Terms of the Agreement:

1. The Landlord have the right to inspect the premises without prior notice at any time to enforce the terms of this
agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated
immediately. Tenants are responsible for damages above normal wear and tear.

3. The fireplace is an open wood burning firebox. Tenant recognizes and accepts the hazard of using an open grate.
Use is prohibited between May 1 and September 31.


4. The Tenants shall have no more than 8 (eight) persons reside or sleep on the premises.

5. There shall be no smoking inside the premises. Smoking is permitted outside the home.

6. Rates include a one- time linen-towel setup. While lines and bath towels are included in the cabin, daily maid
service is not included in the rental rate. We suggest you bring your own beach towels.

7. The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims
of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident,
injury or loss. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm
arising from their use of the premises or those whom they invite to use the premises. Tenants expressly recognize that
any insurance for property damage or loss which the Landlord may maintain on the property does not cover the
personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such
coverage is desired.

8. Rental Deposit amount is fully refundable up to 6 (six) weeks prior to the beginning of the rental period. After six
weeks prior to the rental period the Landlord shall have the right to retain the initial Rental Deposit at the Landlord'
discretion.

9. Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord
enforcing this agreement.
10. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions,
work, family or other commitments.

11. It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety
procedures concerning swimming in or being around the pool. Tenant agrees to have a responsible adult supervising
minors while they swim in the pool. Tenant is hereby notified that the pool can be dangerous and tenant accepts fully
the risks involved. Tenant is further notified to be cautious when entering and exiting the pool area as there is no alarm
system provided. It is the responsibility of the Tenant to ensure the gate is kept shut and locked. There is no lifeguard
provided for the pool area.

12. Pets allowed only with prior written approval.

13. The property has a fire extinguisher installed in the kitchen. The fire extinguisher was fully charged at last
inspection. It is the duty of the tenant to inform management should the fire extinguisher become less than fully
charged. Tenant agrees to use the fire extinguisher only for true emergencies. Fire alarms are provided and operational.

14. Tennant is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not
having one.

15. Tenant shall see to their own security while in the property by locking doors, windows, etc.

16. Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact
the tenant for return. If items are not claimed for longer than 30 days they shall become the property of the Landlord.
The Landlord shall not be help liable for condition of said items.

17. We will not rent to students or singles under 25 years of age unless accompanied by an adult guardian or parent.

18. Any exceptions to mentioned policies must be approved in writing in advance.

19. Vehicles are to be parked in designated parking areas only. Driving on the lawn is prohibited.

20. The cabin is on a well and septic system. The mineral content in the water is high. During drought, the well water
may have an odor. The septic system is very effective however it will clog up if improper material is flushed. DO NO
FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine
products have been flushed and clogs the septic system, you could be charged damages of up to two hundred dollars
($200)

Reservation of cabin will be confirmed upon receipt of deposit.
