Almquist Hansen, LLC. Founded in January, 2005, Almquist Hansen, LLC specializes in
creating 55+, lifestyle environments that maximize youthful living for active adults! Our
communities are generally 150 to 200 rental units with lifestyle amenities including private
dining, a wellness center and day spa services, house-keeping optional, clubroom lounge and
game facilities, pool and water treatment areas, business center and library, outside gardening and
activities center, and in-house activities coordinator – whom we affectionately call our “Cruise

What we are not! Our communities are not nursing homes. They are not AL (assisted living).
They are not CCRC’s (continuing care retirement communities). To reside in our community,
you do not have to assign or sell any nest-egg assets. Our communities are not hotels, but we are
inspired by the older, upscale retirement living of the late 1940’s and 1950’s found in New York
City at hotels such as the Waldorf Astoria. Our communities are IL (independent living) rental
apartments for people 55 years of age and older who are fully ambulatory and capable of living
independent of any assistance from others. Most of our residents will be active adults primarily
75 years of age and older.

This specialty, senior niche which is the focus of Almquist Hansen, LLC allows seniors the
opportunity to re-think their active adult years. Research indicates that seniors who are happy
and live positive, active and healthy lifestyles will live seven years or longer!

The senior community in greater Atlanta expands daily. Market data indicates that currently,
almost 50% of Atlanta’s senior residents will move into the Atlanta area. Many of these seniors
are being labeled “half-backers” because as retirees, they moved south to Florida and warm
climate states, only later to move “half-way” back to the Atlanta area to live near their children
and grandchildren. Also, the recent hurricanes along the Atlanta and Gulf Coasts are driving
many seniors to North Georgia, Tennessee and North Carolina.

                                        The Lodge at BridgeMill

The Lodge at BridgeMill is the first senior housing community developed by Almquist Hansen,
LLC. Scheduled to open in August of 2007, The Lodge will offer 150 rental units with private
dining and clubroom bar facilities overlooking the signature 16th green at the BridgeMill Athletic
Club. Construction financial is provided by National City Bank.

                                 Towne Club at Peachtree City

Almquist Hansen, LLC is in active development on a similar community entitled the Towne
Club at Peachtree City. The Club will offer 145 rental units, again with private dining. Due to
the specific nature of Peachtree City and it’s more than 70 miles of golf cart paths, the Towne
Club will also offer covered golf cart parking for its residents along with all of the amenities
offered at The Lodge at BridgeMill. Glenmont Capital Management and Clark Properties are
providing development equity. Construction debt financing is provided by Wachovia Securities.
Construction on the Towne Club will begin in late April, 2007 with the grand opening projected
for June, 2008.

                                      Columbus, Georgia

Almquist Hansen, LLC’s third community will be a mixed us, residential and retail lifestyle
center located in the fast growing Columbus, Georgia. Almquist Hansen, LLC is developing a
192 units senior housing community with private dining. The complementary retail village will
offer specialty retail to support the neighboring north Columbus community and the Towne Club

Additionally, Almquist Hansen, LLC is in active development on a senior community located in
Rome, GA. It is also actively developing another mixed use retail and residential community
with public – private dining facilities located in Douglasville, GA.

                                PROJECT TEAM

Greg Almquist. Mr. Almquist has been developing, financing and managing multifamily rental
communities since 1987. As former Vice President of Ambling Development Company
(, he focused on developing and financing off campus student housing. The
latest community, University Plaza ($34M) located at Binghamton University in New York had
its ground breaking in August, 2004.

Prior to joining Ambling, Mr. Almquist was founder and president/CEO of GrandMarc, LLC, a
developer and manager of off-campus student housing ( GrandMarc
developed, managed and financed significant off-campus student housing projects at the
University of Minnesota ($25M) and the University of California, Riverside ($35M).

Prior to that, he was executive vice president of Pinnacle Realty Management Company where he
was responsible for national business development. Pinnacle was formerly the second largest
manager of third-party owned apartments in the nation and a pioneer in the initiative to privatize
public housing management. Mr. Almquist was instrumental in Pinnacle’s acquisition, merger
and reorganization with Sovereign National Management Company and Phoenix Realty Group in

From 1987 to 1994, Mr. Almquist was an executive with Lincoln Property Company where he
was involved with financing, developing and managing Lincoln’s south Florida residential
apartment communities. Between 1992 and 1994, Mr. Almquist worked nationally for Lincoln
marketing its third-party management and investment services to major lenders, owners and
capital investors.

While at Pinnacle, Mr. Almquist assisted in starting its Public Housing Division that focused on
the privatization of public housing. In 1994, Pinnacle was awarded a fee management contract
with the Miami Dade Housing Agency that privatized the management of some of its public
housing. That contract was renewed annually for ten years. In 1995, upon invitation from HUD
officials in Washington D.C., Mr. Almquist participated in a think tank regarding the
privatization of public housing. Pinnacle later managed public housing assets for the Chicago
Housing Authority, Housing Authority of Puerto Rico, St. Louis Housing Authority and the
Atlanta Housing Authority, totaling more than 10,000 units of public housing.

Almquist was a member of the Property Management Committee of the National Multi Housing
Council (NMHC) and is a frequent speaker at regional and national real estate conferences. A
former member of the Florida Bar Association, Almquist earned his bachelor’s degree in political
science from Wabash College and his law degree from Indiana University School of Law. He
also studied at St. John’s College, Oxford, England.

Norm Hansen. As a former Vice President at Ambling Companies, Mr. Hansen was involved
in developing and financing tax-credit senior living communities ( In 2004,
his team developed three senior communities ($40M) in Metropolitan Atlanta, and acquired and
repositioned three unrestricted market rate communities ($28M). Each of the new, senior
apartment communities was 150 units.

Prior to that, Mr. Hansen participated in forming Prime Communities, LLP (an affiliate of Post
Properties), which developed a senior independent living community ($18M) in metropolitan

For five years prior to that, Mr. Hansen served as president/CEO of Heritage Retirement Homes,
LLC which he co-founded. Heritage acquired and operated four, senior assisted living
communities located in the Atlanta area.         He also personally supervised the day-to-day
operations of the food and beverage services offered at the Heritage communities.

Before starting Heritage, Mr. Hansen was a partner in Retirement Residence Incorporated of
Alabama where he developed an assisted living community and assisted in repositioning a
combined independent and assisted living community.

Mr. Hansen also spent much of his career in commercial banking and finance. In 1986, he joined
Security Pacific National Bank as first vice president where his department originated
construction and intermediate term loans, and provided credit enhancement facilities for
structured real estate finance transactions in the United States and European capital markets. Mr.
Hansen managed a senior debt unit for Security Pacific International Merchant Bank in London,
England from 1988 to 1991.

In the 1970’s, for Mortgage Trust of America, a NYSE REIT, Mr. Hansen devised an operational
and development plan to convert two major Florida hotels to life care communities. In 1979, he
joined Hilton Hotels Corporation as director of real estate development where he directed and
monitored the development and construction of over $500 million dollars in hotel and related real
estate projects.

Mr. Hansen holds a Bachelor’s degree from California State University, is a graduate of the
School of Mortgage Banking at Northwestern University, and has completed study in project
management at the Wharton School University of Pennsylvania. Most recently, Mr. Hansen
participated in a Symposium on Senior Housing Design sponsored by the National Endowment
for the Arts, the University of Maryland and Neighborhood Development Collaborative. As a
contribution to the research conducted for the symposium, Mr. Hansen authored and presented
two position papers, an overview of Senior Housing Demographic Analysis and the other, The
History of Senior Housing Development.


Wm. Millard Choate.         Mr. Choate, President and CEO of Choate Construction Company ( ), founded the company in 1989. The Company now has five offices
throughout the southeast. Choate Construction employs over 430 people. Due to the financial
strength, depth of experience, and reputation, the firm has experienced steady growth to an annual
volume in excess of $350 million. Mr. Choate was named 1992 Entrepreneur of the Year by
Merrill Lynch, Ernst & Young, Inc. Magazine. Mr. Choate also founded the Choate Foundation
for support of worthwhile charitable causes.

Mr. Choate is also President of Newcastle Properties and Structured Properties, which develop
and construct office and industrial facilities. He is also a partner in several project specific real
estate joint ventures. Mr. Choate has been involved either as a principal, an investor in the
successful construction and completion of more than 20 real estate projects with an estimated
value exceeding $60M.

       Choate Construction Company is a $350 million dollar per year commercial

Property Management and Marketing is provided by First Renaissance of America. First

       Robert Johnston. First Communities. Mr. Johnston, president / CEO of First
       Communities founded the company in 1978. First Communities is a leading, full service,
       property management company headquartered in Atlanta, GA and currently manages a
       portfolio of 16,000 units comprising 60 communities located in Georgia, Alabama, North
       Carolina, South Carolina and Florida. Mr. Johnston and First Communities have been
       responsible for the management operations of over 220 different apartment communities
       throughout the southeast with a total, cumulative portfolio of over 55,000 units. Staff at
       First Communities also has experience managing commercial space including high-rise
       and low-rise office, shopping centers and office/warehouse. First Communities staff
       offers services in marketing, maintenance, training, purchasing, insurance, renovation,

     Debbie Phillips. The Quadrillion. Ms. Phillips is the founder and head of The
     Quadrillion, a full service management firm specializing in training, marketing and image
     development, in particular, for active adult and senior housing communities. Blending
     management plans designed in conjunction with their ownership clients, supported by the
     training of hand-picked on-site staffs, implemented with demand driven marketing
     techniques reflecting the clients’ goals, and controlled by carefully coordinated image
     development, The Quadrillion staff delivers solution oriented positive results for its
     clients. Ms. Phillips is a Doctoral Candidate at the Georgia Institute of Technology. She
     has a Master of Science degree in Consumer Economics and Housing from The
     University of Georgia. Her BA is also from The University of Georgia in consumer
     journalism. She is a Certified Property Manager from the Institute of Real Estate
     Management. She also holds the Certified Marketing Executive; Certified Senior
     Housing Marketing Specialist, and Certified Sales Executive designations. She is also an
     active member of the American Society of Training and Development, the Georgia
     Apartment Industry Education Foundation, Institute of Real Estate Management,
     National Apartment Association, National Council on Seniors Housing, and the Society
     of Sales and Marketing Executives. (


     Niles Bolton Associates. Niles Bolton, AIA and Dan Meacham, AIA. Headquartered
     in Atlanta, Georgia with additional offices in Alexandria, VA, the firm currently employs
     more than 160 people consisting of 26 nationalities with training experience from 68
     design schools. Since its founding in 1975, Niles Bolton Associates and its subsidiary
     companies have designed projects in over 39 states and 14 countries. The firm offers
     architecture, interior, landscape architecture and urban design services for all types of real
     estate products. Since its beginning, it has designed more than 300,000 housing dwelling
     units, most of which have been all types of multifamily products. Niles Bolton Associates

     Center Cut Restaurant Group. Center Cut Restaurant Group is an affiliated company
     of HMS Golf Management ( Since 1978, HMS has been involved
     with developing and managing over 25 golf course related projects. Center Cut currently
     offers food and dining services at the following golf and country club communities:
     Bentwater, Atlanta, GA; BridgeMill, Atlanta, GA; Towne Lake Hills, Atlanta, GA;
     Deercroft, Pinehurst, NC; Island West, Hilton Head, NC; Southbridge, Savannah, GA;
     Sienna Plantation, Houston, TX.      Center Cut is also a partner in the Winchester
     Woodfire Grill in Canton, GA and the Right Wing Tavern in Woodstock, GA.

     Doug Foley. Mr. Foley is a principal of Center Cut Restaurant Group and Director of
     Food and Beverage Operations for HMS Golf Management. Mr. Foley is responsible for
     all food and beverage activities including initial staffing, setting of the menus, vendor
     negotiations, staff training, development and design of kitchen and dining facilities,
     ongoing daily operations, and financial oversight. Prior to joining HMS, Mr. Foley was
     Director of Operations for Buckhead Roadhouse – Real Restaurants and Area Director
     for Ruby Tuesday’s in Atlanta. He has also provided food and dining services for select,
     senior assisted living communities.
