Terms
It is expressly understood that this agreement is between the Owner of the above premises and each signatory jointly and
severally. Tenant shall not sublet any portion of the premises at any time. Tenant shall keep the furnishings and
equipment in good condition and shall be responsible for any damage to them other than normal wear and tear. The
security deposit shall secure the performance of the Tenant’s obligations. The balance of all deposits shall be refunded
within 10 calendar days of Tenant returning all apartment sets of keys. Lost apartment keys are billed at the ongoing rate
plus cost for changing the lock on the main door and $30 for each building key.

Cancellation Policy
In case of Tenant rental cancellation, Owner may keep Tenant’s down payment as indemnification if cancellation is
made less than 30 days prior to rental start date. If cancellation is made less than 90 days and more than 30 days,
Owner may keep 50% of Tenant’s down payment as indemnification. If cancellation is made more than 90 days prior to
rental start date, Owner shall refund Tenant’s entire downpayment less $100 handling fee.

If for reasons beyond his control, Owner is unable to deliver possession of the premises at the commencement date
set forth above, Owner shall not be liable for any damage caused.

Internet Access
 Owner will make available a WI-FI broadband connection to Tenant at no charge. Tenant agrees not to communicate the
 access code to any party. Owner shall not be responsible for unavailability of service due to technical issues.

VOIP Telephone Free usage
Unlimited calls to LANDLINES in France, most European countries and USA/Canada.
Unlimited calls to CELL Phones in USA/CANADA only. All other calls to CELL phones (France 06xx and Europe) and
special numbers with operator billing (France loves those) are NOT free and expenses incurred are due by Tenant. Tenant
agrees to pay his/her telephone bill within 7 days of receipt.

Liabilities
Owner shall not be liable for any damage or injury to Tenant, or any other person, or to any property, occurring on the
premises, or in common areas. Tenant agrees to hold Owner harmless from any claims for damages, no matter how
caused. It is understood that Owner’s insurance does not cover Tenant and/or Tenant’s personal property. All disputes
arising from this agreement shall be resolved by mandatory arbitration in the State of California.
