                                 IMPORTANT INFORMATION REGARDING THIS
                                    “TENANT IMPROVEMENT” TEMPLATE
CAN I USE THE EXPRESS TEMPLATE?
This tenant improvement (TI) template is intended for minor modifications to a unit that is currently approved for
occupancy. Only occupancies listed on the “Minor Tenant Improvement ‘Template’ Submittal Checklist” may use
this template. All other tenant improvement project submittals must follow the Standard TI application process. You
must submit all plans and documents listed on our “Minor Tenant Improvement Submittal Checklist” with your
application.

This template contains notes and details that are important to most tenant improvement projects. Please read all the
notes and review all of the details on the tenant improvement template. You will be responsible for including all of
these specifications in your project design.

HANDICAP ACCESSIBLE WORKSHEET (ITEM #12):
State Law requires that when an existing building is modified (such as with a tenant improvement project) an amount
equal to 20% of the cost of the tenant improvement must be used toward upgrading site and/or building disabled
access. Completing this Handicap Accessible Worksheet will determine what, if any, disabled access improvements
are necessary.

FLOOR PLANS:
Existing and proposed floor plans must be submitted for review:
    1. The Existing Floor Plan must show all existing walls, doors, windows, counters, equipment, electrical,
        plumbing and mechanical.
    2. The Proposed Floor Plan must include any proposed work, such as moving or modifying walls, creating
        doors or openings, closing off doors or openings, or adding, removing or otherwise altering any electrical,
        plumbing or mechanical features.
Floor plans may be drawn directly on the graph portion of the template, or you may attach separate sheets. They may
be drawn together on one sheet or you may attach separate sheets.

PARKING:
If your commercial site provides customer parking, a site plan is required. Your site plan must include all structures
on site, all parking including disabled access parking, curb cuts, and path of travel to the store entrance. Please be
aware that State Codes change often, and parking requirements and disabled path of travel conditions that were in
compliance just a short time ago, may have new regulations that must be addressed at the time of any property
improvement (such as your tenant improvement project). You may discuss the site plan requirement with your
property owner or property management company, as they may have a site plan already prepared for your site.

ADDITIONAL REQUIREMENTS:
If your building has fire sprinklers, a revised fire sprinkler plan may be required. If your project is a food
establishment, you must provide County Health Department approval. Please contact building services for more
information.

                         MINOR TENANT IMPROVEMENT “TEMPLATE”
                                 SUBMITTAL CHECKLIST
   SEISMIC DESIGN CATEGORY C, D or E - CLIMATE ZONE 4 - WIND ZONES 85 M.P.H - EXPOSURE ZONE “B” OR “C”
 ZONING ORDINANCE - NATIVE TREE ORDINANCE - ATASCADERO MUNICIPAL CODE - 2010 CBC - 2010 CRC - 2010 CEC
2010 CPC - 2010 CMC - 2010 CGBC - ENGINEERING STANDARDS - CALIFORNIA STATE ENERGY COMPLIANCE (TITLE 24)
               PERMIT SUBMITTALS WILL BE ACCEPTED BETWEEN 8:30 A.M. & 4:30 P.M.
                         Incomplete submittals will not be accepted at the permit counter
   This checklist may only be used on the following projects:
   a. Less than 3,000 square feet.
   b. One of the occupancies listed here: B (business, offices); M (mercantile); F-1 and F-2 (moderate & low
       hazard fabrication & industrial); S-1 and S-2 (moderate & low hazard storage).
   c. Does not include addition of new square footage.
   d. No structural modifications.
   e. No Stop Work order has been posted or work begun without permit.
   f. Shell buildings or buildings that are otherwise not occupiable must provide complete plans and support
       documents, and must be submitted as a “standard” tenant improvement.
FOOD ESTABLISHMENTS: County Environmental Health Department approval (written memorandum or e-mail to
bburns@atascadero.org) is required prior to issuance.
MEDICAL FACILITY: Complete the OSHPD 3 certification request form.

   Complete Application:
    a. Please make sure all the appropriate sections have been filled out completely and signed.
    b. Project Valuation (valuation shall include both the labor and materials) is to be stated on the application.
    c. Applicant / Agent shall state the type of business (the use) occupying the space/building, and the name of the
       business (if known) on the application.
    d. Be sure to fill out the “valuation worksheet” portion to indicate additional disabled access requirements that
       may be included with the project.
   INTAKE MEETING REQUIRED (submittal fee determined at intake): Prior to submittal, the applicant is required have an
    intake meeting for pre-submittal review. This review is to ensure all drawings and documentation are complete, and is not considered a
    complete plan check.

   Site Plans – TWO (2) SETS: Site plan shall include property lines, building and space placement, parking lot,
    handicap parking, handicap path of travel from public way, exterior signs and North arrow.

   If space is fire sprinklered, provide existing AND proposed plans – 4 sets (for additional requirements see
    fire sprinkler requirement handout on-line or at permit counter, or call building inspector for on-site consultation).

   Floor Plans - TWO (2) SETS showing EXISTING and PROPOSED (and 1 additional floor plan minimum 11x17
    for County Assessor): Drawn to ¼ inch = 1 foot scale in the grid area of the plan sheet containing the following:
    a. Identification (office, sales, storage, etc.) of all rooms with dimensions.
    b. Location of plumbing fixtures, electrical panels, lights, receptacles, mechanical equipment, doors, signs,
        specialty equipment, fire sprinklers (use N for new, E for existing, cross hatch all new walls).
    c. Blank lines are to be completed with appropriate answers.
    d. Un-used details are to be crossed out with black ink marker.
   California State Energy Standards, TITLE 24 – TWO (2) SETS: Only required if changing lighting.
   Specifications / Documentation – TWO (2) SETS: Details specific to project (i.e. anchorage of storage
    shelving, installation of equipment).
   Grant Deed / Title Report: Required if owner’s name is different from County Assessor records.
   Letter from Property Owner acknowledging modifications: Required if applicant is not building owner.
   Recycling plan required if valuation is over $100,000. Form available at front counter.
