Agency to sell business. In consideration of your agreement to list and use your efforts to find a purchaser for the following described property, to wit, _________, together with the business known as _________[e.g., Jones Meat Market and Grocery Store] and stock in trade and trade fixtures, for $_____(debts owing by the business at time of closing to be paid out of purchase price or assumed by purchaser and credited on purchase price); undersigned gives you the exclusive right to sell the property [as an entirety] for that price. If a sale or exchange is made or a purchaser found for the property, by yourself or the undersigned or any other person, at the price and upon the terms specified in this agreement, or at any other price or terms which the undersigned may authorize or accept during the life of this contract, or is sold or exchanged within _________ months after the termination of this contract to anyone with whom you negotiated during the life of this contract and of whom the undersigned have been notified in writing, the undersigned agree to pay you _____% commission on the sale price.
