What is Dubrovnik Sun Gardens?

Opened in July 2009, Dubrovnik Sun Gardens (www.dubrovniksungardens.com) is an integrated 5-star
resort set on the Adriatic Sea close to the historic city of Dubrovnik – one of the most famous UNESCO
World Heritage Sites. The owners and guests of Dubrovnik Sun Gardens value the perfect blend of
past and present - the Adriatic lifestyle with modern facilities and amenities to hand, together with
the rich history and culture of the nearby Dubrovnik.

Who designed the Radisson Blu Dubrovnik Hotel and Spa?

Architecture

Croatian architects Branimir Medic and Pero Puljiz combined to create one of the most architecturally
dramatic hotels at Dubrovnik Sun Gardens. The vision for the resort was to capture the expansive
views of the Adriatic Sea and Elafiti Islands whilst preserving a private feel.

The two architects worked together for various architecture firms in Zagreb in the 1980s. In 1990 they
continued their studies at the Berlage Institute in Amsterdam, where they both attained a Master of
Excellence in Architecture degree. During their studies they received an honourable mention for the
harmonization of Yokohama's city centre and port. In 1995 Branimir won first prize in the Prix de
Rome and together with Pero Puljiz he founded the Medic + Puljiz architecture bureau, which was
affiliated with de Architekten Cie. In 1999 they received an honourable mention for their design for
the Contemporary Art Museum in Zagreb and in 2003 they won the international competition for the
Cultural and Administrative Complex in Montreal, Canada. Their work ranges from detached houses
and housing projects to large offices and mixed-use projects such as the Menzis headquarters in
Groningen and the Mahler 4 residential tower in Amsterdam's Zuidas development.

Interior Design

The interior concept design was inspired by the highly regarded firm of Hirsch Bedner Associates
(HBA) whose portfolio includes luxury resorts such as Aphrodite Hills in Cyprus, Castel Monastero in
Tuscany and the Four Seasons Resort in the Seychelles.

Leading the hospitality interior design industry since 1964, Hirsch Bedner Associates remains keenly
attuned to the pulse of changing industry trends governed by today's sophisticated traveler. HBA's
international presence, depth of experience, and detailed industry knowledge enables HBA to identify
interior design trends at their source, make definitive predictions about new directions and
innovations, and influence design standards at a global level.

What are The Residences at Dubrovnik Sun Gardens?

 The Residences at Dubrovnik Sun Gardens consists of 207 apartments with one, two, or three-
 bedrooms and range in size from 44 square metres to 138 square metres. Nestling into the coastal
 hillside, with pan tiled roofs, pastel coloured painted walls and interspersed with many tall cypress
 trees, The Residences authentically recreates a traditional Adriatic coastal village.

 Internally however, The Residences have a contemporary style that offers modern amenities
 including fully-fitted open-plan kitchen and dining areas with modern appliances, spacious en suite
 bathrooms with heated floors, drencher showers and full-length baths, living areas with solid oak
 flooring, comfortable furnishings and a 32” LCD television, and bedrooms with generous wardrobe

What amenities are within Dubrovnik Sun Gardens?

 The Resort enjoys a fine pebble beach with sun-bathing platforms, sun loungers and umbrellas, in
 addition to a safe swimming area cordoned off. A water-sports operator offers a number of different
 activities including jet skis, torpedoes, and paragliding.

 Boat Transfer Dock           The Resort has a boat transfer dock for visiting boats and a collection point for
                              day trips to the neighbouring islands. The Resort also has a shuttle boat that
                              transfers guests to the old town of Dubrovnik in approximately 30 minutes.

 Spa                          The expansive, award winning Anne Sémonin Spa is one of the most luxurious
                              on the Croatian coast. The 18-metre long indoor pool has an outdoor
                              swimming area, swim jet, waterfall feature, and underwater loungers. There is
                              also a large Jacuzzi, steam rooms and sauna, 8 treatment rooms including four
                              spa suites, a tepidarium, a water bed, and private suites for couples. A large

                       Treatments are provided by a team of qualified therapists. Several treatments
                       are exclusive to the spa and there is also a range of bespoke options.

 Grounds               In creating the resort we retained and enhanced the beautiful mature gardens
                       that were planted many years ago. Attractive walkways, finished with cream-
                       coloured stone from the Dalmatian island of Brac, meander between lush,
                       scented areas planted thickly with olive, pine, and citrus trees, and oleander
                       bushes.

 Dining                The Resort boasts a variety of restaurants and bars offering a range of cuisine
                       from fine dining and extensive buffets to snacks and pizzas. Within the hotel
                       are two quality restaurants, Tartufo and Oregano, and the Maraska bar, all of
                       which have outdoor seating areas with views across the resort gardens to the
                       sea.

                       The Market Place is a collection of chic restaurants that line the coastal
                       promenade that creates the Residences village affording owners views of the
                       resort gardens or sea views towards the Elafiti Islands. Eat in or outside in the
                       shade at the bakery and pizzeria, the patisserie and ice cream parlour, the
                       cheese and wine emporium, or the quality meat and fish restaurants, or
                       simply order. All outlets serve fresh, locally sourced produce and are fronted
                       by an attractive, shaded seating area overlooking the resort boulevard,
                       gardens and coast.

 Shopping              Running through the middle of The Residences is The Shopping Promenade.
                       As well as boutiques selling local artefacts, designer clothing, and gifts, there
                       is a hairdressing salon, a mini-supermarket, and a guest information centre.
                       The centre is not only a mine of information on what to see in and around
                       Dubrovnik or further afield, but it will advise on how best to get there, and
                       finally book your excursion or arrange car-hire.

 Residence Sales Office The Residences at Dubrovnik Sun Gardens’ sales office is located on the lower
                        level of The Residences Reception building at the top end of the Shopping
                        Promenade nearest to the hotel.

 Conference Centre     This state of the art facility includes the superbly designed main conference
                       hall which can accommodate a large group of delegates, and several meeting
                       rooms. With all the resorts’ leisure and dining facilities at your disposal it’s

 Pools                      The three large outdoor swimming pools are perched above the sea, and from
                            their extensive surrounding terraces decked with loungers and umbrellas offer
                            superb views across the water to the Elafiti Islands. The Sunset and Lemonia
                            pools are dedicated to family use with the Lemonia having a safe and secure
                            Kids Pool, whilst the Marina pool offers a quieter and more relaxed
                            environment. All pools have dedicated bars and the Sunset Pool has an
                            outside grill restaurant.

 Sports & Fitness           The extensive sports and fitness facilities include an indoor centre offering
                            squash, table tennis, wall climbing, badminton, aerobics and yoga, a well-
                            equipped gym, pool tables, and a sports bar with the capacity to show
                            televised events. Outside are three clay tennis courts, a volleyball court, and a
                            floodlit five-a-side football pitch.

Are there activities for children?

 Located in the Sports Centre, Dubrovnik Sun Gardens Resort features a fully equipped Kids Club
 catering to young children. The club offers nursery facilities, play equipment, and a mini climbing
 wall. Supervision is given by fully qualified childcare staff.

 The Sunset and Lemonia outdoor pools are dedicated to family use, with the Lemonia having a
 separate toddlers’ play pool with waterslide.

 An outdoor children’s’ playground is located next to the Lemonia pool.

What kind of activities can I do outside of the resort?

 Islands          Just off the Dubrovnik coast there are several beautiful islands including the nature
                  reserve of Lokrum, and the three (Elafiti) Isles. These offer secluded bays, medieval
                  villages, sandy beaches, and even a contemporary art gallery on the island of Lopud.
                  The islands can be reached by scheduled boat trips or ferries from Dubrovnik and
                  special excursions from the resorts’ own boat dock.

 History          Historical tours of Dubrovnik, Cavtat and Ston are a must see. Just 10 minutes from
                  the resort is the pretty coastal village of Trsteno, with its historic arboretum; built as a
                  country estate for a local noble family in the late-1400s its 25 hectares are famous for
                  its renaissance statues and its collection of trees and bushes brought from all corners
                  of the world by the returning sailors of the mediaeval Dubrovnik. Further afield are
                  such gems as the town of Mostar in Bosnia Herzegovina or the Bay of Kotor in
                  Montenegro.

 Festivals        There are many attractions in Dubrovnik throughout the year that attract locals and
                  tourists alike. Some of the main events include the Film Festival in June and the
                  international Summer Festival of music and performing arts in mid-July. In the winter
                  months there are many concerts in and around the city. The most important date in
                  the city’s calendar is 3rd February, St Blaise’s Day, when begins a week of events
                  including stunning parades of locals dressed in traditional costume, all in homage to
                  Dubrovnik’s patron saint and protector. This is followed not long after by “Carnival” -
                  the annual festival of humour, music, and dance (accompanied of course by the
                  gastronomic delights that Dubrovnik has to offer) that dates back to the 14th century.

 Vines were introduced to the Croatian coast by Greek settlers over 2,000 years ago, and wine
 growing has flourished ever since with the vineyards on the Pelješac Peninsula providing great
 tasting local wines including Plavac and Chardonnay. The Vintners are very proud of their wine and
 there are many excursions to the vineyards to sample their treasured produce.

 No discussion on Croatia can avoid the subject of food – it is renowned for some of the best and
 freshest seafood in Europe. The historic town of Ston, just north of Dubrovnik, is famous for its
 oysters – and is known for producing some of the finest oysters in all of Europe. The local olive oil
 with its peppery flavour is also a well known speciality. Based on the rise of organic farming in
 Dalmatia, agro-tourism and farm tours have become very popular, especially in autumn around the
 time of the grape and olive harvests.

As an owner do I have to rent out my residence?

 Owners have extensive use of their property. However, the Croatian laws governing ownership in
 tourist designated coastal areas oblige owners to make their residence ‘available for rent’ when
 unoccupied.

Am I restricted on how much I can use my residence?

 The Croatian laws governing ownership of residences in tourist designated areas are aimed at
 maximising occupancy in holiday homes to help the local economy. This is achieved by ensuring that
 properties are available to tourists for short term rental. Owners have unlimited use of their
 residence for most of the year and are entitled to 35 nights of usage during the peak summer and
 holiday seasons.

What are the benefits of renting my residence?

 By renting your residence, you will have the opportunity to generate revenue from your property
 when you are not using it which will help to offset the cost of ownership.

How much will I earn through the rental programme?

 The rent will be set according to the size and location of the residence, and will be seasonally
 adjusted to maximise rental income.

 The peak period is from July to mid-September when the resort is operating close to 100% capacity,
 which coupled with the higher rates generates the highest level of rental income.

 For the remainder of the year outside the peak season the Resort appeals to a wide range of
 international tourists and conference clients thus providing owners with continued revenue
 opportunities year round. Corporate Clients are particularly attracted to the superb Conference and
 Meeting facilities which houses one of the largest and most sophisticated conference facilities on the
 Croatian coast.

How is the rental proceeds disbursed?

 Owners will receive a quarterly statement from the property manager detailing all the rental activity
 for their residence. The statement will show the amount of rental income. The rental proceeds are
 then split equally between the property management company and the owner.

Who handles the rental of my residence?

                                          PURCHASE SUMMARY

What is the buying process in Croatia?

 The process of buying real estate in Croatia is similar to other European countries. There are two
 ways that it can be done: either as a private individual or by a Special Purpose Vehicle (SPV) which
 means setting up a company that will own and operate the real estate. There are advantages and
 disadvantages of each method depending on the buyer’s tax situation and the use of the property.
 Generally, an SPV is more suited for buying property that will be included in a rental programme such
 as The Residences at Dubrovnik Sun Gardens. The use of an SPV also provides several benefits in
 terms of tax shielding; for example it allows the owner to reclaim Value Added Tax (VAT) on the
 purchase of the property and later enables the owner to potentially deduct relevant ownership
 expenses.

 Having identified the property that best suits your needs, and decided on whether to purchase as a
 private individual or through an SPV, the process thereafter is relatively straightforward. In the case
 of a real estate purchase at The Residences at Dubrovnik Sun Gardens the steps are as follows:




       Select the residences suiting your needs

       Review purchasing documents and loan application, if applicable

Can foreign citizens own property in Croatia?

 As part of the pre-accession agreement with the EU, the restrictions on EU citizens buying freehold
 property in Croatia were amended. Citizens of EU member states now have the same rights to buy
 freehold property as Croatian nationals, with the exception of agricultural or protected land for
 which the restrictions are unchanged.

 Non-EU citizens require the approval of the Ministry of Justice in order to legally purchase property

In which currency are Residences purchased?

 All transactions for the purchase of real estate in Croatia must legally be in Croatian currency (Kuna).

Why should I purchase in Croatia?

 Projections by the World Travel and Tourism Council suggest that Croatia will continue to be one of
 the fastest growing tourism destinations in the next decade. Current and future growth is expected
 to be centred on integrated resort accommodation and upmarket holidays, with significant interest
 in cultural, spa, and gastronomic tourism. The Croatian Tourist Board is keenly promoting the country

 over ownership of a property.

Which documentation do I need to purchase real estate in Croatia?

 Proof of citizenship is necessary, and this can be in the form of a certificate of citizenship, a passport,
 or a personal identity card. A copy of any of the above is accepted if presented with the original for
 scrutiny.

What is the real estate tax in Croatia?

 The Republic of Croatia has a unified Real Estate Transfer Tax rate of 5% for all types of real estate
 and the tax is levied on the value of the property as of 1997. The value of any improvements to the
 property after 1997 is subject to Value Added Tax. According to the Law, tax on the purchase of real
 estate is paid by the purchaser or the vendor on behalf of the purchaser if the parties agree upon
 this.

 Since The Residences at Dubrovnik Sun Gardens were re-developed after 1997 they are subject to
 Value Added Tax and not Real Estate Transfer Tax. However, the plot of land is subject only to the 5%
 Real Estate Transfer Tax.

 If the property is purchased through a Special Purpose Vehicle (SPV) company which is registered at
 the address of the residence, then the 5% Real Estate Transfer Tax is waived. This is a government
 incentive to promote investment in the area around Dubrovnik, including Orašac, and is another
 benefit of purchasing the property through an SPV.

What is Value Added Tax?

 Value Added Tax (VAT) is levied at 23% on the increased value of the property since 1997. This tax is
 payable on closing but can be recaptured by purchasing the residence through a Special Purpose
 Vehicle (SPV) company and operating the property as a rental business.

Can I verify and finalise a sales contract from my home country?

 It would be advisable to have any such purchase contract of sale verified at a Croatian Embassy or
 Consulate. The purchase contract must in any case be verified by a public notary, and the
 verification must also be translated into the Croatian language, and only by a court appointed
 interpreter.

How do I resell my residence?

 Just as with any property, you can list your residence for sale with a real estate agent. This is a
 service that The Residences at Dubrovnik Sun Gardens will also provide. For potential property
 resales through 31st December, 2012, The Residences at Dubrovnik Sun Gardens will provide listing
 services. After which time, any qualified real estate agent can list the residence for sale.

When will Croatia become part of the EU?

 The EU application process is expected to be completed in the next two years and anticipated by
 2012.

Are there any costs associated with owning a residence?

 Yes, there is an owner services fee which varies by residences and which covers owner services and
 benefits, maintenance, and equipment replacements. The ownership fee may be offset by rental
 income generated by on owner’s residence.

What are the prices of The Residences?

 Prices for one bedroom residences range from € 170,000 for a ground floor residence with a
 courtyard view to € 369,000 for a larger one bedroom with premium panoramic views of the Adriatic
 Sea.

 Two bedroom residences range from € 241,000 for one with a garden view and up to € 608,000 for a
 larger two bedroom residence with premium panoramic sea views.

Where are The Residences located?

 The Residences village fronts the promenade and occupies the hillside on the eastern half of the
 Dubrovnik Sun Gardens Resort. Located in Orašac, the resort is 20 minutes from Old Town
 Dubrovnik, a short drive to the historic town of Ston, a quick boat ride to the Elafiti Islands and just
 45 minutes from Dubrovnik International Airport. It is truly right at the heart of everything in the
 region.

What is the climate like?

 The Dalmatian climate is typically Mediterranean. The summer months of June to September can be
 very hot and dry with average temperatures of 20 to 28 degrees, though it can have occasional spells
 with temperatures rising to 35 degrees. Winters are mild with average temperatures of 5 to 10
 degrees, with the heaviest rainfall generally occurring between October and December.

How do I get there?

 The resort is a 45 minute drive from Dubrovnik International Airport which has recently been
 expanded to accommodate the growing number of airlines and travellers visiting the City and its
 surroundings. The flying time from London is around two and a half hours, and Dubrovnik airport is
 now served directly by eleven airports in the UK and more than fifty in Europe. The direct flights are
 currently fairly seasonal, with the majority operating from spring to autumn. Ferries connect
 Dubrovnik to Italy and other areas of Croatia, and of course there is the ever-increasing cruise ship
 trade in the summer months.
