1.0 Introduction

3.0 Locality

The subject property is located on the border of Marsden and Waterford West,
approximately 30 kilometres south of the Brisbane central business district and
approximately 5 kilometres south of the Logan City Council Chambers in Logan Central.

The area is predominantly a residential locality providing affordable housing in the form
of single residential dwellings through to townhouse style developments interspersed
with a number of acreage style developments. Retail and commercial development is
situated along pockets of Kingston Road and more so along Chambers Flat Road west
of the subject site.

Immediately surrounding development comprises residential development, an early
learning centre to the immediate east, the Queenslander Tavern diagonally opposite to
the north, and a recently developed ALDI supermarket on the western boundary.
Marsden Park Shopping Plaza which is anchored by a 3,869sqm Coles with 37 specialty
retailers is located within close proximity on the western alignment of Chambers Flat
Road. Strip retail in the form of a number of convenience stores, some bulky good and
service trade retailers and service stations and fast food operators are also situated
along this trip of Chambers Flat Road.

4.0 Area Profile
At present the retailing sector within a 5km radius of the subject site is significantly under
supplied. The area capturing the surrounding suburbs including Marsden, Waterford
West, Kingston, Loganlea, Meadowbrook and Crestmead has an estimated population
of between 50,000 to 60,000 residents, with the Marsden area making up close to 15,000
of these residents. Housing within the area has a high percentage of rented properties
at 30% with young families and middle aged persons dominating the population
spread.



4.1 Forecasted Main Trading Area
The subject centre is expected to draw some additional patronage from beyond the
local area due to its convenience to passing traffic, its location on the homeward
bound side of Chambers Flat Road, and the lack of alternative local centres with the
same selection of goods on Chambers Flat Road or Browns Plains Road in the vicinity.
Chambers Flat Road hosts approximately 22,000 vehicles a day in the vicinity of the site
and it is expected that it will attract some dedicated trips from outside the local area
because other local centres, although more convenient, do not offer the same range
of goods at a competitive price-point at which the subject centre proposes.

5.0 Property Details
5.1   Land
The subject parcel comprises an irregular L shaped vacant allotment with an extended
frontage to Bourke Street. The site is vacant and predominantly cleared and has a
gentle crossfall from the eastern to the western boundary in line with street grade.

The property does not lie within affected areas of the flood overlay map and given its
general elevation is not considered to be susceptible to flooding. The site was originally
a large parcel of land which has subsequently been subdivided to accommodate
various ownership including the child care centre and ALDI supermarket. A registered
access easement (EMT A) provides vehicle access to the property.

5.2   Services and amenities

Electricity, reticulated water, sewerage, and telephone services are available to the
property. A bus stop is located within relatively close proximity along Chambers Flat
Road. The main development in the area offering a range of goods and services is the
Marsden Park Shopping Centre.

5.3   Road system, access and exposure
The subject property has frontage to Bourke Street which is a two lane, two way
bitumen sealed local through road linking Chambers Flat Road to Kingston Road. It
carries a moderate to high degree of traffic volume generally during peak periods.

The property has good exposure to the major intersection of Bourke Street and
Chambers Flat Road. The property also benefits from the fact that it is situated adjacent
an ALDI shopping centre which shares the corner of Chambers Flat Road with a
McDonalds Restaurant. On the opposite corner is a Tavern and on the opposite side of
Chambers Flat Road is Marsden Park Shopping Centre, hence the immediate locale
draws significant patronage from which the subject site can benefit from.

The site is ideally located on left hand side of the return home route towards Logan
Reserve/ Crestmead offering easier access than the Marsden Park Shopping Centre. A
slip lane off Chambers Flat allows for easy access into the site and the intersection
provides return access in all directions back
onto Chambers Flat Road.
