                                         INTRODUCTIONS



 •	   According to the Urban Land Institute (ULI) and PricewaterhouseCoopers, Prague has surpassed
        London as a place to invest and develop property. In its fifth annual survey, the ULI placed
      Prague 12th in Europe for its high stability and low risks. This ranking was highest for all cities of
      Central Europe (Warsaw rose to 16th while Budapest declined to 26th). Moscow ranked first. 80% of
      the respondents gave Prague a buy/hold recommendation for all asset classes.


 •	   ULI and PWC predicted that European market developments will be divided by region: West
      Europe will undergo a correction; continental Europe will stabilize, and CE and Eastern Europe will
      experience a chase for possible yield compressions.


 •	   The credit crisis will favor equity investors over leveraged investors. Equity investment is likely to
      come in the form of institutions, private property vehicles, and open-ended funds from the Middle
      East and Asia Pacific. European debt will be more expensive.


 •	   Publicly traded real estate companies may be the target of investors this year. These investors will be
      assessing whether the market value undervalues the underlying assets.


 •	   The top three European property sectors are retail, mixed use, and hotels.


 •	   The gap between interest rates and office yields in Prague was a little under 1% in 2007.


 •	   Green investments will be increasingly popular across Europe.
