The Owner has paid a listing fee to FLAT FEE REALTY LLC (Agency), or partner referral company, to list the Listed Property
on the Realtor's Multiple Listing service (MLS). If any licensed broker finds a renter that is ready, willing, and able to lease the
Listed Property, at terms agreeable by Owner, the Owner agrees to pay a commission of ____________________________
to the renter’s broker. This fee may be changed only upon mutual written agreement between the Owner and the renter's
broker. Agency authorizes Owners to pay renter's broker commission directly to the renter's broker firm at the signing of the
lease. Owner is not obligated to pay this fee if leased direct by Owner to renter not represented under contract by a broker.

ENTRY ONLY LISTING WAIVER: Owner agrees to waive the following services which are typically provided by a broker; (a)
Scheduling property showings on behalf of Owner, (b) Receiving offers and counter offers and forwarding them promptly to
the Owner, (c) Answering any questions that the Owner may have in negotiation of a successful lease agreement within the
scope of the licensee’s expertise, (d) Advising the Owner as to whatever forms, procedures and steps are needed after
execution of the lease agreement. Upon waiver of the above duties, the Owner is advised that they may not expect or seek
assistance from any other licensees (such as renter's broker) for the performance of the above duties listed.

 NOTICE: THE AMOUNT OR RATE OF REAL ESTATE BROKER COMPENSATION IS NOT FIXED BY LAW. IT IS SET
      BY EACH BROKER INDIVIDUALLY AND MAY BE NEGOTIABLE BETWEEN YOU AND THE BROKER.

Owner will provide Agency at least 1 digital photo (exterior front view) within 3 days of start date, as required by the MLS.
Owner will receive a digital copy of this agreement via email. This agreement may be terminated without penalty at any time
while there are no verbal or written purchase contracts in place; however there is no refund for listing fees. Owner will receive
an email with PDF file to review their listing for accuracy. There is no fee to make changes to the listing. Owner agrees to
notify Agency within 48 hours of any status change (i.e. contract accepted, closing, etc).

The Agency may be entitled to certain lien rights pursuant to subsection (d) (and subsections e-q) of section 20-325(a) of the
Connecticut General Statutes. This agreement is subject to the Connecticut General Statutes prohibiting discrimination in
commercial and residential real estate transactions (C.G.S. Title 46a, Chapter 814c).

Owner’s phone number will not be displayed on any public website including Realtor.com. Renters will be offered Owners
phone number through Agency’s toll free number or message service. Email inquiries are automatically routed to Owner
through Agency’s web hosting servers. Agency’s toll free number is not permitted to be used on signs, websites, or any other
Owner advertising unless approved by Broker. If we determine unauthorized use, we will terminate this feature. Owner’s
phone number will be displayed on MLS for agents to contact Owner directly for showings, information, offers, etc.

All information about the Listed Property was provided to by Owner, therefore Owner removes Agency from any liability, and
Owner will be held accountable for any legal remedies sought by anyone who suffers damages or losses during or after the
lease of the Listed Property due to inaccurate data supplied by Owner. Owner agrees to keep a record of all showings,
cooperate with all brokers for the purposes of showing the Listed Property, and not solicit any renter who has previously
viewed the property with broker. Agency is not an insurer against theft, loss or damage to the Listed Property, or from use of
a lockbox on the Listed Property. It is the Owner’s responsibility to have appropriate insurance.

IT IS UNLAWFUL UNDER FEDERAL OR STATE LAW TO DISCRIMINATE ON THE BASIS OF RACE, CREED, COLOR,
NATIONAL ORIGIN, ANCESTRY, SEX, SEXUAL ORIENTATION, MARITAL STATUS, AGE, LAWFUL SOURCE OF
INCOME, MENTAL RETARDATION, MENTAL DISABILITY, PHYSICAL DISABILITY AND FAMILIAL STATUS.

DISCLOSURE NOTICE: Owner understands that potential serious health risks (including cancer, brain damage and acute
illnesses such as eye, nose, and throat irritation) are associated with lead substances, asbestos, radon and other environmentally
hazardous conditions. Therefore, Owner must tell prospective renters if Owner knows that these conditions exist in the Listed
Property. If Owner fails to disclose known material information about the Listed Property, including the presence of environmentally
hazardous conditions, they may be violating federal and/or State law. This can result in (i) rescission of any lease Agreement
between Owner and a prospective renter, (ii) an award of damages against Owner, or any person responsible for disclosing the
information, and/or (iii) statutory damages under federal laws on lead-based substances.

 Agency will enforce this agreement against Owner, or against Owner’s heirs, administrators, executors and assigns. If legal
recourse arises out of Owner non-performance under this agreement, Agency will be entitled to recover all fees including, but
not limited to any costs and attorney’s fees which Agency may incur to collect any monies due under this agreement.

Owner agrees to use of electronic signatures to make, keep, make changes to, or terminate this agreement. Owner and
Agency agree that they may enter into this agreement (including any amendments hereto) via online web form, email, or fax.
This agreement to use of electronic signatures applies only to this particular real estate listing. By signing, Owner(s) affirms
that they have legal authority as the Owner(s) of the Listed Property, agrees to the terms this agreement, and has provided
us with accurate information about the Listed Property.
