Florida Keys-October 30, 2006- Coldwell Banker Schmitt Real Estate Company launches a new
“Stop Smoking” Rewards program for its agents and office personnel.
Per the US Surgeon General: "Smoking cessation (stopping smoking) represents the single most
important step that smokers can take to enhance the length and quality of their lives.”

we’ve launched a program that pays a cash reward to any of our agents or office staff who
agree to stop smoking by mid February 2007. As of October 25, eight of our personnel have already

listings will be accompanied by virtual tours, created primarily through its company program with
VisualTour®.

“It allows us to present a much more in-depth narrative about each property, and it’s
clear that homebuyers want that.” noted Brian Schmitt, CBSREC president and
broker. “Our sellers also value the reports we furnish showing how often and where their
tours are viewed, and they really help our agents fine-tune their marketing efforts.”

The 2005 National Association of Realtors Profile of Home Buyers and Sellers indicated that 85

Florida Keys, September 12, 2006 - Coldwell Banker Schmitt Real Estate Co. took the wraps off a
new, custom-designed system this week that allows its agents to process transactional paperwork
and share it with clients more quickly, easily and accurately.

Brian Schmitt, president and broker of Coldwell Banker Schmitt Real Estate Co. said,
“Simplifying the completion and processing of the paperwork associated with real estate
transactions for our people and our customers has long been a goal of ours. The Forms Engine
represents another major step on our path toward a paper-free enterprise.”

The individual listing and buyer forms are hosted on the web-based system and can be integrated in
any needed combination into just one user-friendly file. The system also features one-time entry of
information used across multiple forms such as names, addresses, dates and more.

The new Forms Engine, the end product of a year-long development process, was rolled out to each
of CBSREC’s five Florida Keys offices the week of September 4 in a series of training sessions.

We’ve heard and read a lot about the stark contrast between The Florida Keys’
sluggish real estate market this year and the high-flying, “no-price-too-high” market of
little more than a year ago. Sales went from an all-time peak to what many perceive as a dead
stop.

We see a different picture, though, if we put perception aside and look at the reality of historic real
estate trends from the Multiple Listing Service data for The Keys.

2006 has the unenviable position of being compared to the prior three years, the best for real estate
in the history of The Keys. Taken alone, however, 2006 has not been a bad year, and, in fact, is
actually the fourth best year for sales volume in The Keys, ever.  The average 2006 sale price
eclipses those of even the past three years, and it’s almost triple that of 2000. Some market
segments, including commercial retail/office and residential development property, have enjoyed
never-before-seen prices.

What’s more, as a lifelong resident of The Keys, and one whose family has been in real estate
since the early 1950s, I believe the outlook for 2007 is very positive.

So what’s all the current moaning and groaning about?

Most sellers believe it’s a bad market because they are not getting offers. And why are offers
scarce? Because, compared to the peak of the market, there are roughly twice as many properties
for sale while there are only about half as many sales, leaving the average seller with one-quarter
the opportunity to sell his property. It’s little wonder, then, that most sellers are
unenthusiastic about the 2006 market. The reality, though, is that due to unrealistic expectations
fostered by gains of the past three years many properties are just not priced to sell in this new
market. The large inventory also means a lack of buyer urgency, one of the boom time ingredients
missing in the 2006 conditions. Buyers have been cautiously waiting to find the bottom of the
market.

Many real estate agents also think it’s a bad market. Despite the downturn, there are still
about 1,250 licensed agents competing for half as many sales. Those fewer sales are going to the

best agents. The top 25 percent of agents control better than 80 percent of the sales leaving
more than half of all agents with one sale or none at all in 2006. No surprise those 700+ agents
don’t feel it’s a good market either!

So what caused the slowdown and what’s the prognosis for 2007? The 2006 downturn
actually started in 2004 in Key West. Key West is now Florida’s most expensive market as
determined by the Coldwell Banker® National Home Price Comparison Index, and has typically
registered the highest average price increases in the Keys. Sales started to decline as prices
escalated and many buyers were priced out of the market. This trend worked its way up The Keys
until two back-to-back years of storms ending with Wilma struck the final blow. Since then, the
market has been slowly recovering.

I believe that 2007 will be a very good year; probably the third-best year for sales in The Keys, and
markedly better than 2006. This belief is based on a number of factors some of which are national
in scope and others, endemic to The Keys.

The evidence suggests the market hit bottom this past summer. The sales increases of August,
September and October were contrary to the normal pattern. More buyers will commit once they
understand the market has passed its low ebb

Interest rates are at 40-year lows with rates this week at their lowest point in 8 months, and likely
headed even lower. The national economy and stock markets are very healthy and growing. There
are over 1,000 people net moving to Florida every day. We have only started to witness the exodus
of the affluent Baby Boomers from the north and I believe many more of them will want to come to
The Keys over the next 10 years than we’ll be able to accommodate.

We experienced an extremely mild hurricane season and great strides have been achieved in
resolving our wind insurance issues mainly through the grass roots efforts of F.I.R.M.

The Florida Keys continues to be one of the most unique places to live in the U.S., and I believe, one
with unrealized value from many perspectives. Because of our significant growth and development
restrictions there is little opportunity to create more product, so what we have today in number of
units is essentially all there ever will be, a finite resource in the face of increasing demand.

Certainly, we have our challenges with insurance, central sewers, affordable housing, etc. but we
have survived and prospered through much worse calamities that we are currently dealing with.
 The Keys has survived hordes of mosquitoes, numerous hurricanes (including Donna in 1960 which
made U.S. #1 impassable for months), the Cuban missile crisis with tanks rolling down the highway,
18% interest rates, gas rationing, the Mariel boatlift, national economic recessions, the Growth
Management Act and Area of State Critical Concern, ROGO, etc         Our current situation and current
problems (and there will always be problems) are formidable, but represent just a blip on the screen,
and, by comparison, are inconsequential to the market over the long term.

I believe that as with most things of real value, to realize that value you must have a long term
perspective. Florida Keys real estate will continue to give great enjoyment and reap handsome
rewards for those who understand its intrinsic value. This value will not be depleted by insurance
premiums, or market slowdowns, or any other short-lived aggravations.

Between 1999 and 2008 Published by Coldwell Banker Schmitt

Florida Keys, May 21, 2008 – Coldwell Banker Schmitt Real Estate Co. (CBSREC) has released
a report tracking changes and documenting key trends in real estate sales for various property types
in the Florida Keys over the 1999-to-present time frame, and comparing the results with what would
have happened had The Keys’ real estate market performance throughout the 1990s
continued through the first quarter of this year.

Given the historical 5% yearly increase in average sales price The Keys attained throughout the
1990s, and comparing it with what has actually transpired since 1999, the report concludes that,
despite the slowing of sales in the most recent years, buyers who purchased before peak prices
were reached are, nevertheless, still ahead anywhere from 17% to 320% depending on the type of
property and its location.

“These findings will be eye-opening to many evaluating their investments in Florida Keys real
estate,” noted Brian Schmitt, president and broker, “and they underline the continuing
importance of taking a long-term view.”

“Sales History of the Lower Keys – Upper Keys & Key West” analyzes both
number of sales and sale price figures for waterfront and non-waterfront properties in both Key West
and the combined Lower and Upper Keys geography between 1999 and the first quarter of
2008. The accompanying charts break results out by single family residences, condominiums and
townhomes, commercial properties, and undeveloped lots, highlighting the peak sales year for each
criterion.

The report is incorporated in the Spring 2008 edition of Tropical Breezes, CBSREC’s quarterly

  Whalton has lived and worked in Marathon since graduating from college in Syracuse, NY in 1977.
  Whalton was to join her parents on a family vacation to the Rocky Mountains. “The trip was
cancelled at the last minute, due to a problem with the airline”, she explained. “So a
friend of my parents offered us their home in Marathon, Florida Keys to spend the week instead. We
flew right into Marathon and the taxi took us literally across the street to the house.” Except
for a brief trip back home to Cleveland, Ohio to pack her things, she never went back.
Whalton started with CBSREC on June 19, 1983 as a Sales Associate, started working in property
management in 2001, and continues selling real estate to this day.
CBSREC celebrated Kitty’s anniversary at a special catered event with agents, staff, friends

Grande Resort & Beach Club in Key Largo for a seminar conducted by guest speaker, Rick DeLuca.

The day-long seminar included a discussion of strategies and tactics proven to be successful in
building and maintaining agent real estate businesses and relationships through market up’s
and down’s as well as an overview of leading edge Internet-based tools.

The Florida Keys, September 30, 2008 – Although both are waterfront cities, something
besides the salt water separates La Jolla, Calif. on the Pacific Ocean from Sioux City, Iowa on the
Missouri River – a $1.7 million dollar difference in the cost of homes studied in the 2008
Coldwell Banker®Home Price Comparison Index (HPCI). In an annual comparison of similar homes in
315 U.S. markets, La Jolla topped the chart as the most expensive real estate market in the nation
with a $1,841,667 average home price. Sixteen hundred miles away in America’s heartland
sits Sioux City, the most affordable real estate market in America, where a similar home would cost
$133,459.
Differing from most housing reports which compare median prices, the annual Coldwell Banker HPCI,
which first launched in the late 1980s, provides an apples-to-apples comparison of a similar type
2,200 square foot, four bedroom, two-and-a-half bath home with a family room (or equivalent) and a
two-car garage in 315 markets across the United States in addition to Puerto Rico, Canada and a
sampling of countries/territories outside of North America where Coldwell Banker has a presence.

The cumulative average sales price of the four-bedroom homes surveyed in the 315 U.S. markets
(including one in Puerto Rico) covered in the Coldwell Banker HPCI is $403,738, a 4.4% decline from
the $422,343 reported in the 2007 Coldwell Banker study.

Subject homes in The Florida Keys, per an analysis prepared by Coldwell Banker Schmitt, depending
on location, ranged from $818,239 for the Key West market area to $1,535,000 on Duck Key,
making The Keys one of the most expensive markets in the nation.

($814,483) and, at the higher end, to Newport Beach, CA ($1,546,250). Among the 83 markets
studied outside of the U.S., the range represented in The Keys is similar in price to Cork County,
Ireland, where the subject home costs $822,093, and to Paris, France ($1,413,077).

“The real estate market in The Keys is showing signs of positive change from a year
ago,” says Brian Schmitt, president & broker, Coldwell Banker Schmitt Real Estate Co.
“Inventory levels have fallen and the rate at which new listings come onto the market has
slowed. If that trend continues, it will help stabilize prices here.”

consumers can calculate what their homes may be worth in other areas in the United States and
Canada to gather preliminary intelligence about the affordability of housing from one market to

2008 Coldwell Banker® HPCI – Highlights and Top Market Lists

·          La Jolla, Calif., edges out Greenwich, Conn. ($1,787,000) and other west coast markets as
the most expensive U.S. market in the study. Also on the east coast, Boston, Mass., ranks as the
ninth most expensive ($1,493,750). Beverly Hills was the most expensive U.S. market studied last
year at $2.21 million. Note: Manhattan in New York City was not included in the study because of
the lack of comparable single-family homes.

·        Eight out of ten of the country’s most expensive housing markets are in California,
compared to six Midwestern cities making the list of the nation’s 10 most affordable home
markets.

·         In total, 13 U.S. markets exceed the $1 million average price for the surveyed
home. Joining Greenwich and Boston on that list outside of California is Wellesley, Mass. ($1.2
million).

·          The Northeast Corridor (from Maine to Washington, D.C.) and California dominate all but
five of the most expensive “top 40” U.S. markets slots – with just one town from
those regions (Augusta, Maine) appearing among the top 40 most affordable markets. Texas, led by
Arlington, has six of the study’s 40 most affordable markets.

·          Dubai is the most expensive market studied outside of North America, where an HPCI
subject home averages $2.45 million U.S. dollars, 33% higher than La Jolla. Coldwell Banker charts a
total of 15 markets outside of the United States averaging more than $1 million, including Bucuresti,
Romania ($1.9 million) and Madrid, Spain ($1.7 million). Quito, Ecuador, ($96,750) is the most
affordable foreign market included in the survey. Nine markets altogether average less than
$200,000 including Guayaquil, Ecuador and Samborondon, Costa Rica.

Coldwell Banker Real Estate LLC conducts its Home Price Comparison Index study by compiling
survey data from Coldwell Banker offices throughout the United States, Puerto Rico, Canada and a
sampling of other countries where the Coldwell Banker system has a market presence. Companies
within the Coldwell Banker system submit data based on the average sales price of sold listings
through July 2008 or a comparative market analysis of homes previously evaluated for the 2007
HPCI. The criteria for the HPCI subject home is: single-family dwelling, 2,200 square feet
(approximately)2, four bedrooms, two and one-half baths, family room (or equivalent) and two-car
garage in neighborhoods/zip codes within a market that is typical for corporate middle-management
transferees.

Coldwell Banker Schmitt Launches Green Initiative

The Florida Keys, FL, September 22 - Coldwell Banker Schmitt Real Estate Co. (CBSREC), announced
the launch of an internal “Going Green” initiative with the goal of reducing the
company’s impact on the environment.

Each of CBSREC’s five offices between Key Largo and Key West is implementing policies and
procedures to reduce the use of products and services that adversely affect the environment.

CBSREC was an early adopter of “paperless office” technologies implementing a
sophisticated scanning and document imaging system used in processing real estate and rentals
transactions. The company is now widening the scope of that initiative, enhancing its support for
internet-based and email communications with its customers and prospects to cut down on the use
of paper, envelopes, toner, electricity, and mail services.

It is in the process of moving recipients of its 20,000-circulation newsletter from postal delivery to
email, documents will be printed only as needed rather than in preset quantities, office thermostats
are being adjusted upward, lights are being turned off in unused areas of the offices and the blank
sides of printed paper are being utilized for in-house use.
Despite the lack of recycling services for commercial enterprises in parts of The Keys, CBSREC
Realtors and staff are nevertheless increasing recycling by bringing recyclable products home from
the office for residential pick-up.

Keys’ environment’s fragility and its ability to rebound from stress when sound
management practices are put in place. ‘Reduce, reuse and recycle’ not only makes
good sense from a business perspective but it’s in keeping with how we see our civic

looking at additional measures we can take to further reduce our environmental
