									DETAILED ENERGY ANALYSIS

The following three (3) spreadsheets must be completed as part of the Detailed Energy Analysis (DEA)
and inserted into the submitted PDF document as Tables 1, 2, and 3 in the introduction to the DEA.

         DEA.1    Baseline Building Electricity & Fuel Consumption
                  This spreadsheet represents the building's energy usage over the twelve-month
                  period of the evaluation.

                  Additionally, current maintenance costs for the existing equipment and any additional
                  costs must be entered. Any subsidies or other revenue received by the building
                  must also be accounted for.

                  This spreadsheet automatically determines the building's Total Annual Expenditures
                  (for Energy and Maintenance).
         DEA.2    Proposed CHP System Performance and Project Summary
                  This spreadsheet reflects the monthly net electricity production of the CHP system
                  and the waste heat utilization to automatically determine the system's efficiency.

                  The Project Summary, including NYSERDA's incentive, is also presented in this
                  spreadsheet. The Annual Fuel Saved (MMBtus) in this chart is calculated as the
                  input fuel (HHV) required to achieve the Recovered Output Useful Thermal Energy
                  for each thermal end use based on the efficiencies of the proposed equipment
                  recommended in the Energy Reduction Plan involved with each thermal end use.
                  The Net Annual Energy Cost Savings ($) is then the sum of the value of the Net
                  Annual Generated Electricity of the CHP system multiplied by the annual average
                  Bundled Rate for electricity from DEA.1 and the value of the Annual Fuel Saved
                  multiplied by the annual average Unit Fuel Cost from DEA.1 for each type of fuel
                  offset by the CHP system.

                  The Program Checks in the Project Summary table will be calculated once the CHP
                  application tabs have been completed. At that point the NYSERDA incentive shall
                  also be calculated automatically for this project.
         DEA.3    Proposed Building Overall Cost Analysis
                  This spreadsheet represents the total estimated energy consumption of the project
                  after the installation of the CHP system and the energy efficiency measures. To
                  insure that interactive effects due to the other measures of the workscope are taken
                  into consideration, the Costs of Electricity and Fuel tables should represent the
                  building's projected energy usage based on the model from the Energy Reduction
                  Plan.

          The Applicant acknowledges that this Site Control Letter is needed to apply to NYSERDA for the CHP advanced measures incentives offered
          under the Multifamily Performance Program, but that NYSERDA shall not pay these incentives until the Applicant submits the deliverables
          indicated in the CHP Systems Manual for Multifamily Projects and fulfills its corresponding obligations as outlined in the Participation
          Agreement. In signing this form the Host Site also agrees to the following:

             B.     I understand that NYSERDA, its officers, directors, members, agents, and employees have made no warranty or representation
                    regarding the qualifications of the Multifamily Performance Partner, Engineering Design Firm, CHP Installer, or Equipment Operator.
                    I understand that the Applicant is solely responsible for the selection of these entities to implement the project.

             C.     I will provide project site access for inspections and oversight of performance measurements for the CHP System to the Multifamily
                    Performance Partner, equipment installers, NYSERDA, and its Technical Consultant(s) during the term of the Participation Agreement
                    related to the project.

             D.     I agree that NYSERDA, its officers, directors, members, agents, and employees will have no role in resolving any disputes between the
                    Host Site and CHP Installer.

             E.     I certify that the CHP system (including equipment and supplies) included in this application was not purchased or installed prior to the
                    execution date of the Participation Agreement under the Multifamily Performance Program.

             F.    I guarantee that I have authority to contract, on behalf of the legal owners of the project site, for installation of the CHP system.

             G.    I certify that the electricity charges for the facility(ies) in the Application include either the System Benefits Charge (SBC) or Monthly
                   Adjustment Clause (MAC). Copies of recent electric distribution bill payment of the SBC or MAC or documentation from the
                   distribution utility must be attached. I hereby grant NYSERDA permission to request, and the distribution utility and electric supplier
                   to release, information about the account(s).

             H.    Publicity: NYSERDA may publicize the project's participation in the Performance Program, the results, the amount of incentives paid
                   to the Applicant and any other information that reasonably relates to the Applicant's participation, including photographs of the funded
