					Property Owners Insurance – Policy Summary
This document provides a summary of the significant features, benefits and limitations of the cover provided by our
Property Owners policy. For full details of the cover including complete terms, conditions and exclusions please refer to
the policy document.

Type of insurance and cover
TenantDeposit.com Property Owners Insurance is designed to cover the assets, earnings and legal liabilities of your Buy-to-Let
Business. Some Cover is optional and will only apply if you have selected them and they are shown on the policy schedule.
Duration of Cover
The standard duration of this non-investment insurance contract is 12 months.

Significant Features or Benefits & Significant or Unusual Exclusions or limitations

                                                      Section 1: Buildings

Cover
This Section of the Policy covers damage to Property caused by:
Fire, lightning, explosion, aircraft, earthquake, riot, malicious damage, theft, storm, flood, impact, escape of water, sprinkler leakage
and subsidence as defined in the Insurable Perils section of the Policy.
Some of these Perils are optional. The Policy Schedule will show which Insured Perils apply for each item.

Cover
This Section of the Policy covers:
Loss of Rent receivable as a result of damage to the property covered in Section 1 subject to the limit set in the policy schedule to a

                                             Section 3: Property Owners Liability

Cover
This Section protects property owners for their legal liabilities to pay compensation and legal costs for accidental death or personal
injury (excluding employees) and damage to third party material property.
The Limit of indemnity is shown on the schedule.

                                                 Section 4: Employers Liability

Cover
This Section protects companies for their legal liabilities in respect of claims from employees suffering an injury or disease arising
out of and in the course of their employment. The Limit of Indemnity inclusive of Legal Costs and Solicitors Fees is £5,000,000.

Cover
This Section of the Policy covers damage to Contents of the Property caused by:
Fire, lightning, explosion, aircraft, earthquake, riot, malicious damage, theft, Hold up, storm, flood, impact, escape of water,
sprinkler leakage, frost and Impact by vehicles, animals or falling tress.
Articles Insured:
Furniture, furnishings & carpets; documents, manuscripts and books to the cost of reinstatement of reproduction of the information
contained therein; pictures, prints and works of art of not more than £500 in value for any one item; personal effects of employees
to £250 any one person.
Some of these Perils are optional. The Policy Schedule will show which Insured Perils apply for each item.

How to make a claim
Should you wish to make a claim under your policy please contact your insurance adviser in the first instance or contact China
Insurance Claims Department as soon as possible. You must give us any information or help we ask for. You must not settle,
reject, negotiate or agree to pay any claim without our written permission. Full details of how to make a claim are included in your
policy document.

Your first point of contact should always be your Insurance Adviser or alternatively the office which issued the policy. If following

Compensation
China Insurance (UK) Ltd. are members of the Financial Services Compensation Scheme (FSCS). This scheme provides
compensation in case any of its members go out of business or into liquidation and are unable to meet any valid claim under its
policies. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of
business and the circumstances of the claim.
Insurance advising and arranging is covered for 100% of the first £2,000 and 90% of the remainder of the claim, without any upper
limit.

For compulsory classes of insurance such as Employers Liability, insurance advising and arranging is covered for 100% of the
claim, without any upper limit.
