The Land:

   The property is 4.83 rai comprised of 8 separate chanote land titles (one additional land title shows the
   entire area) and located in Rawai just 1km from Yai Nui Beach, 1.2km from Nai Beach and 1.5km from
   Rawai beach.

The property is walled and gated. A private 5 meter road, as shown, provides access from Soi Yai
Nui. There are 2 wells on the property with adjacent towers and 4 storage tanks at each tower.
There is also a dedicated large transformer assembly sufficient for up to 25 houses or a housing
development. The power control room is also provided. All electrical cables are underground. The
property has a surface water overflow drainage system and is partially landscaped.
   The House:

The Area:

Rawai is the preferred living environment for many foreigners in Phuket. The Rawai area is famous for
clean and quiet beaches, great scenery and natural beauty, the best restaurants in Phuket and a
general healthy lifestyle. In the last 2 years the…roads, facilities and shopping have
greatly improved.

Cost Proposal:

There are improvements to this property totaling 15.8 M TBaht which include the house, bungalow,
swimming pool, 5 meter roadway with 2 gates, retaining wall, privacy wall, earth leveling, 2 wells, 2
water towers with tanks and pumping / water filtration, electrical transformer, electrical control room,
underground electrical system and surface water run-off system. In addition the property has been
divided into separate lots each with a chanote land title.

The price of this property is 45M TBaht.

I am the managing director and the other shareholders are from my attorney’s office. To sell this
property it is only necessary to sign my name out of the company and sign the new owner in.
Development plans:

There are very few large lots of this size remaining in the Rawai / Nai Harn area. There are two
potential money making plans for a lot this size.

        a.   Live in the house and manage the design and construction of 7-12 other homes on a buy
             and build basis. It would be easy to realize 70 -80 M TBaht. The property is totally ready for
        b.   Live in the house and build 2-bedroom apartments. A development of this kind would
             easily realize 190 -220 M TBaht. The concept drawings below follow Thai building code.
             The area utilized excludes the existing house area and the cornor lot area which could be
             used for additional recreation or for small building construction.
