Thank you for choosing the Martin House @ 90 Lakeside Dr Lake Almanor CA 86137 to
 assist in your vacation plans. The object of your stay is to have a fun, relaxing time. We
 encourage you to become familiar with policies and rules so that your stay will be pleasant
                                     and incident free.

PAYMENTS: Final payment is due 90 days prior to occupancy.                              No further billing statement will be sent.

CANCELLATION POLICY: If a confirmed reservation is cancelled within 90 days of rental
commencement and the premises cannot be rented for the reserved week(s), your $500 security deposit will
be forfeited.

ARRIVAL: Check in at 4:00pm (No exceptions). During our prime rental season (June 1 – September 1),
our minimum rental period is for one week, from Saturday to Saturday. After September 1, we have shorter
periods of time available.

DEPARTURE: Check out time is 10:00 am. (No exceptions). Lock up & Leave all keys under the
front mat. You may be subject to a key replacement fee if the keys are not returned.

TRASH: Please take your trash to the trash bin at the front of the complex.

DAMAGE: Accidents happen! Please notify us ASAP if something breaks or is damaged. Failure to do so
may reduce the amount of security deposit returned.

APPLIANCES: Contact us immediately if anything is not working. If a service call is made and it is
determined there is no problem, tenant is responsible for the cost of the service call.

PHONE: DO NOT MAKE LONG DISTANCE CALLS FROM OUR RENTAL UNITS. Please use your
calling card or call collect on any long distance/toll calls. It is a long distance call to Greenville, Susanville,
Chico and Quincy. To connect computers to AOL (or other carriers) is a long distance call! If you use a
rental unit phone for long distance you will be charged for the phone calls and an additional administrative
fee of $20 for processing.

HOME: Our home is furnished but we DO NOT provide sheets, towels, paper goods or soaps. However, it
is equipped with a TV, VCR, DVD, Video library, microwave, washer/dryer, BBQ and Spa.

DEPOSIT: Reservation deposits will be returned 2 weeks after departure. This assures us time to process
any long distance phone charges or damages that may have occurred during your stay.

INDEMNIFICATION: Owner, his agent or employees shall not be liable for any damage to the tenant, or any other person, or to any property
occurring on the premises, or any part thereof, or in common areas thereof, unless such damage is the proximate result of the negligence or
unlawful act of the owner, his agents, or his employees. Tenant agrees to hold owner, his agents or employees harmless for damages regardless
of cause.

              RENTAL POLICIES AND RULES # 90
   1. No smoking allowed in the home.
   2. No pets allowed at any time. If you abuse this rule you will be asked to vacate our rental, or place
      your pet in a local kennel. Forfeiture of rental deposit.
   3. Do not exceed maximum occupancy of premises stated in this contract. Everyone staying in our
      home counts – even children. The TOTAL number of persons at a house at one time may not
      exceed the maximum of 8-12 or you will be asked to vacate the home. If you have a gathering that
      exceeds your maximum occupancy, please use the park and recreation area. Abuse of this policy
      may result in forfeiture of rental deposit.
   4. Leave our home clean and in good order. Our cleaning service goes to the unit to sanitize and
      check for cleanliness but it is the responsibility of the tenant to have the unit in good condition.
      If a major cleaning is needed after your departure an additional cleaning fee will be deducted from
      your reservation deposit. We want your vacation to be enjoyable, but please remember this is
      someone’s home and they are sharing it with your family.
   5. No recreational vehicles, trailers, tent campers or tents are allowed at our home.
   6. There is a 5 mph speed limit within 100 yards of shoreline on the lake for all boats and jet skis.
      The Sheriff’s Department strictly enforces these and other marine laws.
   7. No more than 1 boats per lakefront home. Please do not park jet skis on the dock or walkway.

   8. Do not trespass on your neighbor’s property. Do not use their buoys, docks or
      driveways. DO NOT PARK IN OTHER DRIVEWAYS.
    9. Patio umbrellas. This area is prone to sudden, gusty winds. If your rental units is equipped with a
        patio umbrella, please do not leave it unattended when up! Any damage done to a patio table as a
        result of an umbrella blowing over will be at the expense of the tenant.
