                           MOBILE HOMES/MANUFACTURED HOMES
This checklist is for your convenience and to ensure that your application is complete. Please include the following items:

      □ Your complete and signed application
      □ Pre-qualification from the South County Housing
      □ Agreement of Sale for the property
      □ For Mobile Homes purchases, written park approval and a copy of the rental agreement which is to be executed
            prior to or at loan closing

      □ A check made payable to Santa Cruz Community Credit union for $30.00 (for a credit report)
      □ Copy of Trust Agreement (if property will be owned by a Trust) and/or a copy of Power of Attorney (if applicable)
      □ An appraisal will be required. An Appraisal fee will be paid to Santa Cruz Community Credit Union. The Credit
            Union will hire the appraiser and pay the fee directly (generally $350 to $400).

      □ Signed Real Estate Settlement Procedures Act (RESPA) Disclosures.

AVAILABILITY OF TERMS: All of the terms described below are subject to change.

SECURITY INTEREST: The Credit Union will take a mortgage on your mobile home/manufacture home. You could lose your home if you do not meet
the obligations in your agreement with the Credit Union.

POSSIBLE ACTIONS: The Credit Union can require you to pay the entire outstanding balance in one payment, and charge you certain fees if:
  You engage in fraud or material misrepresentation in connection with the loan.
  You do not meet the repayment terms.
  Your action or inaction adversely affects the collateral or the Credit Unions rights in the collateral.

FEES AND CHARGES: You will be responsible for paying for an independent appraisal by one of the appraisers from our approved list prior to
approval. A park evaluation may also be required. You will also be responsible for payment of credit report fees.

Appraisal Cost: approximately $400.00 (full appraisal) or $250.00 (drive-by appraisal) or, when appropriate, $25 for a property valuation.

TAX DEDUCTIBILITY: You should consult a tax advisor regarding the deductibility of Interest and charges for the line.

PROPERTY INSURANCE: You must carry insurance on the property that secures this plan.

PURCHASE: 75% Up to 15 years old or newer (single, double & triple wide)

OCCUPANCY: All units must be owner occupied.

REFINANCES: Are Not Acceptable.

                                    HAZARD INSURANCE DISCLOSURE
You have applied for a loan or credit accommodation that will be secured by real property. As a condition of the loan or
credit accommodation, SCCCU requires you to maintain hazard insurance coverage for the real property, including any
risks to the improvements on the property. However, you are not required to provide hazard insurance in an amount
exceeding the replacement value of the improvements on the property.

1. The Original Insurance policy must be provided on or before the day the loan is to fund. Premiums should be paid in
   escrow or you must furnish us with a paid receipt. NOTE: BINDERS ARE ACCEPTABLE

2. The insurance policy is required to have the Lenders Loss Payable Form No. 438-BFU. Have your agent contact the
   escrow company for instructions.

3. The insurance company must be California licensed with an A rating in the current Best’s Insurance Guide.

4. We, the lender, require the very minimum amount of insurance coverage to be at least equal to the loan amount or
   replacement cost, whichever is less. Please consult with your insurance agent to determine adequate insurance

5. We will contact you if Flood Insurance will be required.

6. Renewal Procedures: Original renewal policies or continuation certificates are to be furnished at least fifteen (15) days
   in advance of renewal date, accompanied by premium billings for those loans which include impounds for insurance.

Because you are applying for a mortgage loan covered by the Real Estate Settlement Procedures Act (RESPA) (12 U.S.C. §2601 et seq.) You have certain rights under that
federal law. This statement tells you about those rights. It also tells you what the chances are that the servicing for this loan may be transferred to a different loan servicer.
“Servicing” refers to collecting your principal, interest and escrow account payments. If your loan servicer changes, there are certain procedures that must be followed. This
statement generally explains those procedures.

Transfer practices and requirements
If the servicing of your loan is assigned, sold, or transferred to a new servicer, you must be given written notice of that transfer. The present loan servicer must send you
notice in writing of the assignment, sale or transfer of the servicing not less than 15 days before the date of the transfer. The new loan servicer must also send you notice
within 15 days after the date of the transfer. Also, a notice of prospective transfer may be provided to you at settlement (when the title to your new property is transferred to
you) to satisfy these requirements. The law allows a delay in the time (not more than 30 days after a transfer) for servicers to notify you under certain limited circumstances,
when your servicer is changed abruptly. This exception applies only if your servicer is fired for cause, is in bankruptcy proceedings, or is involved in a conservatorship or
receivership initiated by a Federal agency.

Notices must contain certain information. They must contain the effective date of the transfer of the servicing of your loan to the new servicer, the name, address, and toll-free
or collect call telephone number of the new servicer, and toll-free or collect call telephone numbers of a person or department for both your present servicer and your new
servicer to answer your questions about the transfer of servicing. During the 60-day period following the effective date of the transfer of the loan servicing, a loan payment
received by your old servicer before its due date may not be treated by the new loan servicer as late, and a late fee may not be imposed on you.

Complaint Resolution
Section 6 of RESPA (12 U.S.C. §2605) gives you certain rights, whether or not your loan servicing is transferred. If you send a “qualified written request” to your loan servicer
concerning the servicing of your loan, your servicer must provide your with a written acknowledgment within 20 business days of receipt of your request. A “qualified written
request” is a written correspondence, other than notice on a payment coupon or other payment medium supplied by the servicer, which includes your name and account
number, and your reasons for the request. Not later than 60 business days after receiving your request, your servicer must make any appropriate corrections to your account,
and must provide you with a written clarification regarding any dispute. During the 60-day period, your servicer may not provide information to a consumer reporting agency
concerning any overdue payment related to such period of qualified written request.

Damages and Costs
Section 6 of RESPA also provides for damages and costs for individuals or classes of individuals in circumstances where servicers are shown to have violated the
requirements of that Section.
