Evaluation Services for Non-Accrual and Past Due Real Estate Loans

It’s often difficult to determine if a loan is non-performing due to weakness in the current market
or a result of poor execution by the developer. An updated appraisal report can be of some help,
but there are many development issues that are omitted in an appraisal. For example, viability of
infrastructure, verification of permits, sewer, water and environmental issues are all examples of
items often assumed by an appraisal report that may or may not be in existence. Having
extensive experience in development, we can identify the issues that matter and determine if there
are any hidden reasons that a property may or may not be what it seems. We would like to
believe that the banks customer (borrower/developer) has been up front and disclosed any
potential flaws with the project and has taken care of all the items necessary to complete the
project in a quality manner, however, that is simply not always the case. For a very small fee
relative to the value of the property, we can give you unbiased information about the project that
is necessary for you to make good banking decisions.


Asset Management

When a problem asset has been taken back, and the true status of this asset has been determined, a
plan must be developed that will lead to a sale which will net the bank the greatest amount of
money. Determining which issues are affecting the property and which can be remedied is
critical. Using our experience, we will guide the bank through the process of determining where
money may need to be spent in order to protect its asset. This rarely means finishing the project,
but by addressing critical details that may have been overlooked by the previous developer, we
can position the asset to achieve its greatest net sale price.


Property/Project Management

The principals of Radial Property Group have experience in all aspects of residential and
commercial property management, development and construction. We can bid and manage the
specific items needing attention as determined during the asset management stage. This may be
as simple as securing the property, landscape maintenance or erosion control to maintain
compliance with municipal and EPD requirements, or as complex as bidding all remaining work,
negotiating sewer easements, dealing with adjoining property owners and working with municipal
planning and zoning/engineering departments to renew land disturbance permits and put a project
back on its feet.




Disposition

Once it is determined that the best course of action is to sell the real estate it is very important to
aggressively market the property in a professional and efficient manner. Radial Property Group
is different from many Brokerage firms in that we limit the number of listings we take. We only

Depending upon the specific characteristics of the property, brokerage may be handled directly by
Radial Property Group or may be placed in the hands of other brokers who’s specialty better fits
the property while oversight and management is provided by Radial Property Group. In every
instance, the primary goal is to best serve the needs of the bank.

Aerial Photos – A picture can say a thousand words. Current aerial photos can provide the
perspective and understanding of a property (an essential part of engaging capable buyers) that is
almost impossible to achieve by any other means. As an added service for our customers, we
provide current aerial photos to be used in the marketing package. This service that would
normally cost hundreds of dollars and may take weeks to have done, is performed almost
immediately and at no additional cost to our clients. Alex and Daren both have pilot certificates
and access to one of the best aircraft available for taking aerial photos for marketing purposes.
