Thank You for your inquiry regarding the Cape Santa Maria Villa Project. Cape Santa
Maria Beach Resort is located on the North end of Long Island, Bahamas which is about
300 miles southeast of Miami. The Resort was purchased in 1991 by Oak Bay Marine
Group of Victoria, British Columbia, Canada. Since that time there have been many
improvements made to the resort including additional Beach Front Bungalows, a Main
Beach House with restaurant, Gym, TV Room, Bar, offices etc. There are a total of 20
Beach Front Bungalows and 16 luxury villas that are only steps away from what is
considered one of the top 10 Beaches in the world and the best Beach in the Bahamas.
We offer many water activities such as fishing, scuba diving, sailing and most
importantly swimming in the warm and shallow turquoise waters on our talcum powder
beach. One of our main assets is our wonderful staff who often receive compliments from

Five years ago, the owner of the property, Mr. Bob Wright initiated his dream of building
privately owned Beach Front Villas extending along the beautiful beach adjacent to the
Resort. After a great deal of time and effort Mr. Wright was able to secure Government
approval to allow construction of these buildings. This involved applying and qualifying
for duty free and tax exemptions which would create significant savings in construction
costs and thus the sale price of each Villa. Building plans were methodically designed to
allow each Villa the maximum amount of beach front exposure while maintaining the
privacy and room to enjoy this beautiful paradise. Quality construction materials have
been carefully chosen to withstand the elements of a marine environment and assist in
minimizing the maintenance and upkeep of each building.
The Project Manager for the development is Mr. Peter Fox. Peter has been Construction
Manager since the inception of the project and recently took on the Project Management
position from Frank Berke who along with his wife Wendy recently retired from their
positions running the resort and villa project. Peter and his construction team are the
most sought after builders on Long Island and some of the best in the Bahamas. The

The newly resurfaced Stella Maris Airport is 8 miles from the Resort. There is a Bahamas
Customs Office at the airport for private pilots. Getting here is easy! Simply select from a
variety of Airlines that fly into Nassau and then take either Southern Air or Pineapple Air or
Bahamas Air to Stella Maris Airport, Long Island and we will have a taxi waiting for you.
You can also Travel direct from Miami or Fort Lauderdale to Georgetown on the Island of
Exuma (18 miles away), with American Eagle or Continental Airlines. Once in
Georgetown you can take a 10 minute charter flight to our resort with Island Wings

To date we have completed Building (A) “Sand Dollar”, Building (B) “Star Fish”,
Building (C) “Coral Sands” and Building (D) “Sea Horse”. We are currently
working on building (E) “Sea Grapes” (Estimated completion in Nov. 2009). We are
proceeding with construction in a very methodical way in order to maintain the
quiet ambience that our resort has enjoyed for so many years. In this regard
we have restricted our construction to only four Vacation Homes (Villas) per
year. Each Villa is a large 1800 square feet, which includes your private
balcony. There are four Villas per building, two upper and two main floor with
all four facing the beach. We have chosen quality building materials that are
ideal for the surrounding marine environment that we are so familiar with here
at Cape Santa Maria Beach Resort.

In the August, 2007 issue of “Islands Magazine”, Long Island was selected as
one of the top 10 Islands in the world to live on out of thousands of islands to
choose from. In Addition, for the past two years Cape Santa Maria Beach
Resort has been rated as one of the top five most popular resorts in the entire
country of The Bahamas by TripAdvisor.com. Another real advantage of our
development is that the Villas have all qualified for Duty Free Exemption from
Bahamian Government under the Hotel Encouragement Act. This allows us
Duty Free exemptions on most of our project including appliances and
furniture. The savings are substantial as applicable duties into the Bahamas
can be up to 60% on the purchase price of all goods and materials. We also
have a 20 year exemption on property tax. This is a huge advantage over
buying a lot somewhere on the island and building your own home, where duty
and property tax is applicable.

Upon qualification all purchasers will receive up to $50,000 in duty free
exemption on all furniture, art-work and accessories that they purchase. By
purchasing now, you are able to personalize your Villa by choosing from a

Q. How many Vacation homes are being built?
A. Only four Vacation Homes (Villas) per year. Very limited supply.

Q. How large are the Villas?
A. Each Villa is a large 1800 square feet which includes your own private patio

Q. What are the primary construction materials?
A. With 18 years experience building here in the Bahamas, we have chosen
   Material that is both contemporary in style and suitable to stand up to
   our marine environment. Everything from 40 year guarantee
   Fiberglass/ashphalt roof shingles, to engineered and steel strapped trusses
   including galvanized steel and high PSI concrete construction. Storm
   resistant glass with high wind ratings. Steel beams and 10 x 10 cement
   columns. 16 inch centers and extensive sound proofing throughout. We have
   gone to great lengths to surpass both Florida and Bahamian building codes.
   The buildings are extremely well constructed and built to last.
Q. How is the weather?
A. We are situated in the southern Bahamas about 300 miles southeast of Miami.
  The weather is warm year around with low humidity levels due to the soft trade
  winds. The weather is warmer in the winter months than the northern
  Bahamas and Florida. Situated on the lee side of Long Island on the head of a
  beautiful horseshoe bay which gives ample protection from any wind

Q. Will the construction of the Villas upset the quiet and serene
   atmosphere we are known for?
A. We are very careful to keep construction noise to a minimum and now that we
   are working on the fifth building, there is ample distance between our existing
   accommodation & the construction site to prevent any noise disturbance.

Q. Are there any similar projects in the area to compare to?
A. There are no other beach front projects like ours on Long Island.
   We are very exclusive and unique.

Q. With the purchase of a Villa are there any residency considerations in
   the Bahamas?
A. Yes, with a property investment of over $500,000 in the Bahamas the purchaser
   becomes eligible to apply for residency status. For a nominal yearly fee, the
   Villa owners are permitted to enter the Bahamas for an extended period of stay.

Q. Can the Villa owners use the amenities of the Resort?
A. Yes, just as with our guests at the Resort the Villa owners will have access to
   all of our amenities such as Restaurant, Bar, Kayaks, Bikes, Sail Boats,
   Gazebos, Beach Chairs etc. These a just a few of the many privileges of
   being a Villa owner.

Q. Is there a Marina planned in the Future?
A. Yes! We are fortunate to have an ideal marina location at the north
   end of the resort property. This area offers ideal protection for boaters and a
   natural entrance from the ocean into this protected basin. We expect to see a
   marina developed within the next two to three years.

Q. How do we get to the Resort and Villa project?
A. Getting to Cape Santa Maria Beach Resort and Villas has never been easier. With
   our close proximity to Florida a short plane ride and you are on the beach. You can
   travel through Nassau to our airport at Stella Maris via Southern Air Charters,
   Pineapple Air, and Bahamas Air or from Miami or Fort Lauderdale to Georgetown,
   Exuma and then take a 10 minute charter. Our reservation agents are very helpful
   in recommending the best way to come a visit us.

Q. What amenities do the Villas offer?
A. The Villas offer state of the art amenities such as: Central air-conditioning,
   Jetted Tub, Pure reverse osmosis water supply, 3 phase power, the finest of
   fixtures and appliances along with the availability of Fiber Optic high speed internet,
   satellite TV and of course the most incredible view of the beach and pristine
   turquoise waters of Calabash Bay.
Q. How much are the property taxes each year?
A. We are pleased to say that we have qualified for a 20 year exemption from
   property taxes through the Hotel Encouragement Act of the Bahamas. Without this
   exemption, the yearly property taxes would be in the range of $12,000.00. This is
   a significant savings for the purchaser and one we are pleased to offer.
Q. How are the Villas Furnished?
A. Along with the purchase price we are supplying stainless steel high end
   appliances: washer/dryers, refrigerator/freezer, microwave/fume
   hood, dishwasher, electric range, in-sink-rators, jetted tub in master, all light fixtures,
   Chandeliers, Ceiling Fans, laundry sink etc. The purchaser also will receive duty
   free exemption for up to $50,000 worth of furniture, art-work and accessories. We
   will assist with this arrangement.

Q. Will the Villas be available to rent and earn rental income for the owner?
A. Yes, each purchaser will be part of our rental program which is a great way
   to generate extra income during the times when your Villa is not being used
   by yourself or your close friends and families.

Q. Who will handle the marketing and administration?
   of the Rental Program?
A. Cape Santa Maria Beach Resort will handle the Marketing and administration
   of the Rental Program. The Villa owner will receive 51% of the net revenue
   received from all rentals. The owner will receive a monthly statement showing
   the expenses and revenue during the period.

Q. How does the Resort handle the rental rotation to insure that each owner
   receives their fair share of rental opportunity?
A. To ensure equality and fairness in the rental program, we will rotate each unit
   as rental requests come in. The exception will be if a guest requests a
   specific Villa when booking a rental reservation. This gives the owner lots of
   incentive to assist in the promotion of the rental of their own vacation home. If the
   owner contacts the resort and gives us the name of a guest that wishes to rent their
   Villa, we will of course direct the guest to that Villa even though they may not
   be next on the rotation schedule.

Q. What do the Villas rent for per night?
A. There is a minimum of a three night stay. During the peak season they rent
   for $795.00 per night and during the value season they rent for $595.00 per
   night. (Subject to change)
Q. What is the projection of return for a Villa owner on the Rental Income?
A. We cannot give projections in this regard due to the regulations of the U.S.
   Securities Commission but we can tell you that the current owners have been very
   pleased with the rental return thus far.

Q. How will the utilities be handled?
A. Water and Power are metered into each Villa. We make our own pure reverse
   osmosis water and it is supplied to each Villa for the cost of production. Satellite TV
   telephone and high speed internet is billed monthly.

Q. What additional costs should the owners expect?
A. Besides the costs for utilities as described above, there is a monthly
   common area maintenance fee of around $190.00 to handle garbage remove,
   grounds upkeep, landscaping, maintenance etc. The Management Company which
   handles the daily administration of your Villa including paying utilities, cleaning,
   inspections etc., is running around $90.00 per month. Insurance is extra. To date
   the rental income typically far exceeds the monthly fees. (Fee structure is subject to change).

Q. Can I rent my villa on my own?
A. You can send people down to rent but ALL rentals must go through the
   Resort. Not only is it our policy but it is Bahamian Law.
Q. Is smoking allowed in the Villas?
A.   It’s up to the owner but for rental guests - NO! Only on patios!

Q. Are Pets allowed?
A. Not by renters. The owners are allowed up to two dogs of which each one
   must not be more than 12 lbs. (see restrictive covenants).

Q. What has been the most significant comment made by people when they
   first see the villas.
A. It is hard to pick one thing but it is most probably the spectacular beach and
   views from the Villas. The most common word we hear from people
   entering the Villa for the first time is “WOW” what a view. The “WOW” factor.

Q. How do I know that my investment is secure?
A.   The development is being done by Oak Bay Marine Group of Victoria, British
     Columbia, Canada. This is the parent company of Cape Santa Maria Beach
     Resort and Villas. The company is owned by Mr. Robert Wright who has owned
     and operated the corporation for the past 45 years. You are welcome to contact

FURNITURE OPTION

Through special arrangements with the Bahamian Government, each Villa
purchaser will qualify to receive up to $50,000.00 worth of duty free exemptions
on furniture, accessories, art work etc. You can either work with an interior
designer or select the furniture and amenities yourself. We will provide you with a
complete furniture & amenity list along with the guidelines to insure that you meet
the criteria required for duty free exemption. Duty on furniture, art-work, and
accessories can range from 35% to 100%, so the savings are substantial. It will be
the purchaser’s responsibility to insure that all the furniture and accessories are
consolidated and shipped to The Villas at Cape Santa Maria and we will be there to
assist you every step of the way.

1. DUTY FREE SAVINGS: The villas are being built duty free under the hotel
encouragement act of the Bahamas. Duties run 35% to 100% on most imported materials,
appliances etc. This saves hundreds of thousands of dollars in duty per building.

2. PROPERTY TAX EXCEMPTION: The resort villa development has received a 20
year exemption on property tax for each villa owner. Property tax is normally around
$11,000.00 per year per villa. This is a savings of $220,000.00 over 20 years.
