                                  INTRODUCTION



                        Today’s 1st time home buyer

According to a recent study done by Coldwell Bankers, 1/3 of home
buyers in December 2010 were 1st time home buyers. While the
recent mortgage and housing crisis, as well as recession, have been a
burden to many, it has turned into a blessing in disguise for 1st time
home buyers. Given the lower home prices and the historically low
interest rates, renters who never imagined they could afford to own a
home, are becoming home owners in record numbers.

According to that same Coldwell Bankers study, 61% of the recent
first time home buyers said they were able to get a better price
than they expected and 50% said they ended up in a better
neighborhood than they first thought they could. First time home
buyers in Broomfield, CO have a number of options regarding financing
including FHA, VA, US Bank’s American Dream Program, CHFA and of
course conventional mortgages.

Also according to that poll, a whopping 87% of first time home buyers
are now interested in a home that is move in ready and needs no (or
very little) work. Fortunately, as you’ll see in my outline of the popular
Broomfield neighborhoods there are MANY homes that were
foreclosures, bought by investors, completely refurbished, and then
offered for sale again. These properties include brand new carpet,
paint, kitchens, bathrooms, and so on.

66% of first time home buyers are highly concerned about
schools in the area. In each of the neighborhoods that I’ve pointed
out I include the schools that residents from that neighborhood
typically attend, as well as outside resources you can use to help you
evaluate these schools.

                                    FINANCING



FHA Loans

While you don’t have to be a first time home buyer to get an FHA loan,
it can be particularly attractive to the first time home buyer, because
of its low down payment requirement (3.5%) and its relaxed rules
concerning income and credit scores.

Mortgage Insurance: No matter how much you put down (even
20%) you must pay mortgage insurance on an FHA loan – both an Up
Front Mortgage Insurance Premium and a monthly mortgage insurance
premium.

The Up Front Mortgage Insurance Premium is 1% of the loan and it
can be financed into the loan or paid in full at closing – you can also
ask the seller to pay for it.

The monthly mortgage insurance premium is increasing (for loans
made after April 18th) to 1.15% of the loan, for those who put down
less than 5%, or to 1.1% of the loan for those who put down more
than 5%.

The monthly mortgage insurance premium must be paid for at least 5
years, and will then be canceled automatically when you have at least
22% equity in the home (for a 30-year fixed rate loan).

Down Payment: The down payment for most FHA loans is a
minimum of 3.5%, where most conventional loans require at least 5%.
A credit score of less than 580 requires a 10% down payment. The
down payment can’t come from the seller like the closing costs can.
But you can receive the down payment as a gift from a family member
or employer.

If you visit the section on CHFA loans below however, you’ll see that
they have loans where you can take out a 2nd mortgage to pay for the
down payment.

Credit Scores: You will generally need a minimum of 580 if you are
only going to put 3.5% down. If you can come up with 10% down you
may be able to qualify with a minimum of a 500 FICO score but that is
as low as FHA is willing to go. Note that if you have NO credit (not bad

credit, but literally no traditional credit) FHA is willing to accept
alternative forms of “credit” such as a minimum one year history of
rental or utility payments AND payments such as insurance, child care,
medical bills, cell phone, etc.

FHA loans for condos/townhomes: FHA does make mortgage loans
for condos as long as the particular neighborhood is on their approved
list. This means that a certain percentage of the units must be owner

Loan limits: In Adams/Broomfield County, the FHA loan limit is
$406,250.

There are some who will tell you that FHA loans are more expensive
than conventional loans. Like pretty much everything in life it
depends: this is why you need a good mortgage broker who can
compare loans for you and help you determine the best loan for you.

VA Loans

If you are a veteran, active duty personnel, Reservist or National
Guard member, or a surviving spouse you may be eligible for a VA
loan. You can visit this page for complete details on just exactly who is

A VA guaranteed loan can usually be obtained with a $0 down
payment and favorable financing terms. While there is no written limit
on the loan, most lenders will not lend more than $417,000 because
they want to be able to sell it on the secondary market, and can’t do
that for (VA) loans for more than $417,000. Closing costs on a VA loan
are comparable to other loans and there are no mortgage insurance
premiums.

Colorado Housing and Finance Authority (CHFA)

CHFA’s mission is to “finance the places where people live and work
throughout Colorado.” While they provide a range of services for
home buyers and small businesses two of the services I will highlight
here are homebuyer education and providing fixed rate financing for
Colorado home buyers.

They offer both a First Time Home Buyer Education course as well as a
Money Management course. If you want to get financing through CHFA
you will need to take one of these classes. The home buyer class is
offered both in person and online and the money management class is
only offered online.

One of the loans from CHFA is the CHFA FirstStep and CHFA
FirstStep Plus. These loans “are available to first time homebuyers,
eligible veterans, or non-first time homebuyers purchasing property in
a targeted area. These programs offer affordable interest rates and a
30 year term.” The CHFA FirstStep Plus can help you with down
payment and closing costs.

In order to be considered for this program you must contribute $1,000
of your own money to the purchase and have a minimum credit score
of 580. There are some restrictions in some areas regarding income,
which you can find out by reading the chart in the brochure which can
be accessed here:

Another loan that CHFA offers is the CHFA HomeOpener and CHFA
HomeOpener Plus. This program has no purchase price limits but it
does have income limits. The CHFA HomeOpener Plus loan can be
used to help with down payment and closing costs. You must
contribute $1,000 from your own funds and take the first time home

If you have some kind of disability, or have children with a disability,
you might qualify for the CHFA HomeAccess program. It is available
for buyers with low income and who are first time home buyers. You
can seek a 2nd Mortgage Loan with this to help make the down
payment and closing costs. The 2nd loan would not be due until you
sold the house or paid off the first mortgage loan. You can click here to

from the Public Housing Authorities you might be able to qualify for

the CHFA SectionEight HomeOwnership program. This is only
available for first time home buyers. There are purchase price limits
and income limits. There is also a 2nd mortgage you can get for up to
3% of the purchase price to help with down payment and closing
costs. You have to be receiving Section 8 vouchers for at least a year

US Bank American Dream Loan Program

This loan is only available through US Bank.

If you have a credit score of 640 or higher you will only be required to
put down $1,000. If your FICO score is less than 640, the down
payment requirement is 3% which, as you’ll note, is still less than the
FHA requirement of 3.5%.

There is no mortgage insurance required.

You must have been utilizing at least 3 lines of credit in the last year
and can’t have more than 2, 30 day late payments in the same time
period.

The maximum income for your household must be no more than
$60,700 however household size doesn’t matter.

You DON’T have to be a 1st time home buyer but you can’t currently
own a home.

                         How to research area schools

Search greatschools.org for Colorado schools by clicking here
http://www.greatschools.org/colorado/. This site claims to have
profiles of more than 3,600 schools including public, private and
charter – all in Colorado. You can get test scores, student/teacher
ratios, contact information and so on.

           How the entire process comes together step by step

   1. You read this guide and decide that 2011 is the year you want to
   try and buy a home.

   2. If you want to work with a Realtor who will always put your
   needs first, and work non-stop to find you a great home, for an
   excellent price, please call me at 303.887.1883 or email me at

   and have lived and worked in the Broomfield area for many years
   so I know the area well.


   3. After we talk about what kind of home might be best for you I’ll
   ask you to contact a mortgage lender so you can see which options
   are available for you, and go through the pre-approval process. I
   have lenders I trust and work with on a regular basis, but you are
   certainly more than welcome to choose your own lender if you
   already have one in mind.

   4. Once you’re pre-approved we can start looking at houses. The
   average home buyer generally looks at about 30 different houses
   but it’s more than okay if you need to see more than that!

   5. When you find a house you want to buy the next step is to write
   an offer. I’ll help you fill out the contract and we’ll submit it to the
   listing agent.

   6. The seller might accept your offer right away or they may
   respond with a counter offer of their own.

   7. At this point we may accept their counter offer or we may make
   yet another offer. And yes, this can go back and forth a number of
   times, but I find this is not usually the case.

   8. Once the offer is accepted we schedule the inspection and
   appraisal. At this point the listing agent, on the house you want to
   buy, will need the earnest money check and yes they will cash it, so
   you need to have those funds available in your account.

    9. The inspection will cost roughly $250-$300. You will need to pay
    for the inspection when it occurs, you can’t roll it into the closing
    costs! The inspector will go through the home with a VERY fine
    tooth comb – he is working for YOU. He will let you know about

   every single issue that he has noticed about the home and in many
   instances, unless it’s a brand new home, there will be quite a few.

   Don’t let this freak you out. He will note things like the water
   temperature is set too high if you have small children, there is a
   burned out light bulb in the basement and the back patio has some
   cracks from settling in it.

   These are all to be expected and nothing to panic over. There may
   be some serious issues that the inspector finds as well, and you
   may decide that you want the seller to fix the problems, also with a
   VA or FHA loan, the lender may require the seller to fix the
   problems.

   The worst case scenario is that you may decide that there are too
   many serious issues involved with buying this house and you want
   to back out of the contract and look for a different home. This is
   most definitely your right, and what you would do then is fill out the
   official Notice that allows you to back out of the contract, based on
   the house failing the inspection, and you will also have a right to
   get your earnest money back.

   10. But, assuming that all issues with the inspection are settled
   between both the seller and the buyer, the process moves forward.

   11. Next the appraisal will need to be scheduled. This will cost
   around $300-$400 and again, it needs to be paid for up front. (You
   should figure that you are looking at roughly $1,000 cash you will
   need to have on hand for expenses related to buying the house
   before it ever closes.)

   The lender wants to make sure that the house is actually worth
   what you are willing to pay. If the appraiser decides the value of
   the house is less than your contract price, the seller will either need
   to agree to lower the price or the lender (in most cases) will refuse
   the loan. If this happens, unfortunately, it usually means that you
   will need to look for another home. (I can’t say that I have ever had
   an instance where the seller refused to lower the price of the
   home.)

    11. A closing day will be scheduled and this agreement needs to be
    adhered to as much as possible. Keep in mind that when you
    schedule a closing date, and both parties sign off on the agreement,
    this is a contract and you have a legal obligation to abide by it. The

   closing date should NOT be considered fluid and changed simply
   because you haven’t finished packing all of your boxes.

   12. Finally! Closing day is here, you’ll need to bring your driver’s
   license with you and a check for the amount your lender/title
   company tells you that you’ll need. At the title company, which is
   generally where closings are held, the “closer” will explain the
   process to you, tell you about the fees that you’re paying to buy
   this house and where you’ll need to sign.

   That’s it! That’s buying a home in a nut shell. I hope that you have
