									Dear Prospectus Client
RE: $1MM to $1B Transactional Funding Request
Per our recent conversation(s) you have expressed an interest in obtaining the use of institutional capital for
your project and or for investment purposes.

Prior to introducing you to our Investor(s) and to complete our screening process we request you submit the
following to our office:

1.)      A brief letter on your letterhead addressed to us that contains the following:
That you are requesting capital in the amount of $1MM to $1B USD for the purposes of (insert a brief one
       line description) Transactional Funding for real estate closing.
A statement that you understand the Capital remains Principal Risk Free at all times, and that you are a
       sophisticated investor/borrower who has completed all necessary due diligence on your transaction.
A statement explaining that you approached FCF with the transaction for the purpose of obtaining
       Capital and that FCF played no role in presenting you with or promoting your particular
       transaction.
That you understand that cost of funds are yet to be determined (usually 1 to 5 points), unless we have
       discussed different terms), and that a statement of your ability to cover such costs is attached.
If you are not the Principal in the transaction, in what capacity are you serving? For example, you
       might be the lead contact with full Power of Attorney.
Your contact information including: Name, Title, Company Name, State of Incorporation (if any),
       complete address, telephone number, fax number, e-mail address, etc…
If you were introduced to us by a third party please indicate the agents name for our records.
The above need be no more than one page.

      2.) Attach evidence of your financial capability to cover the cost of funds:
This may be in the form of a current Bank Statement, Brokerage Statement, Escrow Document, or some
similar document.
Please remove the account numbers for your protection and ours.

After we have received the documents, we will review the project with the investor expeditiously. You may
expect to be introduced to the Investor(s) within 24 hrs or one day after all provided documents are in order.

You may also expect to receive draft agreements from the investor(s) within 48 to 72 hrs - 2 -3 days under
normal circumstances provided you initial discussion is satisfactory to both parties

Other Project Funding Real Estate Alternative Options No Credit Needed for the following:
           from $1m up to $10m loan 5 yr term at 9% interest 70% against real estate collateral value
           from $10m up to $500m loan 5 yr up to 30 yr term at 70% against real estate collateral value
           from $1m up to $1B on a BG or Escrow Account for Credit Enhancement, POF or Transactional
           from $1m up to $1B Cash, BG or Escrow Account into a Manage Buy/Sell Transaction
