Fripp Island Property Owners 2004 Survey Feedback Date of Survey ---- November 2004 Board workshop ---- March 2005 Presentation at Annual Meeting ---- April 2005 Off Island Affairs Committee Dave Alexander, Jim Click , Jim Connell, Debbie Mayo, Jim Parks, Sandy Wintrow Kate Hines, Community Manager Opening comments • Fripp Island is seen by the vast majority as being a very special and desirable place to live and visit - it is not broken. • The FIPOA Board, staff, and volunteer committees, received many favorable remarks for their work. • Anytime you give people an opportunity to comment on services or conditions, it is human nature to think of the things that could be improved, or the things that are seen as wrong. • The value of a survey lies in the ability to search comments, both positive and negative, for improvement opportunities. Response Rate • There were 1780 surveys mailed and 1120 returned for a response rate of 63% • Of those that responded, 21% were from residents and 79% from non residents • Statistically, our total ownership is 17% resident and 83% non resident How were the responses analyzed? (297 responses) 120 manage the property themselves 123 use Fripp Island Resort 54 use a management agency other than Fripp Island Resort If you are a non-resident, when do you spend time on the island? Looking at the total population of respondents, usage was as follows: Restaurants -- 804 Pools -- 653 Golf courses -- 571 Marina -- 316 Tennis -- 260 QUESTION #21 - WHAT FRIPP CLUB AMENITIES DO YOU UTILIZE? Marina - ramp is in Restaurants - Price too total disrepair, cost high, inconsistent to launch is too high quality, cleanliness, Pools - dirty pools, access to restaurants heat in winter, Golf - few comments longer open hours Misc. comments - Tennis - few amenity card system, comments past management problem, club is expensive Areas of highest concern and recommendations It is obvious that the general membership does not understand the role and responsibility of various entities on the island - i.e.- FIPOA, FIR, ARB, PSD, etc. Recommendation: It is recommended that an “owners manual” be developed listing roles and contact information (Budgeted item for 2005) Areas of highest concern and recommendations (continued) Residents and non-residents expressed the desire to keep their property cleaner and in better repair. Recommendation: It is recommended that the FIPOA facilitate formation of (2) subcommittees to investigate: • Some means to have periodic road side debris pick up, at owner expense. • Some means of pooling information on those who perform repair work. Areas of highest concern and recommendations (continued) Non-residents have a need for some system of periodic vacant house inspection, beyond Security’s “House Watch” program to assure that property is secure and all is well. Recommendation: It is recommended that the FIPOA facilitate development of such a service to be at the expense of the homeowner. Areas of highest concern and recommendations (continued) Good information received concerning roads, common areas, bike paths, lakes, crossovers, and security. Recommendation: It is recommended that the Board pass the comments to each of the pertinent committees and ask them to respond back to the Board after reviewing and studying the content. Areas of highest concern and recommendations (continued) The FIPOA survey contains information that should be of value to FIR management as a source of input on their area of control. Recommendation: It is recommended that the Board share the information in detail with FIR management. Current Situation The Board has sent all comments made to the proper committees for response. Comments concerning amenities have been shared with FIR management. The survey responses will be shared with the membership via the annual meeting, the FIPOA website, and in the May issue of The Trawler. All the recommendations made in this report are under active consideration by the Board.
