Zakynthos island
Zakynthos is the southernmost island of the
Ionian group lying to the west of mainland
Greece and to the east of Italy. In all there
are six main islands – Corfu (Kerkira), Paxos,
Lefkada, Kefalonia, Ithaca and Zakynthos.
Paliovigla is situated at the north-eastern
end of the island. We have around three
acres of land; the nearest property is about
350 metres over the ridge of the hill (and
completely out of sight). The villa

Taking the coast road north from Micro
Nisi leads to the port of Agios Nicholas (12
minutes from the villa) where there are
more tavernas, a pebble beach, boats to the
famous blue caves and of course to
Shipwreck Bay. Day trips to Kefalonia are
easily possible as the ferry arrives every
morning and returns the evening of the
same day.
The coast road to the south leads to the
hillside village of Katistari – about 25
minutes away (with pharmacy and
supermarket). Ten minutes from Katistari is
the town of Alikes – this boasts a hole in the
wall, a supermarket and an Internet café.
Continuing on the coast road south across a
wide plain surrounded by grapes, bamboos
and olive and almond groves you eventually
arrive at Zakynthos town itself.
The international airport lies just to the
west of Zakynthos town. The drive from the
Villa Paliovigla to the airport is around 45
minutes.
The villa
Paliovigla has a large swimming pool, covered
verandas, terraces and a large courtyard –
ideal for al fresco dining.
The sitting room and fully fitted kitchen are
at the front of the house and lead directly
to the large roofed terrace sweeping around
the villa.
From any point on the terrace there are
stunning views across to the Peloponnese,
Kefalonia and to the south of the island.
Three of the double bedrooms are at the
back of the house, the fourth a gallery room
on the first floor overlooking the hall. Two
of the bedrooms have access to their own
private sun terraces with plenty of shade.
There are three bathrooms, two of which
are en-suite. Excluding the gallery bedroom
all the rooms are on one main level.

high standard with a combination of local
pieces and a variety of antiques
From the terrace the views continue in
almost a complete arc of 360 degrees back
up the mountain.
The terrace is over 4 meters deep and fully
roofed – with Lloyd Loom chairs and tables
scattered around, hammocks swung across
the main beams to relax in, and at the
southern end a dining table and barbecue.

The combined sitting room and kitchen is
extremely spacious with a stunning vaulted
ceiling made from handcrafted timber roof
beams. The kitchen is fully fitted with an
electric oven and hob, fridge, dishwasher,
and double sink.
The work surfaces are a combination of local
granite and oiled African hardwood.
The sitting room has fitted seating and a
traditional fireplace and chimney. The three
seater sofa was hand made by a local
craftsman specifically for the villa. There is
a large collection of books – fiction and also
reference – including star charts etc.

One of the many advantages of the unusual
design is that apart from maximising the
spectacular views it also provides different Perhaps surprisingly we have central heating
spots for eating, dozing and reading at any installed – useful early May and end October

From the upper villa terrace there are steps leading
down to the lower terraces with the swimming pool to
one side (10 x 5 metres) and a further terrace with a
full size outdoor table tennis table and a circular
trampoline (4.6 meters in diameter).
Activities – fun things to do
The pool, built below the villa’s main
fully roofed terrace, is 10 meters by
5 meters and is fine for small
children. – it’s fully maintained and
cleaned every two days.
Further afield are the beaches, but
none no further than 12 minutes. At
this end of the island there are few
tourists so the beaches are very quiet
even in the middle of summer.
Close to the port of Agios Nikolaos is
Sophia’s (an extraordinary and
wonderful bar – it has to be seen to
be believed) stacked full of the most
fascinating artworks.
Agios Nicolaos with its pebble beach,
restaurants (La Storia on the
waterfront is particularly pleasant),
and one solitary shop is also the port
fo rthe ferries to Kefalonia. And it’s
also the main departure point for
boat trips to the Blue Caves and
Shipwreck Bay.
Through the seasons
Paliovigla set on a hillside, surrounded by
olive, brush, and wild prompts a feeling
of peace and serenity. If you simply
want to sit in the shade and relax –
enjoy the view over a glass of ouzo and
read a book – it’s very easy to do so
But if you really want to be active – then
there is so much to do – irrespective of
age – day and night.
The summer season is long on Zakynthos, direct flights begin in May, but off-season it’s
easy to fly via Athens and then on to Zakynthos with Olympic Airways. Early or late in
the year is ideal for painting and walking holidays – when it’s warm but not yet too hot.

Walking
If it’s walking, again there is no shortage of
beautiful walks. Above and behind Paliovigla are
the most beautiful pine-covered mountains and
hills. In the spring and autumn flowers of every
kind fill every available space, filling the air with
fantastic scents.
Throughout the spring the coastline of cliffs
and beaches surround fields of bright coloured
wildflowers and red poppies.
The port of Agios Nicolaos

abundance and not a hotel or disco in sight.

building on the shore line in the north makes it easy to indulge in Odyssey fantasies if
you take a boat or kayak out into the bay. Odysseus's tomb is said to be on neighbouring
Cephalonia…

Getting to Zakynthos
By air
There are several direct flights per day from a variety of airports in the UK from the
beginning of May through to the end of October. The flight time from London Gatwick is
3.5 hours. There is also a daily Olympic Airways return service from Athens.

Terms and Conditions
1. The property known as the Villa Paliovigla (“the Property”) is offered for holiday
rental subject to confirmation by Peter Little (“the owner”)
2. To reserve the “Property”, the Client should complete and sign the booking form
and return it together with payment of the initial non-refundable deposit (25%
of the total rent due). Following receipt of the booking form and deposit, the
Owner/agent will send a confirmation invoice and statement. This is the formal
acceptance of the booking.
3. The balance of the rent together with the security deposit (see clause 5) is
payable not less than eight weeks before the start of the rental period. If
payment is not received by the due date, the Owner reserves the right to give
notice in writing that the reservation is cancelled. Reservations made within
eight weeks of the start of the rental period require full payment at the time of
booking.
4. A security Deposit of £100.00 for the rental period is required in case of, for
example, damage to the property or its contents. However, the sum reserved by
this clause shall not limit the Client’s liability to the Owner. The Owner will
account to the Client for the security deposit and refund the balance due within
six weeks after the end of rental period.
5. Subject to clauses 2 and 3 above, in the event of a non-insurable cancellation,
refunds of amounts paid will be made if the Owner is able to relet the
“Property”, and any expenses or losses incurred in so doing will be deducted from
the refundable amount. The Client is strongly recommended to arrange a
comprehensive travel insurance policy (including cancellation cover) and to have
full cover for the party’s personal belongings, public liability etc, since these are
not covered by the Owner’s insurance.
6. The rental period shall commence at 4.00 pm on the first day and finish at
10.00am on the last day. The Owner shall not be obliged to offer accommodation
before the time stated and the Client shall not be entitled to remain in
occupation after the time stated.
7. The maximum number to reside in the “Property” must not exceed ten persons
unless the Owner gives written permission.
8. The Client agrees to be a considerate tenant and to take good care of the
“Property” and to leave it in a clean and tidy condition at the end of the
rental period. Although a final clean is included in our season prices, the
Owner reserves the right to make a retention from the security deposit to
cover additional cleaning costs if the Client leaves the “Property” in an
unacceptable condition. The Client also agrees not to act in any way which
would cause disturbance to those resident in the neighbouring properties.

9. The Client shall report to the Owner without any delay any defects in the
“Property” or breakdown in the equipment, plant, machinery or appliances in the
“Property”, swimming pool or garden, and arrangements for repair and/or
replacement will be made as soon as possible.
The owner shall not be liable to the Client:
for any temporary defect or stoppage, in the supply of public services to the “Property”,
nor in respect of any equipment, plant, machinery appliance in the “Property”, swimming
pool or garden.
for any loss, damage or injury which is the result of adverse weather conditions, riot,
war, strikes or other matters beyond the control of the Owner.
for any loss, damage or inconvenience caused to or suffered by the client if the
“Property” shall be destroyed or substantially damaged before the start of the rental
period and in any event, the Owner shall, within seven days of notification to the Client,
refund to the client all sums previously paid in respect of the rental period.
11. Under no circumstances shall the owner’s liability to the Client exceed the
amount paid to the Owner for the rental period.
This contract shall be governed by English law in every particular including formation
and interpretation and shall be deemed to have been made in England.
