Any request to assume full time employment before the submission of the thesis for examination
      will have to be approved by the supervisor and the Head of Department on an exceptional case by
      case basis. The RS will have to demonstrate satisfactory progress toward the completion of
      his/her dissertation.
