SECTION 10 22 19 – DEMOUNTABLE PARTITIONS



PART 1 - GENERAL

1.01   RELATED DOCUMENTS

       A. Drawings and general provisions of the Contract, including General and Supplementary
          Conditions and Division 01 Specification Sections, apply to this Section.

       B. Specifications throughout all Divisions of the Project Manual are directly applicable to this
          Section, and this Section is directly applicable to them.

1.02   REFERENCE STANDARDS

       A. The latest published edition of a reference shall be applicable to this Project unless identified
          by a specific edition date.

       B. All reference amendments adopted prior to the effective date of this Contract shall be
          applicable to this Project.

       C. All materials, installation and workmanship shall comply with all applicable requirements and
          standards.

1.03   DEFINITIONS

       A. Demountable full height modular office partitions: A system of walls suitable for interior
          general office use. The basic components of the system are produced by a single
          manufacturer and are designed to permit relocation, reconfiguration and reuse of the
          components.

       B. Demountable full height high performance partitions: A system of walls suitable for interior
          special use applications which demand acoustical, air quality, thermal, and durability
          performance levels greater than that required for general office use. The basic components
          of the system are produced by a single manufacturer and are designed to permit relocation,
          reconfiguration and reuse of the components.

       C. Structural Panel System: A demountable partition system comprised of self supporting
          sandwich panel units which interlock by means of intermediate panel posts or other similar
          methods.

       D. Non Structural Panel System: A demountable partition system comprised of panels which are
          not self supporting and require a metal stud framework to be installed prior to panel
          application.

1.04   QUALITY ASSURANCE

      C. Fire Performance Characteristics: Provide a system of demountable partitions that is identical
         to that tested for the following fire performance requirements, according to test method
         indicated, by UL or other testing and inspecting agency acceptable to authorities having
         jurisdiction. Identify products with appropriate markings of applicable testing and inspecting
         organization.

       E. Acoustical Characteristics: Provide system of demountable partitions that is identical to that
          tested in accordance with ASTM E 90 for an STC rating of 40.

       F. Load Bearing Characteristics: Provide a system of demountable partitions that is identical to
          that tested for the following load bearing properties, according to the test method indicated.

           1. Test Method: BIFMA Proof Load Standard for Static Loads.

           2. Rating: 4.5 pounds per lineal inch.

           4. Rating: 7 pounds per lineal inch.

       G. Certification: Submit manufacturer's certificate stating that materials furnished comply with
          specified requirements. Include supporting certified laboratory testing data indicating that
          material meets specified test requirements.

       H. Mock up for Verification Purposes: In a location designated by the Architect, install a full scale
          installation incorporating at least one of each type of panel, and accessory required,
          illustrating each installation condition. Retain mock up installation until completion of total
          installation or dismantle earlier at the direction of the Architect. Materials used for the mock
          up installation will not be considered part of either the base contract materials or the attic
          stock materials.

1.05   SUBMITTALS

       A. Product Data:

           1. Product data on physical characteristics, durability, resistance to fading, and flame spread
              characteristics for each type of partition and accessory.

[RETAIN BELOW IF PROCEDURES FOR PRODUCT CERTIFICATIONS RETAINED UNDER "QUALITY
ASSURANCE" ARTICLE.]
           2. Product certificates signed by manufacturers of partitions certifying that their products
              comply with specified requirements.

           3. Acoustical Certification from an independent testing agency stating that product and
              materials furnished comply with specified requirements. Include certified laboratory
              testing data indicating that panels and materials meet specified test requirements.
              Include STC and NRC ratings and square foot weight of panel.

       B. Samples:

           1. Samples for initial selection purposes in form of manufacturer's standard color charts
              showing full range of colors, textures, and patterns available for each type of material
              exposed to view.

              texture, and pattern specified, showing a full range of variations expected in these
              characteristics.

               a. Panel Finish Face: Manufacturer's standard size unit, not less than 3 inches square.

               b. Door Finish Face: Manufacturer's standard size unit, not less than 3 inches square.

               c.   Panel Glazing: Manufacturer's standard size unit, not less than 3 inches square.

               d. Base Trim: 12 inch long sample.

               e. Between Panel Trim: 12 inch long sample.

       C. Shop Drawings:

           1. Shop drawings showing location and extent of partitions. Include plans, elevations, large
              scale details of anchorages, and accessory items. Indicate unit conditions at openings,
              typical and special details, and location and installation requirements for hardware.

           2. Template drawings prepared by manufacturer showing location of items supported or
              anchored by permanent construction.

       D. Record Documents:

           1. Provide record approved product data, samples, warranties, and shop drawings.

1.06   DELIVERY, STORAGE AND HANDLING

       A. Deliver materials to Project Site in original factory wrappings and containers, clearly labeled
          with identification of manufacturer, brand name, quality or grade, fire hazard classification,
          and lot number. Store materials in original undamaged packages and containers, inside well
          ventilated area protected from weather, moisture, soiling, extreme temperatures, and
          humidity; laid flat, blocked off ground to prevent sagging and warping.

       B. Comply with instructions and recommendations of manufacturer for special delivery, storage,
          and handling requirements.

1.07   EXTRA MATERIALS

       A. Deliver to the Owner, not less than three percent of the Project total for each component,
          panel and accessory of each type, color, and finish of demountable partition system exclusive
          of material required to properly complete installation. Furnish accessory components and
          installation tools as indicated on schedule. Furnish extra materials from same production run
          as materials installed. Package extra materials with protective covering, identified with
          appropriate labels.

1.08   SEQUENCING AND SCHEDULING

       A. Sequence demountable partition installation with other Work to minimize possibility of damage
          and soiling during remainder of construction period.

1.09   WARRANTY

       A. Special Product Warranty: Submit a written warranty, executed by Manufacturer, agreeing to
          repair or replace demountable partition units which fail in materials or workmanship within the
          specified warranty period. Failures include, but are not limited to structural failures, faulty
          operation, and deterioration of materials beyond normal wear. This warranty shall be in
          addition to, and not a limitation of, other rights the Owner may have against the Contractor
          under the Contract Documents.

PART 2 - PRODUCTS

2.01   GENERAL

       A. All materials shall meet or exceed all applicable referenced standards, federal, state and local
          requirements, and conform to codes and ordinances of authorities having jurisdiction.

2.02   MANUFACTURERS

       A. Subject to compliance with requirements, manufacturers offering products which may be
          incorporated into the Work include, but are not limited to, the following:

2.03   STRUCTURAL PANEL SYSTEMS

       A. Ceiling Trim: Minimum 18 gage steel interchangeable trim, adjustable to variations in ceiling
          level and able to be installed independently from each side of the partition to permit
          continuous wiring.

       B. Base Trim: Minimum 18 gage steel interchangeable trim, adjustable to variations in floor level
          and able to be installed independently from each side of the partition to permit continuous
          wiring.

       C. Interchangeable Partition Panel: Minimum 20 gage stretcher leveled quality steel with internal
          horizontal reinforcements welded to back of face panel, factory assembled into complete
          panel units. Internal insulation and gasketed joint conditions as required to achieve specified
          acoustical ratings.

            1. Panel Thickness: 2-1/4 inches.

            2. Panel Thickness: 3 inches.

       D. Panel Surface: Painted finish with base coat etched phosphate rust resistant coating, second

       E. Panel Surface: Woven Class A fire rated fabric, factory applied over standard painted panel.

       F. Panel Surface: Owner's Class A fire rated fabric, factory applied over standard painted panel.

       G. Door Frames: Minimum 18 gage cold rolled welded steel non handed and interchangeable
          frames, mortised to receive two pair 4-1/2 inch by 4-1/2 inch butt hinges and ANSI Standard A
          115.1 strike. Provide thickness of door frames compatible with specified panel thickness.

       H. Doors: Flush 20 gage steel door, 1-3/4 inch thick, height as specified and shown on drawings;

            3/32 inch clearance at head and jambs. Thickness and size of glass vision panel to be as
            indicated.

       J.   Doors: 1-3/4 inch solid core wood door, dimensions, veneer, and finish as indicated.

PART 3 - EXECUTION

3.01   PREPARATION

       A. Prior to installation of demountable partition system, clean floor to remove dust, debris, and
          loose particles.

[DELETE IF PROJECT IS NOT RENOVATION.]
       B. Illuminate areas of installation to provide an ambient light level of at least 100 foot candles
          measured in the area where partitions are to be installed.

       C. Acclimatize materials by removing from sealed protective wrappings for a period of not less
          than 48 hours prior to installation. Provide protection from damage during this period.

       D. Verify that materials are those specified before installing.

       E. Maintain temperature in the area of installation at a constant minimum of 65 degrees F with
          relative humidity less than 70 percent for a period of 48 hours prior to installation and during
          installation process.

3.02   INSTALLATION

       A. Installation shall meet or exceed all applicable federal, state and local requirements,
          referenced standards and conform to codes and ordinances of authorities having jurisdiction.

       B. All installation shall be in accordance with manufacturer’s published recommendations.

       C. Install demountable partitions and accessories after other finishing operations, including
          painting, have been completed.

       D. Do not use materials with defects which are visible in the finished Work.

       E. Install demountable partitions to comply with Drawings and final shop drawings in strict
          compliance with manufacturer's printed instructions.

       F. Install panel surfaces flat and with straight tight vertical and horizontal joints, with components
          assembled into a rigid structure, fitted to building conditions, straight and plumb with
          horizontal lines level.

       G. Conceal screws, nuts, and rivets. Replace damaged items with new materials.

       H. Install partitions on top of finished flooring. Where on carpeting, furnish snap on carpet
          adaptors which permit installation of partition system without damage to carpeting or other
          finished flooring.

       I.   Install partitions after finished ceiling has been installed.

       J.   Lock panel and door frame units together by alignment clips precision fit to panel posts.
            Conceal alignment clips and posts by continuous light and sound seal. Brace each post
            condition to ceiling with a rigid post extension which permits continuous wiring distribution
            within partition.

       K. Install partitions using concealed fastening devices which will not mar floor and ceiling
          surfaces. Provide through posts to ceiling or structure as shown on approved shop drawings
          and as required to assure lateral stability.

3.03   FIELD QUALITY CONTROL

       A. Testing:

            1. Upon completion of installation, test partitions to demonstrate capability and compliance
               with requirements by removing and reinstalling three wall panels and three door and
               frame units selected by the Architect.
