Upper floor for use by lodge. This conveyance is made subject to the upper story of the building located on the above described real estate together with ingress and the egress being retained by the grantor for the use and benefit of grantor upon the following terms and conditions: Grantor shall use the upper story for its lodge meetings and social functions so long as it complies strictly with the bylaws of grantor under a proper charter from the grand lodge of _________. Grantor may rent temporarily the upper story to various persons and organizations for the purpose of having charitable educational social functions at which meals and nonintoxicating drinks may be served and private dances and card parties may be had, but in no event shall the upper story be used by open public dances or open public card parties. Grantor shall keep the interior of the upper story and the stairway in proper repair at its own expense and to the approval of the owners of the fee of the described real estate. In the event grantor ceases to function in the town of _________, as a lodge under a proper charter from the grand lodge of _________, or in the event that grantor shall violate any of the terms or provisions of this deed or shall permit the use of the upper story to become a nuisance to the public and to the owners of the fee of the property, then the rights of grantor to the upper story shall cease and the use and occupancy of the upper story shall revert to and become the absolute right and property of the owners of the fee of the real estate.
