                 MANAGEMENT OVERVIEW – MAY 2010



1.0   CALDER COURT – INTERNAL REDECORATION & RECARPETING

      Calder Court is currently undergoing a programme of internal repair and
      redecoration which includes a new carpet and tiles in the ground floor lobby.
      Works are progressing well and the standard of the work is very good. If you
      live in Calder Court and have any queries or comments please do not hesitate
      in contacting us. The works are expected to be completed within the next 3-
      5 weeks.

2.0   ESTATE REPAIRS

      There are several areas on the estate (including within the blocks and
      houses) that a series of minor repairs have been necessary including works
      that have been necessary to satisfy Health & Safety requirements. An
      example of this is the rebuilding of the part of boundary wall which has
      suffered from damage as a result of settlement. Further to this we are
      investigating the best solution for the water proofing of the electrical intake
      rooms at each either end of Pageant Crescent.

      Works have been completed on the roadway of Pageant Crescent to alleviate
      any potential trips hazards or loose paviours in the road. A programme of
      dealing with trip hazards on the estate has also been conducted, but further
      extensive works are needed to deal with this problem.

      Other than this we have been investigating problems with leaks into the
      underground car parks and problems with the estate lighting. We will
      continue to carry out detailed inspection to ensure that necessary repairs are
      undertaken to a good standard.

      Calder Court unfortunately suffered a break in via the underground car park
      and the intruder then left the building by going through the common parts
      and damaging several doors on the way out. This has been dealt with by way
      of a claim on the insurance policy. We would like to remind residents to be
      vigilant and not allow strangers into the blocks or car parks.

      It has been reported that internal doors in Pennington Court are being left
      open on the latch and we have written to the residents of this block to ask
      that this is stopped.

      There have been repairs undertaken to defective doors (bin doors) in
      Codrington Court and also within the block were an internal door on the
      ground floor had come away from the hinge.

3.0   EXTERNAL REPAIR & REDECORATION (INCLUSIVE OF WINDOW REPLACEMENT)

      It is proposed to undertake a programme of external repair and redecoration
      to Calder Court, Pennington Court and Codrington Court during the summer
      of 2011. Some of the items that are of concern are the state of the brickwork
      (cracking), the guttering and downpipes and detailing of the balconies. Whilst
      this is being done we are looking to invite leaseholders to replace their
      windows, the benefit of doing it in bulk is the potential saving by bulk
      ordering windows and reduced cost for access (scaffolding or hydraulic
      platform hire). The replacement of windows would need to be a separate
      agreement with the leaseholder and the main contractor. The planning for
      this is in progress and will keep you updated.

      Please note it is also planned to undertake a decoration programme to the
      houses of Pageant Crescent during the summer of 2011. Details of this will
      be circulated to house owners in due course.

4.0   SUB-LETTING / CONTACT DETAILS

      Leaseholders will have recently received from us a letter giving advice in
      respect of sub-letting and we look forward to receiving your co-operation in
      this respect. If you are sub-letting please do let us have the details and we
      will then issue a Licence for Sub-Letting in accordance with the letter. It
      would also be a useful exercise to keep a list of updated contact details for
      each property and as such we would be grateful if each time your details
      change that you let us know of these changes.

5.0   CAPITAL EXPENDITURE PLAN (RESERVE FUND COLLECTION)
      We are (in conjunction with the Board of Directors) reviewing the CAPEX for
      Pageant Steps so that we can present Leaseholders with a copy when the new
      budget is circulated. We need to consider future works and the costs
      therefore and hope that this way you will have an idea of proposed future
      works and the likely costs of these so future financial planning is clearer for
      you.

6.0   GARDENING - ESTATE

      Following a review of the gardening contract it was agreed that we should
      seek tenders for a new garden maintenance contractor and in December
      2009 Davidia have been appointed to maintain the gardens and grounds and
      undertake a programme of planting.

7.0   SERVICE CHARGES

      Since taking over as Managing Agents we have been working on several
      issues in respect of the previous agents and progress is being to satisfy
      ourselves and the accountants. There are a few individual queries that we are
      also working on and hope to assist in resolving these over the coming weeks.
      Service charge demands have recently been issued and we would be grateful
      for prompt settlement of sums due.

8.0   COMMON AREA – OBSTRUCTIONS

      It has been noted during several inspections that either meter rooms or
      electrical intake rooms are being used by occupiers of the flats for storing
      personal items, these items are stored in contravention of the guidance in
      the Fire and Health & Safety Risk Assessment and we looking forward to
      receiving your co-operation in this matter. We again in due course identify
      areas and if necessary remove items from them. Storage of items such as
      bicycles, gym equipment or plants is also not permitted in the common
      staircases and landings.
