your rental agreement, in accordance with paragraph #8.

R-1 KEYS

You have been given a set of keys for your apartment. There should be:
Key for front door, keyed-alike door and deadbolt locks
Key for rear door, keyed-alike door and deadbolt locks

Breaking in or entering through a window is strictly forbidden. One suggestion would be
to place a spare key in a sealed envelope to leave with a trusted friend or relative.

You may have additional keys made as you require.

Both front door and back door locksets are changed between each tenancy.

R-2 RENTS”

   Paying your rent early can save you money. Paying your rent late invokes penalties
that should be avoided.
Rent should be paid by check from a local bank, or by money order made out to:

R-3 APARTMENT USE:
        Apartments are for residential use and for no other purpose. No one is to get up
on a roof for any reason or to provide any device which may enable anyone to ascend to
the roof. (no ladders) Persons violating this rule will be subject to immediate eviction.

R-4 GUESTS:
        The manager must be notified of any guests staying with you for more than one
week. At the manager’s discretion, up to two guests may stay for one week (total 7 days)
provided that the names and addresses of your guests are given to the manager prior to
their arrival. Absolutely no pets may be included.

        Unauthorized guests (except as noted above) will be a non-compliance of your
lease and your rent will be increased 50% per person not listed on your lease agreement
or you will be evicted.

R-5 PETS:
       Some pets will be considered for some apartments:
One fish tank is permitted
A caged bird or two is permitted
A cat must be neutered or spayed and approved for a pet lease.
A dog must not exceed 20 pounds full grown suitable as an indoor pet, licensed
(inoculated against rabies) and approved for pet lease. Dogs must be leashed at all times
when out of their apartment.

Anyone interested in the responsibility of owning a pet must agree to total liability for
said pet.

Pet deposit is $500 and is non-refundable. Additionally, pet leases are additional $20.00
per month.

                         IMPORTANT NOTICE
ANY PET IN YOUR APARTMENT OR BEING FED FROM YOUR APARTMENT
WILL BE CONSIDERED YOUR PET AND PET FEES AND RENTS WILL APPLY
TO YOUR CURRENT RENTAL PERIOD. (RETROACTIVELY)

R-6 PARKING:
        Two parking places are assigned to each apartment. Cars may be washed there,
but we ask that NO repair work be done, gas or oil spilled or disabled or unlicensed
vehicles left parked there. Your guests may use your space or park in the street, but they
must not park in a neighbor’s space unless arrangements have been made with the
neighbor to do so. Also, visiting in the parking lot is discouraged, guests should be
invited inside.

        Tenants operating a third registered vehicle must arrange for a space from the
manager at a charge of $35.00 per month, providing that space is available. Parking in a
neighbor’s space is not allowed, and will be subject to a charge of $7.00 per day per
violation.

R-7 SECURITY:
        Any neighborhood is more secure when there is neighborliness. Any time you
feel that we should have an official neighborhood watch program, speak to the manager.
In the meantime….if a situation appears suspicious the police should be called to
investigate. It is in our best interest to notify me of mutual problems, such as vandalism
or rowdy behavior. No one wants to live in a neighborhood that has lost control.

        Please maintain the good habit of keeping doors to both your car and your
apartment locked. It would be a good idea to leave a spare key in an envelope with a
trusted friend or relative, as without a key our apartments are not easily entered without
causing damage

R-8 SAFETY
        Please Report any unsafe conditions in or around your apartment. Please help us
in removing any dangerous materials from our premises such as glass, sticks, rocks,
string, or rope. Flammable liquids should not be stored in apartments.
R-9 FIRE EXTINGUISHERS
        Study the operating instructions on the label. Remove and replace the
extinguisher a few times in order to be able to do so quickly if needed. Do not test by
discharging. It has a gauge. Do not inhale the dry chemical. In case of contact, flush
with water. After the fire is out, clean up the chemical powder immediately to avoid
corrosion, then return the extinguisher to the manager for a replacement. Remember that
this extinguisher is for kitchen fires of flammable liquids.

R-10 EMERGENCY INFORMATION
       There are water shut-off valves provided at all fixtures. In addition there is a
main water shut-off valve located outside your apartment on the supply pipe that feeds
your apartment.
       Your electrical circuit breaker panel is located in the hallway or on the living
room wall next to the hallway. There is an additional main electrical disconnect next to
your electric meter (under waterproof lid) on the front of the building.
NOTE: Never shut off water to the water heater without first shutting off electricity to
the water heater.

ALSO NOTE: Before installing a washer or dryer, please contact us. We will inspect the
faucet packing and prepare the access to the laundry room.

R-11     PATIOS
       Front patios are part of our landscaping. We will maintain them. They are not
intended for any utilitarian use or as a play area. Please leave nothing out that we will
have to pick up. A grill may be kept on the back patio, but please remove it ten feet away
from any building structure before lighting it. Patios must be kept clean and clear as
emergency exits or access. Unattended articles become a management problem.

R-12 QUIET
        Peace and quiet are valuable commodities. Please observe quiet between the
hours of 10:00 PM and 8:00 AM. Also, take into consideration that some people must
sleep at other periods of the day as well.


R-13    CHILDREN:
        Children must be supervised, properly dressed, and cared for. A baby sitter must
be responsible for children in parent’s absence, and must be a reliable person. It is
important that children be supervised and not become a problem for the manager. We
ask that there be no ball playing, organized sports, or running around the buildings.
        WADDING POOLS must be no more than eight (8) inches deep, and no larger
than three (3) feed in diameter.

R-14 MAINTENCE
      In addition to maintaining the refrigerator, the air condition (including filter), all
plumbing, and, of course, the building itself, we are pleased to furnish replacement
fluorescent tubes for your lights that need them. We will replace smoke detector
batteries, fire extinguishers that have been used in your apartment and air filters.
        WHEN YOU REQUIRE MAINTENCE, please call or drop a note to us.
PLEASE do not undertake any repairs yourself, except in an emergency. A significant
portion of the rent you pay is for maintenance. Never attach anything, paint anything, or
change anything without permission of the manager. Use of nails or stick-ons of any
kind will require charges for removal and repair. Use of regular picture hooks is
permitted.

R-15 PEST CONTROL
       Pest control is provided without charge for your residence the first of each month.
With a program of monthly treatment, a clean residence should not have a pest control
problem. Please do not allow your doors to stand open, which lets roaches, palmetto
bugs, spiders and flies to come in. In order to be most effective our monthly pest control
should be accompanied by the following practice
       1. If you must store paper bags, rags, etc. they should be stored in plastic bags
           with ties.
       2. Plastic garbage bags should be used in wastebaskets as liners
       3. Rinse out drink bottles and take to trash immediately.
       4. Do not place food or discarded food out of doors.
       5. Finally, please be assured that we recognize and appreciate your efforts and
           assistance.

R-16 REFUSE (GARBAGE)
        Your weekly trash pick up days are Monday and Thursday of each week. It is
important that you take the large brown trash cans to the curb before 5:30 am of those
days. We suggest you take them out the night before. There is a roll-back fee of $11.00
charged by KUA if they come by the day following your pick up and the cans are not
back to their original places. Please be aware of this as it can get costly. You are
responsible for your trash cans to be to the curb and returned. Please use trash bags to
transfer your trash into the brown trash containers and keep the lids closed.
        For health and safety, tires, paint, batteries, or any hazardous waste cannot be
placed into the brown trash cans.

R-17 CLOTHES LINES
        Ample clothes lines are provided and maintained. Please do not hang items on
fences, temporary lines, etc.
        When it is necessary to mow or run sprinklers we will request that you remove
items from the clothes lines.

R-18 GENERAL CLEANING
       Use only “soft scrub” products in the tub area. Tile may be cleaned with a mild
detergent or Murphy’s Oil Soap. Do not wax any of the tile floors. Refrigerates or best
cleaned with a tablespoon of baking soda to a quart of water. PLEASE DO NOT USE
ABRASIVE CLEANERS ON ANY PART OF THE APARTMENT.
R-19 APPLIANCES
        See your microwave, refrigerator and oven booklets. Your frost-free unit is
designed to run often and control temperature precisely. Because moving air will dry out
food, keep food covered or wrapped. If the water supply is turned off, the ice maker
should also be turned off. Shaking the ice bin gently each day will keep the ice from
sticking together.

R-20 SAVING ON UTILITIES
        Please recognize the efforts that have been made to help you keep lower utility
bills. With the proper use of shades, draperies, ceiling fans, and special air filters, I hope
we can make a difference.
        Hot water is usually set at 110-115 degrees. Shutting off the circuit breaker to the
hot water tank is not necessary and will damage the circuit breaker. We have covered
exposed piping and installed hot water heater jackets for maximum conservation of this
appliance.
        Knowing where your electricity is being used is the first step to conservation.
There is a main electrical breaker that shuts off the electricity to your apartment, which
is located at your electric meter. There is also a water stop valve located just below your
outside house connector.

R-21 MOVING:
       Remember to give sufficient notice of your planned move. Once you have
cleaned and restored your apartment to its original condition, return the keys, If this is
accomplished earlier than your rent due date we will return any rent money due you.
REMEMBER; THE APARTMENT WILL NEED TO BE INSPECTED WHILE THE
UTILITIES ARE STILL ON.

R-22 CLEANIGN CHARGES
      Under some circumstances you may not be able to clean your apartment
completely when you vacate. Some of our cleaning charges are listed here
      $10.00 each for lavatories, walls, kitchen sinks, window shades and windows.
      $20.00 each for cleaning bathtubs, refrigerators, shower stalls and toilets
      CURRENTY HOURLY RATE for cleaning or removing crayon, ink, stickers,
gum and for oven cleaning.

R-23 Direct TV
Re: Direct TV satellite installations

Please be advised that there can be no satellite installations on the roof of any house. If you are
subscribing to Direct TV and need a satellite placed on the property, please contact us prior to doing
so. There are places on the building that it will be permissible but definitely NO ROOF
INSTALLATIONS.
