Report Summary
                                             Report Summary

 The summary below consists of potentially significant findings. These findings can be a safety
 hazard, a deficiency requiring a major expenses to correct or items I would like to draw extra

 Inspection Details
 Page 6 Item: 5      Water Table          • Snag & Inspect Inspectors noted a big amount of standing
                                          water on the street in front of the villa and the entire area
                                          around the villa ( Pic 01,1A and 1B ).
                                           White crystals noted on the walkway in front of the house (
                                          Pic 02 and Pic 2A ) indicating presents of water and moisture
                                          in the ground under the tiles.
                                          Hole was digged in the garden in front of the main entrance
                                          of the villa. The present of the water in the ground was
                                          confirmed on ( Pic 03 and Pic 3A ).
                                          The Green Community Engineer met the Snag & Inspect
                                          Inspectors at the time of the inspections.
                                          His explanation was that the present water in the ground and
                                          the ponds of water around the villa and few different areas in
                                          the Green community is a Water Table ( standing under
                                          ground water ) as no pipe leakage was determined in the
                                          areas.
                                          According to the Engineer the water supply for the irrigation
                                          pipe lines was closed for five days and the main water supply
                                          for three days.
                                          Installation of pumps to remove the standing water from the
                                          area is the action taken by the Green Community
                                          Engineering team in order the Water Table issue to be
                                          rectified .
                                          Snag & Inspect Inspectors performed a moisture and visual
                                          inspections on the exterior walls of the house. The findings of
                                          this inspection are to be found in the section - Exterior Walls -
                                          Moisture Investigation on the exterior walls - of the report.

 Page 8 Item: 1     General              • The chilled water supply was not SW/ON in the villa at the
                                         time of the inspection . The A/C unit is working ( only the fan
                                         blower was tested and working correctly ).The cooling to be
                                         checked once the chilled water supply is SW/ON.
 Water Heater / Water Tank
 Page 10 Item: 1 Water Heater            • The water heaters and hot water supply lines located in the

                                         Bathroom ceilings are wrapped with plastic sheet ( if any
                                         other water heaters present in the villa to be checked as well
                                         ). The plastic sheet needs to be removed due the safety

 Page 11 Item: 2   Water Tank           • The water tank pump/motor is not installed properly ( Pic 01
                   Condition            ).
                                        The pump/motor to be installed on a concrete base and
                                        bolted properly on two galvanized channels to the base.
                                        • The motor power supply wires are expose on the ground as
                                        the PVC wire conduit is broken or not fixed properly ( Pic 1A ).
                                        This a safety concern and action to be taken ASAP.
                                        • The water tank pipeline is not supported properly . Only one
                                        brick used at the moment as support ( Pic 02).
                                        The complete pipe line to be supported with clamps with the
                                        wall and the ground ( Pic 2A).

 Page 13 Item: 1   Wall Condition       • The cracks noted on ( Pic 01 , 1A and 1B ) of the wall and
                                        outside window sill of the Guest Bathroom window to be
                                        repaired and wall re - painted.
 Page 15 Item: 2   Moisture             • The moisture level on the walls was measured and noted on

 Page 26 Item: 5 Wall Condition    • Paint blistering and peeling off from the walls next to the
                                   room windows ( Pic 01 , 1A and Pic 1B ). High level of
                                   moisture measured on the walls only on the areas close to the
                                   window edge .
                                   Possible reason for the wall damages is the window outside
                                   sill sloped towards the window not away from it. This allowed
                                   water ponding and penetrating thru the gaps on the wall noted
                                   on ( Pic 02 , 2A and Pic 2B ) . Recommended proper window
                                   sill slope to be made ( sloping away from the window ) and the
                                   gaps on the wall to be sealed.

 Master Bedroom - First Floor
 Page 37 Item: 2 Doors                  • The bedroom door is difficult to close as the top of the door
                                        rubs on the door frame ( Pic 01 ) and as a result of that
                                        damage on the door noted on ( Pic 1A ) .
                                        Door to be adjusted and damaged areas repaired and door re-
                                        painted.
 Page 39 Item: 5   Wall Condition       • Paint blistering and high level of moisture measured on the
                                        bedroom walls next to the patio doors ( Pic 01 , 1A ,1C , 02
                                        and Pic 2A ). High level of moisture measured on the left side
                                        wall of the room as well.
                                        Possible reason for the wall damages is the balcony floor
                                        sloped towards villa walls ( Master Bedroom Balcony Pictures
                                        ( Pic 01 and Pic 1A ). This allowed water ponding and
                                        moisture penetrating thru the walls .
                                        The right side wall of the room has no moisture present as the
                                        balcony floor drain is located on that side.

 Page 43 Item: 12 Bath Tubs          • The bath tub is not sealed properly .Caulking required
                                     around perimeter to prevent water seepage.
 Page 44 Item: 13 Enclosure          • The shower door can not be closed completely or open
                                     entirely ( the bottom of the door is rubbing on the threshold
                                     when closed and the door is getting stuck when being( half
                                     open ) ( Pic 01 and Pic 1A ) . The door and shower enclosure
                                     frame needs to be adjusted ( Pic 1B ) and if not possible
                                     removed and re - installed properly.
 Master Bedroom Balcony
 Page 45 Item: 1 Observations        • The master bedroom balcony floor slopes towards the walls
                                     of the villa allowing water ponding and moisture penetrating
                                     thru the walls ( Pic 01 and Pic 1A ).
                                     Floor tiles grout is damaged on different locations . Regrouting
                                     required.

                                   • We recommend fire/smoke detectors to be added to all bedrooms and the
                                   kitchen area to help protect the residents of the villa.
                                   • Recommend adding a water treatment system to the water tank to help
                                   protect the family.

 The heating, ventilation, and air conditioning and cooling system (often referred to as HVAC) is the
 climate control system for the structure. The goal of these systems is to keep the occupants at a
 comfortable level while maintaining indoor air quality, ventilation while keeping maintenance costs at
 a minimum. The HVAC system is usually powered by electricity and natural gas, but can also be
 powered by other sources such as butane, oil, propane, solar panels, or wood.

 The inspector will usually test the heating and air conditioner using the thermostat or other controls.
