					                 BONUS DENSITY/WORKFORCE HOUSING UNITS CALCULATOR

DIRECTIONS - STEP 1: Enter the desired bonus density rate in line 1 of the calculator. The unit
density may be increased by no more than 30% over the density allowed in the underlying zoning
district. In exchange for this increase in density, the developer must designate at least 17% of the total
number of dwelling units as WFH units. If the maximum increase in density of 30% is not desired, the
percentage of WFH units required shall maintain the same ratio of 30% to 17%. For example, if you
desire a 20% bonus density, then the percentage of WFH units must be 11.33% of the total number of
units. The calculator will compute this automatically (see line 4) once you enter the bonus density rate.
STEP 2: Enter the total number of base units planned for the development on line 2 of the calculator.
The calculator will compute the number of bonus units, the total number of units with the bonus, the
required number of WFH units and the number of bonus market units.
