The annual dues were decreased from $318/year ($159/billing) to $290/year ($145/billing) or a cost saving of $28 annually. San Clemente Mandatory Water Reduction of 10-12% will be in effect beginning July 1st. More information will be sent to all residents from our Municipal Water District of Orange County prior to July 1st. The Board Serves You - We encourage any and all opinions to help us make Misty Ridge the community you love. Please contact any of us if you have any issues you would like to discuss. Misty Ridge Board - Update At our March Board Meeting, held on March 11, 2009, we discussed: First, the Board continues to keep the web-site updated. A reference tab has been added listing workers that homeowners have used and were pleased with their service. Any homeowner is able to submit references as long as they provide their own personal contact information for other homeowners to reference. Please check the web-site for the latest news, CC&R’s and Architectural Guidelines, as well as any forms you may need for projects. Second, the Board is discussing another possible dues reduction. By homeowners paying their dues on time and the Board keeping a tight rein on expenditures, we can keep the dues to a minimum. Thank you for your help in keeping your homes and landscaping looking nice. If you see areas that need maintenance, please be proactive. Any notices that need to be sent to homeowners cost the HOA money…and it is upsetting to the homeowner. So thank you for doing your part to keep Misty Ridge beautiful. Third, the two biggest expenses continue to be our fixed costs of annual insurance coverage and our management company fees. However, many variable costs have been removed or voted against. We have saved thousands by NOT putting an attorney on retainer (we have only had 2 incidents in the past 25 years that have required the use of an attorney and both had minimal affect on the costs to the HOA) or incurring costs to update our Misty Ridge sign. The majority of homeowners have expressed that the lack of community property in Misty Ridge should mandate our HOA dues be kept to a minimum. Fourth, the San Clemente Water District’s demand reduction in July will not be a mandatory rationing. Instead, the reduction will have a tiered pricing structure that will penalize residents who use more than the allocated water amount. They are encouraging homeowners to install water wise sprinkler heads and smart timers. ISSUES/CONCERNS Break-ins in the Neighborhood: There have been break-ins to cars parked in driveways or on the street. In addition, there have been instances of a man entering a home or garage through an unlocked side gate. There have been no reports of theft or injury, but please be vigilant. Lock all doors and gates and report any suspicious individuals to the SC Sheriff’s Department. June Elections: As always, your vote counts. Please make sure you vote in the upcoming June Elections. Even in a little HOA like ours, “Big Government” can be a by-product of the individuals who serve on the Board. And our Annual Dues increases or decreases and any variable costs are voted on only by the Board, not the homeowners. So, please do not throw away the voting package…fill it out and let your voice be heard! (It’s not just in Whoville where the little guy is heard). ARCHITECTURAL PLAN PROCEDURES First, print off the required forms from our web-site. Fill out as instructed and submit any required documentation to WEBB. Send all Architectural Plans to Rosmen Paguio at WEBB. Plans that are walked in will receive a stamped submittal and be passed to the ARC for review. Any homeowner who mails in plans will receive a courtesy call from Rosmen confirming that they were received, and the process for architectural review has begun. Upcoming Events June Annual Election. Three Board Seats will be open. Please go to our web-site to print off the Notice of Intent to Run for Election (Candidate Profile) form and submit your name if you are interested in serving on the MR Board.
