                               INTRODUCTION
1730-1732 NORTH FIRST STREET is managed by a professional property management
Team from RNM Management, Inc. (RNM Properties).

The Building Management Office, located at 1732 North First Street in San Jose, is open
from 8:00 a.m. to 5:00 p.m. (closed during lunch noon to 1:00 p.m.), Monday through
Friday, and closed on weekends and holidays. To reach us during business hours, please
call (408) 467- 1400. During non-business hours, please leave a voice-mail message. In
the case of an emergency, contact the 24-hour Lobby Attendant/Security Officer located
at 1732 North First Street (408) 467-1405.

                              BUILDING ACCESS

BUILDING ENTRY HOURS
Normal hours of building entry for the front door of 1732 North First Street are 7:00 a.m.
- 6:00 p.m., Monday through Friday. If tenants wish to gain access to the building at
other times, they will need an access card. Access cards are available from the Building
Management Office.


HOLIDAY SCHEDULE
The building will be officially closed on the following holidays:

           New Year’s Day

           Presidents’ Day

           Memorial Day

           Independence Day

           Labor Day

           Thanksgiving

           Christmas Day

When the building is closed, the elevators are in the “off” mode for all floors. There is no
janitorial service or HVAC service on holidays. The Building Management Office is also
closed on all building holidays.

                  AFTER-HOURS BUILDING ACCESS



Any tenant who enters the 1732 North First Street building outside of normal business
hours must use his/her access card to gain entry. Each tenant must also flash his/her
access card at the reader on the Security Officer’s desk.



**Lobby attendants and building staff are NOT authorized to unlock tenant spaces.

                      ELEVATOR SERVICE


PASSENGER ELEVATORS

There are two passenger elevators and one freight elevator in the 1730 North First Street
building and in the 1732 North First Street building that service the ground floor through
the sixth floor.

The elevators in the 1732 North First Street building are programmed to allow public
access during specified hours of the day for each floor. These times are determined by
considering all tenants’ hours of business. The hours of operation for the passenger
elevators for this building are listed below. At all other times the elevators will only
work with your building security access card.

                                •   Ground Floor elevator: M-F, 7:00am- 6:00pm

                                •   2nd Floor elevator: M-F, 7:00am- 6:00pm

                                •    3rd Floor elevator: M-F, 7:00am- 6:00pm

                                •   4th Floor elevator: M-F, 7:00am- 6:00pm

                                •   5th Floor elevator: M-F, 7:00am- 6:00pm

                           BUILDING SERVICES
As part of our continuing effort to provide quality Tenant Services, RNM Properties
would be pleased to arrange any of the following services for you:

                                  DELIVERIES


All deliveries made to 1732 North First Street should be made during regular business
hours, 8:00 a.m. - 5:00 p.m. Monday through Friday.

The freight elevators must be used for all deliveries. The Building Management Office is
more than happy to assist with any special requests you may have with regard to your
deliveries. We do, however, require 48 hours’ notice for these requests so that we may
schedule the work without disrupting the day-to-day maintenance of the building. Also,
in order to accommodate all tenants’ needs, we cannot “lock off” elevators for large
deliveries during normal business hours.

We request that your delivery company and any vendors providing services to you
contact Building Management at least 48 hours prior to the intended service in order to
supply RNM Management with an original Certificate of Insurance evidencing the
coverage required by the Building Management Office. All insurance must be written
through carriers acceptable to the Agent and Owner, and licensed in the State of
California.

NOTE: Every delivery company, mover, and vendor must have a current
Certificate of Insurance before they can perform services at 1730-1732 North First
Street.

section of this document.

         CERTIFICATE OF INSURANCE REQUIREMENTS
BEFORE THEY ARE PERMITTED ACCESS to 1730-1732 North First Street, all movers, vendors
and contractors must submit a Certificate of Insurance meeting certain requirements.

All policies must be primary and non-contributory and placed by insurers with a rating of at
least “A-VII” as specified in the most current issue of “A.M. Best Guide”. All policies must
state that at least thirty days prior written notice will be delivered to RNM Properties prior to
termination, cancellation or material change of such insurance.

The following information is required on all Certificates of Insurance:

                            MOVING PROCEDURES
THE FOLLOWING INFORMATION will facilitate your move into, out of, or into a different office
suite within the 1730-1732 North First Street project.

Prior to initiating any move, please complete a copy of the “Tenant Checklist -
Moves/Deliveries/Pick-ups” form and return it to the Building Management Office. You may
request this form directly from the Building Management Office, refer to the sample copy at
the end of this section, or find the form, including the Tenant Handbook, on the RNM
properties website (www.rnmproperties.com).


PRIOR ARRANGEMENTS
To simplify your move, please call the Building Management Office at (408) 467-1400. We
will be happy to assist you with the following:

•   Recommending movers and sub-contractors. If you find yourself at a loss, we will be
    happy to provide you with a list of companies familiar with 1730-1732 North First Street
    whose employees have proven reliable and efficient.

•   Scheduling usage time for the elevator. Please notify the Building Management Office
    as soon as you know your move date. We will help you determine the best time for your
    move and minimize any scheduling conflicts.

•   Ordering/removing office suite signs & lobby directory listings. The Building
    Management Office provides uniform signage at the entrance of the building, in the main
    elevator lobby, the upper floor lobbies, and at the entry door of your suite.

•   Obtaining or returning keys. Keys will be available to you through RNM Properties on
    your move-in date. If you are moving out of the project, you will need to return your keys
    prior to completing your move. Additional keys must be ordered through the Building
    Management.

•   Establishing your Tenant Contacts. We ask that you designate one or two individuals to
    serve as contacts with RNM Properties’ Building Management Team. Please complete the
    New Tenant Information Sheet and return it to the Building Management Office as soon as
    possible.

•   Scheduling waste disposal. We will help you arrange the necessary cleanup for your
    office suite after your move and advise you of any associated costs.

BUILDING CONSIDERATIONS
Please keep the following building regulations in mind during your move:

Certificate of Insurance Requirements
As tenants will be held responsible for any damages incurred during a move, it is very
important that the Building Management Office receives a Certificate of Insurance from your
moving company at least 10 days prior to your move. Without a Certificate of Insurance,
your moving company cannot perform services in the building.

For further information, please refer to the “Certificate of Insurance Requirements.”

Clean-up
In order to maintain the first-class appearance of the building, movers are responsible for
cleaning up after the move. Prior to the next business day, they must remove all plywood,
masonite, tape, corner boards, empty containers, boxes and carts from public areas such as
corridors, elevators, the lobby, service entryways, etc. Doing so ensures the building will look
its best for your neighbors and clients and that no tenant’s or visitor’s safety will be
compromised by blocked common areas.

Following your move, general cleaning services are available and billable. Please contact the
Building Management Office if you would like to schedule a post-move clean-up.

Deliveries
Deliveries to the 1732 North First Street building should be made during regular business
hours, 8:00 AM to 5:00 PM, Monday through Friday. All deliveries or pick-ups of furniture or
other large objects for this building must be arranged in advance with the Building
Management Office. An authorized representative of your company must be in your office
when the moving truck or shipments arrive. Please make sure your delivery company does not
leave any pallets behind and that all common areas (such as elevators, hallways, service
entryways, etc.) are protected from potential damage. The tenant will be charged for any
damage to the property. (Please see the Deliveries section for additional information.)


INSTRUCTIONS TO MOVERS
It is the tenant’s sole responsibility to forward the following instructions to its designated
mover(s). Any damages incurred by movers will be repaired by Building Management and
billed to the tenant.

Floor, Wall & Elevator Protection
The moving company must, at all times, take every precaution to protect and preserve the
building floors and walls from damage, and respect all reasonable requests to enclose or
specially protect building property. This includes furnishing, installing and removing

protective materials for building floor, carpet, wall and glass when three or more items
are being delivered.

In addition, the tenant floor must be covered from the freight elevator to your suite.

Inspection of Premises
The moving company is responsible for inspecting the tenant’s office suite prior to the move
so that it might furnish such equipment and labor necessary to provide for an orderly, timely
and efficient move. The moving company should acquaint itself with all building regulations,
including safety precautions, and conditions under which the work must be accomplished. We
ask that you confirm the inspection of premises in advance with our office.

Permits, Franchises, Licenses or Other Lawful Authorities
The moving company shall, at its own expense, obtain and maintain any necessary permits,
franchises, licenses or other lawful authority required for effecting the movement and handling
of property, and for all other services to be performed. Before the move, the moving company
may be required to produce evidence of such authorities to the Building Management Office.

Supervision, Labor, Materials, Equipment & Safety
The moving company must furnish all supervision, labor, materials, supplies and equipment
necessary to perform all services associated with the move. As RNM does not inventory
dollies and carts for moving purposes, movers and delivery people should provide these items
for your move.

All material-handling vehicles used in the interior of the building must have rubberized wheels
and must be free of grease and dirt. The moving company must install masonite floor covering
to protect the flooring of the building. Upon completion of your move, the moving company
must remove their crating, padding and packing materials from the building.

It is the moving company’s responsibility to ensure that the move is completed with full
consideration to safety. They must avoid blocking building corridors, entrances and exits, and
must not allow large amounts of combustible materials to accumulate.



**Any damages incurred by the movers will be repaired by Building Management and billed
to the tenant.

Moving In
To minimize any confusion you might experience during your move, please remember to do
the following:

•   Provide the post office with the necessary change of address information well in advance
    of your move.

•   Notify the phone company of your phone line installation needs.

•   Provide the Building Management Office with your office suite’s billing address.

•   Provide the Building Management Office with your completed “New Tenant Information
    Sheet.”

Moving Out
As you begin to make arrangements to move out of 1730-1732 North First Street, please
remember to do the following:

•   Per your lease provisions, please provide the Building Management Office with the proper
    written notice of your move.

•   Provide the Building Management Office with the proper written notice for termination of
    storage, if applicable.

•   Provide the Building Management Office with your company’s forwarding address and
    telephone number.

•   Provide the post office with the necessary change of address information well in advance
    of your move.

•   Schedule phone line disconnection with the local phone company.

RENT & TENANT PAYMENTS
Rent and tenant charges are due and payable on the first day of each month. Tenant
charge statements are sent to each tenant on the 15th of the preceding month. All checks
should be made payable as follows:

Unless otherwise notified, the Building Management Office will automatically send all

                          SECURITY AND SAFETY
THE SECURITY AND SAFETY OF OUR TENANTS and of North First Street Center
itself is one of the Property Management Team’s highest priorities. Our security and life
safety systems are composed of many elements including a fire and life safety smoke
detection system, located throughout each building. The system is monitored 24 hours
per day. RNM also conducts annual fire/life safety training for all of the floor wardens in
the 1730-1732 North First Street buildings (see New Tenant Information).

Other specifics of our security and life safety systems are outlined below.


BUILDING ENTRY
Normal hours of building entry for 1732 North First Street are 7:00 a.m. – 6:00 p.m.,
Monday through Friday. If you wish to gain access to the building at other times, you
must use an access card. Access cards are available from the Building Management
Office.


VENDOR & CONTRACTOR ACCESS
Under special circumstances, vendors or contractors may need to perform work in your
office suite. In such instances, please provide prior written notification to the Building
Management Office, stating the names of the contractors and the company performing
the work, as well as the date, approximate time and general nature of the work to be done.
Also, please confirm, in writing, that the contractor’s Certificate of Insurance is on file
with the Building Management Office.

It is imperative that we maintain the integrity of building services for all tenants;
therefore we do require these procedures to be followed. If a vendor or contractor arrives
unannounced, we will attempt to contact your designated Tenant Representative. If we
are unable to do so, we must turn away the vendor or contractor, causing needless delays
to your delivery or project.


TENANT SECURITY PRECAUTIONS
Although the Building Management team has made every effort to assist all tenants in
achieving building/project security, you, the tenant, are ultimately responsible for the
security of your own office suite(s). At the end of each business day, please lock all
entrances and exits to your office space. During the day, entrance areas should never be
left unattended. Valuables such as purses should be locked up or taken with employees
as they leave their workstations. We also suggest that you request identification from
repair persons and contractors before they begin working in your office suite.

THEFT AND PERSONAL PROPERTY INSURANCE
Any suspected theft, no matter how small, should be immediately reported to the San
Jose Police Department at their non-emergency number (311) and to the Building
Management Office at (408) 467-1400.

The property insurance policy for the project does not cover the personal belongings of
tenants. As stipulated in each lease, personal property insurance is the responsibility of
each tenant.


KEYING & OTHER SPECIAL SECURITY NEEDS
We will provide you with two (2) initial move-in keys for your suite entry at no cost to
you. If you would like additional or replacement keys to the existing locks in your office
suite, please contact Building Management. The keys will be provided at a nominal fee.

All keys at 1730-1732 North First Street are keyed to a Building Master Key system,
allowing the building staff access to all areas in the event of an emergency. For this
reason, we request that you do not change or add additional locks or bolts in your suite.
Please contact Building Management for more information.

We will also be happy to work with you on any special keying or security needs you may
have, including keying individual offices, re-keying the entire suite, or installing
individual security systems throughout your suite. Our Management Team will bid out
these additional services and provide you with a cost estimate.


SOLICITORS
Soliciting is prohibited at the1732 North First Street Building. Please phone the lobby
attendant and/or the Building Management Office to report any soliciting. A brief
description of the person(s) involved will enable our personnel to locate and escort the
individual out of the building. This prohibition of soliciting is a security precaution.

                                                                 HVAC & Lighting Systems




                     HVAC & LIGHTING SYSTEMS

HVAC
For its HVAC (Heating, Ventilation, and Air Conditioning) needs, 1730-1732 North First
Street utilizes a central plant system. This system consists of a cooling tower, two 250-
ton centrifugal chillers, four 50,000 cmf forced air fans, and VAV boxes for cooling in
each building. Heat pumps can be installed to serve any constant heat loads such as
server rooms. The heating for the project is provided through two (2) gas-fired boilers

HVAC and lighting are monitored by computerized time clocks. For lighting, heating,
cooling, and ventilation during normal business hours per the terms of your lease, the
building’s heat pumps and air-handling equipments are started, stopped, and staged to
allow maximum comfort for your employees while providing minimal cost and energy
expenditure.


EQUIPMENT MAINTENANCE
Our engineering staff performs preventative maintenance on an ongoing basis, inspecting
building machinery for signs of wear and tear. During equipment maintenance, servicing
and inspection, defects are noted and repairs are made before breakdowns occur.
Preventative maintenance techniques may include vibration analysis, infrared
thermography, performance testing, and various other operational tests.

AFTER-HOURS
For after-hours HVAC and lighting usage in the 1732 building, you will be provided
instructions and an access code. There will be a billable charge for any after-hours

                     NEW TENANT INFORMATION
RNM PROPERTIES’ Property Management Team is committed to providing the
highest quality customer service available in today’s market. To this end, we work with
tenants in developing solid lines of communication with key personnel in each firm.
Please allow us to help you identify the following individuals in your office:

•   Emergency Contacts. We will contact one of these designated personnel in the
    event of an after-hours emergency or major service interruption.

•   Floor Wardens. These designated emergency personnel should be capable of
    assisting during a floor evacuation and should not frequently travel out of the office.

•   Tenant Reps (Building Services Contacts). These employees are authorized to
    request special or overtime services such as extra cleaning, lighting, keys or other
    chargeable services.

•   Insurance Contact. This individual, our contact for insurance-related issues, is
    responsible for maintaining insurance coverage at your location.

•   Lease Contact. This individual, typically the person who signed the lease on behalf
    of your firm, is authorized to negotiate changes to your lease.

To ensure that we contact the correct people in your organization, please complete the
enclosed “New Tenant Information Sheet” upon move-in. Oftentimes, we will request
that the information be updated. The information you provide will be kept confidential
and will only be used by the RNM Properties Building Management Team.

Please note that we have also requested general information regarding your company’s
hours of operation, phone numbers, signage and directory listings. Please provide this
information as well, returning the completed form to the Building Management Office as
