All applications must be accompanied by
G           A clear photocopy of all applicants current driver’s licenses (if faxing, a legible copy is required prior to lease signing)
G            (If applicable) Current mortgage monthly payment statement, including account number, payment amount, and date or, if the
                       home was recently sold, the current Settlement Statement for that home.
G           Past two pay stubs
G           Proof of Current Residence (i.e. Phone/Utility bill/Bank Statement/Lease Agreement)
G           The Security deposit and first month’s rent shall be made payable in Certified Funds. If your application is approved, we
            require a minimum of 50% of the deposit to “hold” the home, followed by a signed contract within 7 calendar days. THE
            BALANCE OF THE DEPOSIT SHALL BE DUE ON OR BEFORE CONTRACT SIGNING. Contract start date shall be
            less than 21 days from date initial deposit is received. Any failure to comply with these terms could result in your lease being
            cancelled and/or deposit being forfeited to Epic Real Estate Group.


In the event that Epic Real Estate Group accepts a deposit from the you, the applicant, AND your application is approved and
subsequently the home is held for you yet you choose for any reason to not rent from Epic Real Estate Group, your security deposit shall
be applied towards rent until the property is re-rented.


The fact that you have filled out this application, and the fact that we have accepted the application for consideration and/or an initial
deposit from you, does not mean that you have a lease, or that Epic Real Estate Group, has agreed to rent to you. Our decision to rent to
you is based on a complete consideration of all the information you have provided. Any inaccurate, false or incomplete information
provided may result in a denial of your application and may result in rescission of any lease we might eventually enter with you. We
appreciate honesty and integrity and chances are we will work with your situation if you are upfront and truthful about it. We may be
requesting an investigative consumer credit report on you. By signing the application below, you are authorizing us to do so and
requesting that all reporting agencies provide such a report.


I certify that all the information given above is true and correct and understand that my lease or rental agreement may be terminated if I
have made any false or incomplete statement in this application. I authorize verification of the information provided in this application
from my current and previous landlords, employers, credit reporting agencies, and personal references.
