successes, expertise...   PBK’s Roof Consulting Division takes great pride in our ability to
                          implement a proactive, cost effective, low maintenance, Roof Asset
                          Management Program, which will be tailor made to fit the roofing and
                          waterproofing needs of the Client. Our firm’s approach to managing roof
                          repairs is the same as for large projects. We first establish and identify
                          the “scope of work” using in-house professional and experienced
                          personnel. We then implement this “scope of work” by either assisting/
                          supervising client personnel or by production of construction docu-
                          ments that will resolve the condition. Lastly, we provide construction
                          inspections and continued warranty observations to ensure the maximum
                          life expectancy of each roof. In addition, we also offer a maintenance and
                          assessment roof management program that utilizes a user friendly,
                          customized computer database, allowing you, the Owner, to extract
                          (view/print) current, accurate information from the existing roof system

  Methodology for cost
estimation and control:   PBK’s Roof Consulting Division takes great pride in our ability to
                          accurately assess and evaluate a project’s cost effective, long-term, value
                          engineered “scope of work” and budget cost. PBK strives to realize both
                          maintenance requirements and budget objectives, and has an exceptional
                          record for designing high quality, long-term roof systems that are within
                          budget. In order to properly recommend and budget any “scope of
                          work,” the following services are provided:

                          •   Interior – visual examination and walk with site-based personnel to
                              establish past and present sources of water entry into the building.

                          •   Exterior – visual examination of the waterproof integrity of the
                              entire building envelope.

                          •   Exterior – visual examination and identification of all roof-related
                              membrane and sheet metal flashing, penetrations and projections,
                              and roof mat/deck assemblies.

                          •   Determine / Evaluate existing roof-top drainage, and assess addi-
                              tional slope to drain requirements

                          •   Core sampling/cross-section analysis of the existing roof mat,
                              insulation and deck assembly.

                          •   Infared analysis of building envelope, moisture meter readings of the
                              membrane, insulation and deck assembly as needed.

                          •   Measure/Draw all roof plan areas, and associated penetrations and
                              projections.

                          •   Estimate Project Budget

                          •   Roof Inspection Report shall include:

Design philosophy and     PBK’s design philosophy has always been based on time-honored and
        methodology:      field-proven industry standards. We take great pride in our ability to
                          evaluate the many different roof system types and details that have been
                          successful over the past 23 years. We specialize in providing all the
                          necessary services to completely define and execute a client’s roof
                          managment program, including taking a project from the initial roof
                          inspection, to preparation of spefications and construction documents, to
                          providing construction quality assurance and final close-out/warranty
                          adminstration of the project. In order to ensure proper design philosophy
                          in our specifications and details, the following services are provided:

                          •   Establish final detailed “Scope of Work” (Roof System Selection
                              and Design Nomenclature)

                          •   Prepare specification sections (roof deck, roofing system, sheet
                              metal, roof accessories, building sealants, etc.).

                          •   Prepare and draw required roof plan and roof related details.

                          •   Assist/Manage pre-proposal and proposal conference.

                          •   Assist/Manage in the evaluation and selection of contractor.

                          •   Review/Approval of submittals and shop drawings.

Construction Observation:    PBK’s Roof Consulting Division construction administration and
                             quality assurance observations are held to the highest standards
                             and are acknowledged by the contractor base as fair and unwaivering in our
                             pursuit of quality, high performance installation procedures. We
                             understand the importance of ensuring specification/detail compliance,
                             quality workmanship and ultimate long-term performance of the roof
                             system and propose the following services to achieve this goal:

                             •   Assist/Manage pre-construction meeting to ensure proper scheduling
                                 and sequencing of construction, approved staging areas, and adherence
                                 to any special owner requirements.

                             •   Major phase inspections and weekly quality assurance inspections are
                                 standard/mandatory project services.
                                 - Inspection of roof deck (water test, deck pull-out resistance test, etc.)
                                 - Inspection of the different roof system installations prior to cover-up
                                 - Inspection of roof related sheet metal installation

                             •   Optional full-time quality assurance inspections during roof related
                                 applications is also available.

                             •   Assist/Manage weekly progress job-site meetings.

                             •   Assist in pay application approval/notification

                             •   Assist/Provide “punch list” inspection and verification of completion.

                             •   Assist/Provide verification and submission of final project “close out”
                                 documents.

        Project Procedures
    Detailed Roof Analysis:   PBK Roof Consultants has performed detailed roof surveys for many
                              clients. These surveys can be tailored to one building, or to an entire site.
                              PBK Roof Consultants uses a custom designed Database software (Micro
                              Soft Access) tailored to each clients specific needs. PBK Roof Consult-
                              ants can also provide this information accessible through a web site. This
                              allows project managers to be able to access this data from any location.
                              We can take this software and input the specific data of each building or
                              even break up each building into sections and create reports that show
                              repairs and the projected associated cost per each section. This tool allows
                              the owner to track expenditures, and assist in budgeting for maintenance/
                              operations and future re-roof projects. These surveys include the entire
                              facility building (roof & walls) with penetrations and equipment located
                              and identified in Auto Cad format. As a bonus this roof plan can be used
                              by other departments to identify specific locations of equipment that need
                              repair or replacement. We can label equipment any way the client has
                              already set up or assist in providing a new system of labels. We also
                              include digital photography of each building’s roof or roof sections to
                              better assist the client in analyzing the compiled data. With this software
                              you can also track inspection schedules and warranty information neces-
                              sary to keep current and new warranties in affect. Many other reports can
                              be generated such as square footage of different roofing material or
                              specific manufacturers, expenditures per building or per sections, current
                              warranty issues just to name some examples. PBK Roof Consultants
                              would work closely with the client personnel to adjust the program to
                              create any report that would assist the client in better monitoring their roof
                              maintenance.


Leak Detection Procedures:    PBK Roof Consultants personnel are experienced in a variety of roof
                              investigation procedures. We use visual inspection of the roof surface and
                              interior above ceiling, to identify roof leaks. We have infrared camera
                              technology to identify potential wet insulation areas, and then through
                              core cuts and moisture detection equipment, we can verify material
                              saturation. This allows us to determine scope of area to be repaired. This
                              equipment is also useful in locating difficult and pesky roof leaks by
                              following wet areas to their source. Most roof leaks can be identified by a
                              thorough visual and forensic investigation thus eliminating excessive
                              repair scopes.

                              Once roof leaks are identified and determined to be roof related then PBK
                              Roof Consultants will provide a detailed written report along with digital
                              photographs (infrared and regular as needed) to the client outlining a
                              procedure for repair. We would assist the client in determining if client’s
                              employees or a contractor would be best suited to make repairs. If the
                              client’s employees would be determined to be able to make repairs we
                              would provide on site assistance and supervision to assure that repairs are
                              made correctly. If a contractor is needed, then a written scope of work
                              would be developed and the policies would be adhered to award the
                              repairs.

Leak Detection Procedures:    PBK Roof Consultants would then monitor and provide supervision as
                   (cont’d)   directed by the Client’s needs as per each repair. If the leaks are not roof
                              related we will assist the client in contacting the appropriate department
                              and providing onsite assistance in identifying leak source.


  Engineering and Design:     Once a roof area is determined to be non-repairable, PBK Roof Consult-
                              ants will then provide an AUTO CAD drawing of the building with
                              penetrations, equipment and roof details. PBK Roof Consultants would
                              then provide the client with budgets and recommendations on roofing
                              “scope of work”. We would then proceed with the specification and roof
                              plan for the client to review and approve. PBK Roof Consultants would
                              then proceed with the client policies on publishing the project for bid. We
                              would also provide a per-proposal conference and assist at the opening of
                              the proposals. PBK Roof Consultants will compile the proposal informa-
                              tion and provide a written report as to our recommendation of winning
                              proposer.


Construction Management:      After award of contract to the winning proposer, PBK Roof Consultants
                              would provide pre-construction meetings and provide on site quality
                              assurance as deemed necessary by the client. PBK can provide minimum
                              major phase inspections to weekly or daily on site observation. PBK can
                              provide the on site observation to verify that the contractor is providing
                              the highest quality of workmanship and adhering to the written specifica-
                              tions. These on site inspections can be varied and negotiated on a job per
                              job basis as determined by the extent of the work.


        Training Programs:    PBK Roof Consultants can provide assistance to the client in training
                              client personnel with in house training and supervision of personnel. We
                              can also provide assistance in contacting major manufactures to provide
                              seminars in the facility or plant tours.

Monitoring and Verification:   This phase shall provide the necessary construction administration and
                               quality assurance inspections during the course of construction. Performance
                               under this phase provides the needed insurance for contractor specification/
                               installation compliance, quality workmanship, and long-term performance of
                               the specified roof system. The following is the general “scope of work” to be
                               performed under this Phase:

                               •   Assist/Manage pre-construction meeting to ensure proper scheduling and
                                   sequencing of construction, approved staging areas, and adherence to
                                   any special owner requirements.

                               •   Major phase inspections and weekly quality assurance inspections are
                                   standard/mandatory project services.
                                   - Inspection of roof deck (water test, deck pull-out resistance test, etc.)
                                   - Inspection of the different roof system installations prior to cover-up
                                   - Inspection of roof related sheet metal installation

                               •   Full-time quality assurance inspections during roof related applications
                                   available.

                               •   Assist/Manage weekly progress job-site meetings.

                               •   Assist in pay application approval/notification

                               •   Assist/Provide “punch list” inspection and verification of completion.

                               •   Assist/Provide verification and submission of final project “close out”
                                   documents.

                               •   Assist/Provide identification and completion of all warranty claims
                                   during the life of the system.


     Management Reports:       Detailed reports of Roof Surveys, Project Scheduling, Budget Projections,
                               Construction Documents Proposal summaries and Tabulation spread sheets,
                               Pay Application Review, Project close-out Documents and Warranty
                               Adjustment form/Inspections are just a few of the reports that we can
                               generate for the client’s personnel.
