                                                  The owner agrees to provide pots, pans, dishes, glasses, silverware, pillows and cable TV
                                                  along with the following amenities:
                                                  Washer, Dryer, Dishwasher, Microwave, Coffee Pot, Picnic Table, Gas Grill, Color TV,
                                                  DVD/VCR, Iron/Board, Ceiling Fan, Toaster, Toaster Oven, Deck and Deck Furniture.
                                                  This property contains 3 bedrooms offering 1 King Size Bed, 4 Single Beds, and 1 Queen
                                                  Sleeper Sofa. There are 2½ baths plus and outside shower. Property keys are available
                                                  through owner. Call to arrange pick-up/return. (610) 432-4048.
                                                  The tenant is responsible for bringing their own linens including sheets, bath towels,
                                                  beach towels and kitchen linens. Tenants are also responsible for their own beach badges
                                                  however, the property owner agrees to provide, free of charge, 4 adult beach badges for
                                                  use during the stay of any lessee conditional upon their safe return following conclusion
                                                  of their stay.
               THIS LEASE IS SUBJECT TO THE FOLLOWING TERMS AND CONDITIONS

1. Leasee shall keep no pets on premises without owner’s approval.
2. SECURITY AND CLEANING DEPOSIT: An additional REFUNDABLE sum of $350.00 payable to the property
    owners will be collected on or before the date of possession to be returned upon the satisfactory inspection of the
    rental unit after termination of this lease. PAYMENTS MADE WITHIN 2 WEEKS OF CHECK-IN MUST BE
    MADE BY CASH OR CERTIFIED CHECK ONLY. THE SECURITY DEPOSIT IS NOT BEING HELD IN
    AN ESCROW ACCOUNT. Note that the security deposit represents nothing more than a good faith effort to protect
    the owners against unanticipated property damage. It in no way imposes any financial limits or absolves any lessee
    from financial responsibility for damage occurring to the premises while entrusted to their care. Should disputes arise
    with respect to financial responsibility, the lessee agrees to settlement by way of either an arbitrator or a court of law
    as determined at the sole discretion of the property owners.
3. Maximum number of overnight persons (adults and children) is limited to 8.
4. This lease is subject to the approval of the owner of the premises. If the owner does not approve this lease, the deposit
    shall be returned to lessee.
5. The tenant affirms that he/she is an adult and that the property will not be occupied by any minor unless an adult is
    present.
6. At the expiration of this lease the tenant will quit and surrender the property in as good condition as reasonable wear
    and tear will permit, external property damage caused by the elements excepted. THE LESSEE
    ACKNOWLEDGES THAT IT IS INCUMBENT UPON THEM TO LEAVE THE PROPERTY IN THE
    SAME CONDITION AS IT IS FOUND WITH RESPECT TO ITS LEVEL OF CLEANLINESS AND ORDER
    AND TO PROMPTLY RETURN THE KEYS UPON DEPARTURE. Failure to comply with this condition may
    result in withholding of a portion of the posted security deposit to compensate for excessive cleaning costs. Please be
    respectful. The lessee shall not let, sublet, or underlet the whole or any part of the premises without written consent of
    the owner. The lessee shall not use or occupy the premises for any business without consent of the owner under
    penalty of forfeiture and damages.
7. If any rent shall be due and unpaid or if default shall be made in any of the terms and conditions hereof, then it shall
    be lawful for the owner to re-enter the premises and remove all persons therefrom.
8. The lessee shall be responsible for all movable property in the premises at the time of the rental. If any such property
    is lost, destroyed, or damaged during the lease period, the tenant shall pay reasonable price therefore.
9. In the event that the property is damaged by fire or rendered unusable by any cause other than the action of the tenant,
    the unused portion of the rent shall be returned, except for short-term vacancy due to natural causes.
10. Except as herein provided, this lease may not be cancelled by either of the parties hereto.
11. LESSEE SHALL PROVIDE LINENS, BLANKETS AND OTHER SUCH PERSONAL PROPERTY as desired.
12. House trailers, recreational vehicles, boats, jet skis or any other motor vehicle other than automobiles shall not be
    parked or kept on the above premises.
13. All rent monies shall be paid to the owners, JOHN AND TERRI GISOLFI.
14. Lessee will permit agent to show property to prospective buyers by appointment.
15. Owner not responsible for immediate repair of inoperable appliances other than refrigerator, stove or hot water heater.
16. CANCELLATION: In the event tenant cancels their reservation of the above leased property and said property is not
    re-rented during the entire term set forth above, the balance will be due and any deposit money will be forfeited by the
    tenant and retained by the owner. All cancellations must be in writing; In the event of an emergency cancellation
    occurring one week or less before check-in date, a verbal cancellation will be accepted by phone if a subsequent letter
    verifying the phone call is received within one week. If the property is re-rented for the entire time period and
    confirmed, then all consideration previously tendered by tenant will be retuned to him/her with the exception of a 10%
    charge toward re-marketing of the rental week. The tenant shall not assign this agreement or sublet the property in
    whole or in part. All sublets must be handled directly by the owners, John and Terri Gisolfi.
17. BEACH BADGES ARE NOT REQUIRED TO BE SUPPLIED BY THE LANDLORD. Tenants must purchase
    their own beach badges from the appropriate municipality. In certain circumstances, the property owner will provide,
    as a courtesy, free use of property beach badges conditional upon their safe return upon the departure of the lessee.
    Charges for replacement of lost beach badges will be assessed at $25.00 per badge.
18. SIGHT UNSEEN RENTALS: It is recommended that the tenant inspect the rental property before signing a lease.
    Absence of personal visits, detailed property descriptions may be found at www.HappyAsAClam.net.
19. NOTE: To protect the premises from possible damage caused by sudden summer storms, please close and lock all
    windows and doors when vacating the property or leaving it for several hours. The tenant agrees to pay any fine
    imposed by the property owner as a result of problems caused by the tenants during their stay.
