Landlord insurance has been available for over 15 years now, so it’s surprising to see that that the majority of
landlords are prepared to risk significant financial loss by either not having, or having inadequate insurance on
their rental property – arguably one of their most valuable assets.

Our signature product, the Landlord Preferred Policy, which offers protection against loss of rent, damage to
contents, liability claims and tenant damage, has just been improved even more. In response to customer

thought it may be useful to provide some recent claim statistics to demonstrate the real risks landlords face on a
daily basis:

   The average cost of a claim in SA has risen to $2,210 in 2008 that’s an
   increase of $804 or 57% since 2006. A loss of $2,210 is something that
   would place undue financial stress on many landlords.
   A 20% jump in weekly rents and rising repair costs has contributed strongly

   The number of malicious and accidental damage claims has noticeably
   increased from 101 in 2006 to 167 in 2008 – that’s a rise of 65%.
    On average, rent loss, accidental damage and malicious damage claims
   have made up 82% of all claims for t past 3 years. These are the losses
   we find landlords will most likely encounter a why we continue to have a
   $0 excess on loss of rent claims, and why we have reduced the malicious
   and accidental damage excesses to $250.
   Rent claims arising from evictions have on average, accounted for 37% of
   all rent claims since 2006. The need to engage a bailiff and therefore
   change locks (which we now cover) is very real.
   Rent loss associated with a property becoming untenantable (due to an
   insured event) is something many people don’t think about, yet will cost you
   almost double that of an average absconding tenant rent loss claim. This
   cover will protect your rental income while your property is returned to a
   liveable condition and is included as standard in our LLandlord Preferred

              All Blocked Up
  Blocked drains are generally considered to be an urgent problem, particularly if it’s the toilet
  that is blocked. There are many causes of blocked drains, some relating to the age or position
  of the pipes, others which may be related to misuse by a tenant.

  An Adelaide plumbing company says that tree roots are the most common cause of blocked
  drains in Australia. Condensation that forms on the outside of sewer and stormwater pipes
  attracts tree roots, especially in the hot months of summer when less water is available for
  thirsty trees. Over time the tree roots burst through into sewer and stormwater pipes. As the
  roots infiltrate the pipes they will catch debris and cause a blocked drain.

  Tree roots are often worse for drain pipes than a simple blockage. Even when the roots
  causing the blocked drain have been cleared by a plumber, the pipes will remain damaged
  where the tree roots broke through. The water that leaks out will attract further tree roots
  which may then enter the drain, eventually causing it to block again. When a pipe is
  penetrated by tree roots it also often creates a ‘lip’ that serves to catch material flushed down
  the drain, making it easier for the drain to become blocked. Pipes that have been badly
  damaged in this manner may require excavation and replacement.

  Keep in mind that the root systems of some trees may extend out as far as the tree is tall.
  Those of you with properties in suburbs with well established trees along footpaths or median
  strips may find that the drains are blocked by trees in council areas. If this is the case, the
  council may arrange for a plumber to clear the drains at no cost to you. You will still be liable
  for the cost of your plumber attending to diagnose. This is done on a case by case basis and
  some councils do not offer this service.

  Tenants may contribute to blockages by disposing of inappropriate items down drains. If we
  suspect that this is the case we will ask the plumber to ascertain what may have caused the
  blockage so that we can charge the tenant for all or a portion of the plumbing account.
