                            DECENT HOMES GRANT

Grants may be available to vulnerable owner-occupiers whose home does not meet
the Government’s ‘Decent Homes Standard’.

Who is eligible to apply?
If you have owned your home for at least 1 year and you are:

    •    over 60 and in receipt of one of the qualifying means tested benefits, OR
    •    disabled and in receipt of one of the qualifying means tested benefits, OR
    •    have a child under 16 and in receipt of one of the qualifying means tested
         benefits.

The qualifying benefits are:

    •    Income Support
    •    Guaranteed Pension Credit
    •    Income based Job Seekers Allowance
    •    Council Tax Benefit
    •    Disabled Persons Tax Credit

Walbrook Care & Repair act as our Home Improvement Agency, and administer
these grants on behalf of the Council, and provide support throughout the grant
process.

If your property is in need of repair, has particularly old facilities eg. kitchen and
bathroom ( in excess of 20-30 years old), has serious hazards to health and safety or
suffers from lack of heating and/or insulation then it may meet the criteria to qualify
for a grant. A trained surveyor will visit to establish whether your property meets the
Decent Homes Standard.

Where decent homes grants are given to the under 60’s a 5 year grant condition
period will be attached, this will include a repayment clause should the property be
sold within that time.

Walbrook Care and Repair is a Government supported Home Improvement Agency,
which provides help, support and assistance to people who need help with building
repairs and improvements.

Even if you do not qualify for a Decent Homes grant, Care and Repair may still be
able to help in other ways.

How can Walbrook Care and Repair help you?

If you are over the age of 60 and you own your own home in the Amber Valley area,
regardless of income or benefits received, Care and Repair can provide a free
comprehensive and caring services involving:

   o    Impartial technical advice #
   o    Help with obtaining funding
   o    Help with selecting reliable tradesmen and contractors
   o    Sorting out tenders and supervising contracts
   o    Help with filling in forms and writing letters
   o    Designating your individual Project Worker who offers a personalised service
        to older or vulnerable clients.
