Job Summary: The Senior Associate – Group Lead is primarily responsible for managing a portfolio of
whole loan non-transfer and specially serviced CMBS loans and LNR principally acquired loan assets. As

Job Duties and Responsibilities:

•       Facilitate communication regarding NTs per the requirements of the CMBS Pooling and Servicing
Agreements.
•       Coordinate with Servicing Department to improve accuracy and efficiency of information

•       Monitor LNR AFIS portfolio and asset management group performance, establish goals,
intradepartmental reporting and provide continuing training and guidance to a group of analyst -asset

performing small balance commercial loans and providing related support to VP Asset Management and

Job Duties and Responsibilities:
The AFIS Asset Manager will assist AFIS senior management in the analysis and formulation of workout
strategies on smaller balance commercial real estate loans in the AFIS portfolio and assist in the
underwriting of loan and real estate acquisitions. Key subsets of loans that the Asset Manager will focus
on include consent requests for performing loans (lease approvals, loan assumptions, property
redevelopment, condemnations and other requests) as well as certain specially serviced or principally
owned assets as designated by the VP of Asset Management or AFIS senior management. The key job
responsibilities of the Asset Manager are as follows:

•       Track loan and property-level information, including financial statements on all types of
commercial loans across the United States.
•       Analyze property or business financial statements and rent rolls for specific loans, such as those
with multiple properties, business loans and watch list loans. Analysis includes normalizing, reviewing
and comparing operating expenses, rollover schedules, and where applicable, preparing trailing 12-
month financials and proforma’s.
•       Prepare select property & loan valuations in a proprietary cash flow model for review by
management (including gathering market data and speaking with local sources).
•       Track servicing requests on selected assets and review servicing numbers for accuracy against
loan documents.
•       Coordinate with outside legal counsel, brokers and other third parties, as necessary.
•       Research market, tenant and borrower information on public records databases, such as
Bloomberg, Lexis/Nexis.
•       Coordinate with loan servicing department, the preparation of payments history and loan
balance information, and review servicing numbers for accuracy against loan documents.
•       Work with legal counsel to review loan documentation as needed.
•       Review lease terms and prepare lease approval memorandums.
•       Analyze alternative workout scenarios using NPV analysis and participate in negotiations with
Borrowers for non-performing loans.
•       Prepare internal approval memorandums for associated loan workouts and non-transfer
consents.
•       Underwrite prospective owners of property in connection with the assumption of the existing
mortgage loan.
•       Ad-hoc and miscellaneous projects that pertain to the efficiency of the AFIS Asset Management
department.

Knowledge and Skills:
•     Excellent organizational skills.
•     Ability to work on multiple tasks with multiple people. Self-starter and self-motivated.

Job Summary: The Loan Specialist primarily supports the VP of Transaction Management with the
acquisition and disposition of commercial real estate loan assets with a specific focus on file
underwriting, data integrity and the complete servicing transfer process. File review shall include
