General Summary:
The school has a total area of 5932 sq.m. and was constructed in a number of stages as follows:
1925 - 1110 sq.m.
1948 - 840 sq.m.
1950 - 104 sq.m.
1951 - 678 sq.m.
1962 - 105 sq.m.
1968 - 3095 sq.m.
The original building and earlier additions are in poor condition because of their age. The original building has significant
structural and ventilation problems and requires immediate attention. The 1968 addition is generally in acceptable
condition but specific components such as lockers and toilet partitions are in need of replacement.

Structural Summary:
The original building is loadbearing brick with wood framed flooors and roof. The 1948/50/51/and 1962 additions are wood
framed. The 1968 addition is loadbearing concrete block with a steel/concrete second floor and a wood deck on OWSJ roof
structure. There are minor areas of slab settlement. There are also vertical cracks in the loadbearing concrete block gym
walls that require investigation. The structure is generall in acceptable condition.


Envelope Summary:
1925 and 1968 sections have a brick exterior skin. The other sections have painted stucco ecterior finish. There are
aluminum and steel windows, with some original 1925 wood windows. The 1925 window sills are concrete. The asphalt
shingle roofing and the copper covering the cupola are in need of replacement. The roofing on the 1948/50/51 and 62
sections is original and in need of replacement. The 1068 section had a new roof membrane in 1994. The older sections
have wood exterior doors in wood frames which are in need of upgrading. The envelope is generally in acceptable
condition.

Interior Summary:
The 1925/48/50/51/62 sections have painted plaster and gypsum board walls, the original lino and T-bar ceilings. Some
areas have painted tentest ceiling tiles. The T-bar ceilings and the flooring are in need of replacement. The 1968 section
is painted concrete block walls with lino and VCT flooring and T-bar ceilings. The flooring is in need of replacement. The
corridor and change room lockers are in poor condition and in need of replacement. The millwork is original and in some
areas has lino counter tops. Approximately 50% of the millwork is in need of replacement. In general the interior of the
older sections is poor and the interior of the 1968 section is marginal.


Mechanical Summary:
Original building built in 1925 with additions in 1948, 1950, 1951, 1962 and 1969. In 1990 steam heating elements in
1925 original buildings and 1948, 1950, 1951, 1962 additions were changed to hot water heating elements. Steam/water
heat exchanger was installed in 1948 addition boiler room. Existing steam boilers were utilized. Circulation pumps and
black iron piping was installed to circulate hot water to the heating elements. heating plant in 1968 addition provides hot
water to heating elements in 1968 addition. Ventilation in 1925 original school is substandard. Ventilation is by gravity
by manually opening and closing dampers. Ventilation in 1948, 1950, 1951, 1962 additions is substandard. Non heated
and non filtered air is drawn into rooms through window cracks, door ways or open windows through exhausted through
the outdoors. Built up air system provides ventilation in 1968 addition. Classrooms and administration built up air
system provides ventilation for 1968 addition gymnasium. Heating element controls are pneumatic. Andover BMCS
installed. Washroom exhaust deficient in 1925 original school. Exhaust fans expel foul odors in 1968 addition.
Plumbing fixtures and brass are commercial quality. Fire protection consists of wet standpipe, fire hose cabinets, fire

extinguishers.

Items found during review which should be addressed are:
- Replace janitor sinks.
- Replace failed plumbing brass and fixtures.
- Video tape underground sewer in older sections of building.
- Install new heating plants.
- Install new packaged rooftop units (5).
- Install humidification.
- Upgrade control panels.
- Replace underground sanitary and storm in 1925 original building.
- Upgrade industrial arts carpentry equipment exhaust, paint spray exhaust.
- Install computer room and server room air conditioning.
- Install domestic hot water heaters.

Mechanical systems and components are in poor condition.

Electrical Summary:
Older sections of school (pre 1968) require electrical upgrading and modernization; in particular original distribution
requires replacement.

Transient voltage surge suppression should be added at the main distribution panel. Panelboards throughout lack
adequate space for additional breakers and should be replaced with larger capacity panels. Panels in pre-1968 areas
are only single phase and should be upgraded to 3 phase.

Motor starters are generally obsolete and should be replaced to restore reliability.

There is a lack of adequate circuit capacity and number of duplex receptacles throughout. Wiring in the pre-1968 areas
is likely in questionable condition and should be replaced. Receptacles should be added throughout.

Electronic ballasts and T8 lamps have been retrofitted into fluorescent fixtures. The fixtures are generally in good
condition.

Emergency lighting and exit light provisions were found acceptable.

Systems such as fire alarm, intrusion alarm, telephone, television and paging and music were found acceptable.

There are significant code issues with respect to exiting the building. The 1925 section has a basement with single direction
exits and stairs that do not exit to the outside. The earlier sections exceed the area allowable for combustible construction
and are not compartmentalized with fire walls. There are dead end corridors and stairs from the 1951 and 1968 sections do
not have direct exterior exits. The courtyard has no means of exit. One main stair appears to have a pitch that exceeds the
building code maximum.

General Summary:
The site is generally flat with a small rise in grade from the street to the original entrance of the 1925 section. There are
