This Office Lease Agreement is between a landlord and a tenant, and it contains all the
essential language for executing a lease agreement. This document allows the parties
to customize the price, terms, and conditions for leasing out the property as office
space, or for leasing an office from a landlord. This document in its draft form contains
numerous of the standard clauses commonly used in these types of agreements;
however, additional language may be added to allow for customization to ensure the
specific terms of the parties’ agreement are addressed. This document can be used by
a landlord or tenant to ensure that any agreement for a lease is clearly laid out and well-
OFFICE LEASE AGREEMENT
This LEASE AGREEMENT (the “Agreement”) is made this [DATE], by and between
[NAME] (“Lessor”) and [NAME] (“Lessee”).
1. Lessor leases to Lessee the premises located at [address], [city], [state], and described more
particularly as follows: [LEGAL DESCRIPTION].
2. Lessor hereby leases and demises unto Lessee the above-described premises, to have and to
hold, from [DATE], for the term of [TIME PERIOD]. Thereafter, Lessee paying to Lessor
the monthly rent of _________ dollars ($__) being due on [DATE], which said sum has been
paid and acknowledged herein, and the remaining payments as follows.
3. Lessee hereby covenants with Lessor that Lessee will pay the rent herein reserved at the
times and in the manner aforesaid, and will pay all charges for gas, electricity, and water
used on the premises. Should said rent or charges for gas, electricity, or water at any time
remain due and unpaid for a period of __ (__) days after same becomes due, Lessor may at
Lessor's option, consider Lessee a tenant at sufferance and immediately re-enter upon the
premises, and the entire rent for the rental period next ensuing shall at once be due and
payable and may be immediately collected. Lessee will neither use or permit the premises to
be used for any illegal or improper purpose nor permit the disturbance, noise, or annoyance
whatsoever, detrimental to the premises or to the comfort of the other habitants of the subject
building or its neighbors; nor will it sublet or assign this lease or any part thereof without the
written consent of Lessor.
4. Lessee hereby covenants with Lessor as follows:
a. Lessee shall keep the interior of the premises, and all windows, doors, fixtures,
interior walls, pipes, and other appurtenances, in good and substantial repair and in
clean condition, damage by fire or storm excepted.
b. Lessee shall exercise all reasonable care in the use of halls, stairs, bathrooms, closets,
and other fixtures and parts of the premises used in common with other tenants in the
subject building which may be necessary for the preservation of the property and the
comfort of the other tenants.
c. Lessee shall also permit Lessor or Lessor's agents or employees, to, at all reasonable
times, enter into the premises and inspect the conditions thereof, and make such
repairs as may be necessary. Lessor shall, at the expiration of the lease term, without
demand, quietly and peaceably deliver up possession of the premises in good state
and condition, damage or destruction by fire or storm excepted.
5. Lessor hereby covenants with Lessee as follows:

a. Lessor will, during the continuance of the lease term, keep all the external parts of the
premises in good repair.
b. In event that the subject building, premises, or any part thereof, is destroyed or so
damaged by fire or storm as to render same unfit for occupation or use, Lessor shall
have the option to terminate this lease, or to repair and rebuild the premises refunding
the rents hereby reserved, or a fair and just portion thereof, according to the damage
sustained, until the said premises are repaired and fit for occupancy and use; and that
Lessee may quietly hold and enjoy the premises without any interruption by Lessor or
any person claiming under Lessor.
6. Lessee hereby pledges and assigns to Lessor a lien on all furniture, fixtures, goods and
chattels of Lessee on the premises, as security for the payment of the rent reserved herein and
Lessee agrees that such lien may be enforced, by foreclosure or otherwise, at the election of
Lessor. Lessee hereby waives all rights of homestead or exemption in said furniture,
fixtures, goods, and chattels to which Lessee may be entitled under the U.S. or State
Constitution or laws of this State. In case of the failure of Lessee to pay the charges herein
reserved when due, and same is collected by suit or through an attorney, Lessee agrees to pay
Lessor reasonable attorneys’ fees, together with all costs incurred. This Agreement shall
bind Lessor, Lessee, and their respective heirs, assigns, administrators, legal representatives,
