Introduction
The foundation in determining the minimum capacity requirements for each area of a
Mercedes-Benz dealership is the AOI Facility Analysis. Not only does it provide a precise
breakdown of capacity requirements for specific areas of the site and facility, it also allows
the user to then compare existing conditions (or proposed improvements) against those
requirements.



Key Drivers
Based upon a 5-year business plan, MBUSA employs two (2) key drivers for an individual
dealer’s Area of Influence (AOI) in arriving at specific capacity requirements via the AOI
Facility Analysis. These components include; the estimated 10-year Mercedes-Benz “Units
in Operation” (UIO), and the estimated annual new Mercedes-Benz vehicle planning
volume. Confirmation of both of these drivers must be provided by your MBUSA Regional
Sales Development Manager before proceeding with an AOI Facility Analysis.

               Estimated Mercedes-Benz Units in Operation (UIO)
Mercedes-Benz Units in Operation (UIO) are defined as those Mercedes-Benz vehicles (10
years old and newer) registered within a specific Dealer’s AOI. The 5-year estimated
Mercedes-Benz UIO figure is responsible for calculating minimum capacity requirements
for fixed operations.

        Estimated Mercedes-Benz Annual New Vehicle Planning Volume
The 5-year estimated Mercedes-Benz new vehicle annual planning volume figure is utilized
to calculate minimum capacity requirements for variable operations. In addition to the new
vehicle sales projection, pre-owned vehicle sales volume is automatically calculated into
the capacity requirements at a ratio of 0.5:1.

   * NOTE: The estimated numbers provided on an AOI Facility Analysis are for
informational purposes and are not a guarantee or prediction of future units in operation or
vehicle sales which are subject to numerous contingencies including but not limited to
market conditions.

Capacity Requirements
The combination of estimated UIOs and new vehicle planning volume determine the total
capacity requirement within the dealer’s AOI, for both the facility and the land. While a
specific dealer’s minimum capacity requirement is partially based upon established MBUSA
corporate objectives for sales and service performance, a dealership exceeding these

goals will require available capacity that is proportionately greater than their stated
minimum requirement.

Because planning is essentially a method of dealing with change, the planning process
begins with an examination of those facility areas typically subject to change. A broader
product line, for example, will call for a larger showroom and additional vehicle inventory
storage space on-site. An increase in the Mercedes-Benz “Units In Operation” (UIO) or a
increase in service penetration will not only result in the need for a larger workshop, but an
expanded service administration area, parts department, employee facilities, and related
parking areas as well.

Capacity requirements are subject to change due to variables such as; network actions,
updates in estimated planning volumes, revised UIO data, market conditions, economic
conditions, etc. Respectively, an AOI Facility Analysis that is generated by the Dealership
Facility Planning Department for any facility proposal is valid for a period of six (6) months
from the date issued. If a facility project does not commence within six (6) months from the
date issued, the project may be subject to updated capacity requirements.


Guide for AOI Facility Analysis with Color “Mark-Ups”
Whenever an AOI Facility Analysis is prepared, the respective site plan(s) and the floor
plan(s) are color-coded for future reference by the Retail Facility Project Manager or by the
Architect in a standardized fashion to illustrate where the actual or proposed space has
been allocated. Each area on the AOI Facility Analysis is assigned a specific color code
and the perimeter of that area on the site plan and floor plan is highlighted accordingly. The
following guide is the established standardized format for all MBUSA AOI Facility Analysis
color “mark-ups”:

Other Considerations
The formulas detailed for each area of the AOI Space Analysis are used to calculate
minimum capacity requirements. Actual conditions may vary, such as a service workshop
and wash/detail stall design without a center aisle (each stall having its own overhead
door). This arrangement will naturally calculate to less floor area for the workstalls than
what is required by formula, since it is based upon a standard 70’-0” wide service workshop
(inside dimension) with a 22’ wide center aisle. This does not change; however, the
capacity requirements for the service department support areas such as the air compressor
room, bulk oil storage room, unit repair area, and the tools and equipment storage area.
One should take these types of situations into account when evaluating existing space (or
proposed space) against MBUSA minimum capacity requirements.



Proportionate Capacity Requirements
Proportionate growth is an essential point to consider when a particular area of the facility
is designed larger than required by MBUSA. When one area is expanded, all of the related
support areas and parking areas must also be expanded proportionately as well.

For example; if a dealer desires a service workshop that is larger than that required by
MBUSA, the parts department, service reception & administration area, employee facilities,
service & parts customer parking and service workshop parking areas must also be
increased proportionately in order to accommodate the potential demands of increased
fixed operations volume. Such requirements can be determined with the AOI Facility
Analysis tool. Adjustments warranted by need (or by dealer preference) should also be
made when:


               A large wholesale parts business dictates the need for greater
               inventory storage space.

               An active collision repair business requires additional parts
               inventory storage as well as additional parking spaces.

               There are “other-franchise” capacity requirements (for multi-brand
               operations).

               The dealer prefers a larger showroom display area than required
               by MBUSA.

               The dealer’s pre-owned operation consistently exceeds MBUSA’s
               target 0.5:1 ratio.



Workshop Capacity Allowances for Extended Hours
MBUSA capacity calculations are based upon a standard 5-day single shift operation. In
situations whereby a dealership’s physical workstall count is limited and does not meet
these requirements, the utilization of these existing stalls beyond a single shift may result in
capacity credits. Remember; however, that as you increase the throughput of your
workshop within a given 24-hour cycle, other areas of the dealership’s site and facility are
proportionately impacted and need to have adequate reserve capacity in order to handle
the increase in daily volume. These areas include;

               -    Parts Department
               -    Employee Facilities
               -    Service Parking (3 parking spaces per shift per workstall)

Capacity allowances for extended hours, additional shifts and Saturday operations will
need to be calculated, verified and approved by your facing MBUSA Regional office.
